We are having a single story extension. All with in permitted development. We are terraced so going out 3m.

We have managed to fit in everything we want.... downstairs loo, utility room, living space, dinning area, and a larder. But we are worried the kitchen will be small. Fair enough with the utility and larder the cupboard space isn't an issue but worried about work top space?

Please come critique our plans...

Can you swap the hob and sink? You'll have a pile of dirty dishes or clean ones awaiting drying stacked by the sink potentially and would you want that in the middle of the room? Cooking on a hob on an island seems more sociable if you have people round rather than turning your back on them.

I'd swap the hob and sink too. You then get the island for food prep and the small bits of worktop next to the sink for dirty dishes.

Umm will have to have a think about that. DH was pretty sure he wanted the sink on the island... I think because washing up is mainly his job so wants to be able to see the TV 🤣

We had our first building quote back and it was blimming eye watering.... nearly 10k over our budget and that doesn't include the kitchen, other fittings or the floor!! I'm hoping it was "I don't really want this job" type of quote!
