How much of a turn off is a boiler in a bedroom?

Hello, a 1-bed flat I'm considering buying has the boiler in the bedroom, since there isn't anywhere suitable for it to go in the kitchen or bathroom. I'm weighing up how much it would affect my enjoyment of the property, and I don't think there are serious safety issues if the boiler is well-serviced, but I'm also wondering how much less desirable would this make the property when it came to selling later or renting it out? It would be very useful to know how would this affect whether you would be interested to buy or rent such a property - would it be no big deal, would you still consider the property but only if the price were lower, or would you not consider such a property at all?

I ask because I've read threads by people considering whether to move a boiler to/from a bedroom, and there seem to be both people who are not bothered and people who say they'd be very concerned about it, but I can't tell if there is a large fraction of people who would actually never buy such a place.

I would have always said no...hate the thought of gas in the bedroom...so it may always be a negative when you come to sell.

However, I recently had our boiler changed. Ours is in the garage but the think is totally bloody silent. It's incredible. One reasons I had the last one installed in the garage was to get rid of the noise as well as the space but wouldn't have bothered now. We also have a Carbon monoxide detector in our dressing room which is above as a safety measure.

Aside from that...the thing has saved us a fortune. 6 months in and we are now £300 in credit in our fuel bill during what was a very cold snap so I reckon it is prob 40% more efficient than our old one

It is a Vailant Ecotec Plus. Slightly more expensive but has a steel heat exchanger instead of aluminium (more tolerant of any crap that gets into the system)....also we slightly oversized it and it automatically adjusts the gas output. Been really pleased with it

I bought my first home this year and sleep in the bedroom which has a boiler in the cupboard.

Before that I rented a flat with a boiler in the cupboard. I only turn mine on manually first thing usually in colder weather and later in the day. I don't spend much time in my bedroom unless I'm sleeping etc so it doesn't bother me much.

Would I prefer a room without? Yes. But other things balanced out the purchase.

How do you check the carbon monixide alarm???

Hannahcolobus I am only stating what our plumber told us. There is a regulation where the pipe ha to have its outlet on an external wall which 20 years ago when original boiler was fitted wasn't the case.

I moved house in December and the boiler was in a cupboard in the second bedroom (mine). I quickly decided to move it to the kitchen because a) it took up valuable wall space and b) was very noisy. It's a vaillant. I'm a heavy sleeper but it still woke me up when it came on in the morning, plus if I went to bed to read at 9 it would be cycling on and off (and firing up when a hot tap was switched on) and giving me no peace until the timer went off. It's a no from me.

Thanks Hannahcolobus Why do people lie like this Angry we are in a block of flats and he has been our plumber for years and knows the block very well. Luckily it is all unobtrusive but evern so I would have much preferred to keep the new boiler where the original one was, ina cupboard in the hall.

Will check the alarm toute suite!

We stayed in and AirBnB last week with s boiler in the bedroom /never heard of that before /noisy!!!

If the rest of the house was great size wise etc... it wouldn't be a deal breaker but it would be a turn off.

We viewed one house that was two knocked together and huge, it had a boiler in the bedroom and we still offered on it because the space was incredible for the price. It wasn't ideal but could be dealt with later.

If the house was just a standard small house though it would have been another blow to the negative column.
