How often did you view your house?

In the middle of purchasing a property. It’s all just been renovated, so there’s some snagging to do. I originally viewed, put in an offer in then went again a month later. This was in April. Would you view again to check snagging was done? If so, when? My DP thinks there’s no need to view again until completion…

I’d definitely view again in those circumstances.is it empty?

We viewed ours 5 times in think, taking builders round as it needed work. It was empty so it was only the estate agents time and they sent the office junior with the key.

mklanch · 10/07/2021 15:23

we viewed the house we've just had an offer accepted on once.
but we have been looking for about 1.5 years and know exactly what we want and the rough area we want it to be in.
its needs a fair bit of updating and some other work but its perfect for us.
we sent a viewber to view it for us and we couldn't get to it on the first day it came on and didn't want to miss out. we put an offer in but it was rejected as someone else offered more, but then the original buyer pulled out and so our offer got accepted. then we drove the almost 3 hour journey to view.
i'm sure the owners wouldn't have a problem if you wanted to view again.

Dogsandbabies · 10/07/2021 15:28

I viewed once. All the houses that I have bought. I find it curious that people go back after having their offer accepted. Unless there are issues with the survey of course.

RedElephants · 10/07/2021 15:33

Twice.
First time on my own, second time with husband.

Fallulah · 10/07/2021 15:37

New build flat - lots! First time with the developer before making an offer, again once it was finished, again to make the snagging list of things that needed to be done before completion and again to check that the things had been done.

Current house twice - once on my own before making the offer and once afterward with my parents because the survey brought up something I wanted to double check.

In your circumstances I would view again.

Iamsodonewith2020 · 10/07/2021 16:02

Dogsandbabies, thank you for your comment. I said this on a thread recently and everybody thought I was mad! We have bought 5 houses and only ever viewed each one once. The house we are hoping to buy now we viewedonce for 15 minutes as there were so many viewings that due to COVID they were only allowing short viewings. It took nearly 10 minutes to look round the huge garden

BiBabbles · 10/07/2021 16:30

Twice plus a few walk-bys. My teenagers also did their own walk-by to check out the bus routes for school and wanted to check out the area on their own.

The second viewing was over 5 months from the first & was done less than a week before exchange. During the first viewing, there was a significant leak (slight benefit of viewing during a rainstorm), the survey was done about a month after that, and I wanted to check how it was handling during the wet winter/spring weather since then.

NotQuiteUsual · 10/07/2021 16:37

We viewed once for ten minutes and that was it till we moved in. But we were moving 6 hours in the height of the pandemic 😂 if we'd had the option we'd of gone to measure up.

Livingintheclouds · 10/07/2021 17:09

Only during the current climate have I only viewed once before making an offer. I think it's mad to spend £££ without going at least twice.
You should go back just before exchange, as that is the condition you are accepting the house in.
I have gone back to meet with surveyor, and hope to go afaitgisxweek to do some measuring (which I would have done same day as meeting the surveyor if the estate agent turned up). I have to travel 70 miles each way to do this, but think it is essential.

Marianicka · 10/07/2021 17:13

I came to this house a great total of once before we bought it. But for a house that is empty with refurb work being done I would definitely want to check it was all completed to my satisfaction before exchange.

flashbac · 10/07/2021 17:32

I agree you should view just before exchange just to make sure.

pilates · 10/07/2021 17:38

Definitely yes.

Go and view before exchange as you may wish to arrange with your solicitor a retention if certain works are not completed to a satisfactory standard. I would then check again before completion.

LemonViolet · 10/07/2021 17:45

Just once, it was mid peak Covid. Also it is a general do-er upper so we knew lots of things weren’t perfect and didn’t expect them to be. If you’re buying a fresh renovation then it’s a bit different and yes a final inspection before exchange makes a lot of sense.

Mydogisagentleman · 10/07/2021 18:24

Twice

Blossomtoes · 10/07/2021 18:34

Twice. I viewed, consulted the bloke by phone as he was the other side of the Irish Channel and we agreed what we’d offer. I made the offer, it was accepted and he saw it a week later.

RolloTomassi · 10/07/2021 19:43

Twice. Once before offering, second time was close to exchange, to allow builder to look around (we had lots of updating planned!).

Fleurty · 10/07/2021 19:55

3 times last time we moved but normally once or twice. We sold, viewed a lot of houses and loved it, but our buyer pulled out before we could make an offer. 4 months later we sold again and it was still on the market so we viewed again before making an offer. Then we had the survey and it highlighted a couple of bits we wanted to check out so we viewed a 3rd time.

Didicat · 10/07/2021 20:26

3 times, once before offer, once after the offer to discuss furniture being left, one pre exchange visit - solicitors told us to run taps, flush the loos, check the integrated hob and oven switched on. Basically kick the tyres as was many months between offering and completion and with very fast Covid viewings she was getting all her clients to do this.

Dalooah · 10/07/2021 20:40

Aww have viewed twice, before making an offer. Got another viewing on the cards since our offer was accepted to show DC. I'd like one /two more before completion to plan/measure etc.

ElBarstardoMonkfish · 10/07/2021 21:15

Alright thank you for advice. I’ll be attending once more before exchange/completion to check all work has been carried out!

In your shoes, I’d absolutely view again. In mine, sometimes once, but I have bought a flat I hadn’t seen (DH had), a house I hadn’t seen, apart from via Skype, and I’ve also viewed a house with a friend whose husband (looking after their young children in another part of the country) wouldn’t see till the day they arrived with the removal van.

Bathshebahardy · 10/07/2021 21:30

I would generally view twice before offering and then visit just before completion to measure things.
In my last sale, I had people view 3 times and then not put in a viable offer. My buyers viewed twice initially and then had two visits with builders later.

idontlikealdi · 10/07/2021 22:10

Once. Offered on the spot.

Cantbebotheredtothinkofaname · 11/07/2021 07:00

We viewed once before offer then very briefly a few days before completion, just to measure up something specific. My buyers viewed once before offer and that was it. We needed to do some work on the house prior to exchange but we just submitted a certificate of completion provided by the company that did the work and that was sufficient. I would have understood if the buyers wanted to come out close to exchange to measure up but they didn’t.

CasperGutman · 11/07/2021 07:09

In normal, pre-COVID times, our solicitor advised us to view just before exchange, as the contracts commit you to buying the property in condition it's in at that time.

I'd have thought that advice would apply to a much greater extent if the property was unfinished when last viewed and work is supposed to have been done since.
