How much of a turn off is a boiler in a bedroom?

Hello, a 1-bed flat I'm considering buying has the boiler in the bedroom, since there isn't anywhere suitable for it to go in the kitchen or bathroom. I'm weighing up how much it would affect my enjoyment of the property, and I don't think there are serious safety issues if the boiler is well-serviced, but I'm also wondering how much less desirable would this make the property when it came to selling later or renting it out? It would be very useful to know how would this affect whether you would be interested to buy or rent such a property - would it be no big deal, would you still consider the property but only if the price were lower, or would you not consider such a property at all?

I ask because I've read threads by people considering whether to move a boiler to/from a bedroom, and there seem to be both people who are not bothered and people who say they'd be very concerned about it, but I can't tell if there is a large fraction of people who would actually never buy such a place.

We have just moved out of our first house which had a combi boiler in a cupboard in our bedroom. Can’t say I’ve ever given it any thought until now! You could hear it go on I suppose but it didn’t bother me, and it got serviced every year so I didn’t have any safety concerns. Wasn’t any trouble to sell the house either, we sold within a couple of days of listing!

I think it depends partly on age and maintenance of the boiler. I’m renting a flat with quite an old boiler. It’s in the kitchen but makes random loud noises then high pitched noise for up to a minute every time the hot tap anywhere is turned in. It would drive me crazy if it was the bedroom. (Been serviced and they say is safe. I have Carbon monoxide monitor).
Would also get too hot.

We’ve got a two part system, around 12 years old, with hot water tank boiler unit in bedroom cupboard (full door cupboard)
Rarely hear anything, bedroom is always fairly warm which is great in winter when the heating has gone off at night.

It would put me off buying that property, as I wouldn't feel comfortable sleeping in that room, due to carbon monoxide being a silent killer (I know you can get alarms, but still, it would be a no from me).

The kids have the boiler in their room in a cupboard. It is fairly old but not noisy considering.
There is a draught in there in winter but as they dont feel the cold its ok.
Its not ideal but, it is not horrendous either.

Funnily enough I just scrolled past a property online as it had the boiler in the 3rd bedroom. An absolute dealbreaker for me on safety and noisebgrounds, sorry.

We recently viewed a house which was lovely in every way, apart from a boiler in what would have been DD's bedroom. There was nowhere to move it to and it stopped us from putting in an offer. The house sold quickly though so not everybody would care!

I have a combi in my room. Never notice it and makes no difference!

The carbon monoxide thing makes no sense. If your boiler is in you kitchen, the CM isn't going to stop at doors and leave you be in your room.

It's also not to do with space. In flats it's not simple to relocate a boiler as your part of a communal network and have fewer exit points on outside walls

We have a Worcester bosch modern combi boiler. Very quiet a and doesn't heat up.

Test alarm weekly. You might be ok if it's only you as you can control when it comes on and won't be in the room when you have shower etc.

Wouldn't bother me at all I had one in the last place I sold and I had zero problem selling it.

The boiler never woke me up, nor was it noisy

I have a boiler in a cupboard in my bedroom. It is annoying, not going to lie. It makes the room very hot in the Summer and it is noisy. It’s not ideal.
Was about to post the same thing - it was about 20 years ago in a shared house I was in foe 6 month work placement - I couldn't wait to leave to be honest

I would never buy a house with this set up. Mine is next to my bedroom in a cupboard and it's so noisy it wakes me up.

If you have a combi with a preheat function, then it will fire up at regular intervals. It's actually keeping a small amount of water hot in a tank in the boiler so that when you run the hot tap you get some hot water before the boiler is heating the water you need for bath/shower etc. So, basically it could fire up all day and night;you can turn off this preheat function, it will just take longer to get the hot water through to the taps. Just so you know , (lots of people don't!)

Likewise. My daughter (age 5) complained when we had a cupboard built round the boiler in her room. Apparently she misses seeing it. Weirdo.

It would put me off, I don’t like boilers in bedrooms at all.

And I’d second the comment that it’d really highlight how tiny the flat is, if the boiler doesn’t fit anywhere else.

If it makes a difference, I think the boiler is there more because the kitchen and bathroom don't have significant outside wall space (it's part of a terraced house conversion) rather than because there is little space in total.

Our boiler is in an airing cupboard in our bedroom and was at our last house too, both newer combi and never had a problem with it.
I'd much rather it in the bedroom than in the kitchen.

If it is installed in a cupboard, I wouldn't question it when viewing

I’d wouldn’t buy one. We got carbon monoxide poisoning from our boiler in the kitchen, despite having an alarm opposite it. It had been serviced 4 months earlier - but a cap was missing off the flue. I had never noticed it’s existence until the 2nd plumber pointed out, the boiler was able to give off dangerous fumes without it.

Our alarm isn’t digital; and we found out afterwards that they are only triggered when the CO reaches a certain level - but low level poisoning occurs below that level!

No, I would be really uncomfortable with that. Not sure there's a logical reason for me to feel that way but it would definitely put me off a house.

My husband cannot ejaculate if theirs a boiler in the bedroom, it's a huge turn off. He feels this way about most home appliances so I've had to ask the dishwasher to leave too.

We have a combi boiler in the second bedroom, in an airing cupboard. It's mildly annoying in that it takes up a bit of space in the bedroom but it doesn't get hot or noisy at all. I prefer it there than having a big ugly boiler in the kitchen as so many people seem to have. My inlaws have a decent sized three bed semi but the kitchen is tiny and the boiler is really conspicuous.

The reason why boilers may be in bedrooms is recent regs means the outlet has to be on an outside wall and sometimes pipes from further inside won't reach. We are in a flat and when boiler had to be replaced three years ago this happened to us. No probs with noise and it is never on overnight. Used to be DDs room and she didn't mind the boiler in the cupboard at all. Its now a spare room/study.
