We are having a single story extension. All with in permitted development. We are terraced so going out 3m.

We have managed to fit in everything we want.... downstairs loo, utility room, living space, dinning area, and a larder. But we are worried the kitchen will be small. Fair enough with the utility and larder the cupboard space isn't an issue but worried about work top space?

Please come critique our plans...

Really like the latest plan by RichmondMumof2 but I would combine the utility and pantry. Get rid of the utility door, and take down the wall between the two.

You could then move the main door to the kitchen over to the right, so you're not walking into the side of the island when you enter the kitchen. It would also be quiter, with the appliances more hidden away.

I’ve just skimmed the thread, so sorry if I’ve missed this suggestion. But can you afford to go out any further OP? Permitted development allows one-storey rear extensions up to 6 metres for semis and terraced (though you do have to get prior approval via the council).

Morning,

No we can't afford to go out more... we had our first builder round on Friday to quote and he said he'd done something similar for £60k to another house near by.... that didn't include kitchen or and fittings!

We were hoping to be all in for £60k! So we are slightly worried it's gonna cost more then we initially thought. Plus we have a drain at about 3.20m on our patio so would have the expense of moving that.

I really wanted the door to the extension to be central to the hallway... so that you hace a line of sight from front to back. The door is going to be opened up to the ceiling and we will fit crittal style doors to let light in.

I think when I did my own plan at the beginning of the year I did something similar to yours @RichmondMumof2 .
But we didn't have the pantry. I put the toilet where you've put the pantry but you had to go through the utility to get to it.

Updated. Think about going into the utility from the hall. That is an option too.

I'd still be concerned the area beyond the pantry (yes I know it's 3m so not small) will restrict how you can use the space. Whereas pantry on one side and utility on the other at the back keeps the rest of the room open and flexible.

I would also prefer to have the pantry closer in to the hub of the kitchen rather than across the room to go in and out of to get things whilst cooking. Could it run across the back wall behind the kitchen, but you still keep the new & improved kitchen layout?

Apologies if I seem too keen! I'm talking to an architect today about my project which is similar so I'm including my thoughts here Blush.

If you did go for this option, I would narrow the island from 1.7m to 1m ish to account for the loss of width . Keep it long (>/2m) with cutlery towards the end of the island so your daughter can lay the table.

In the utility include an under counter freezer. Stack the washer dryer here to maximise counter space.

No white goods in the pantry for the reasons above (heat). Worktop with large drawers underneath, some empty space underneath, and open shelves to the ceiling. You can leave all the appliances out and on the worktop (toaster, mixer, microwave etc) just close the door to the pantry to hide the chaos.

Integrated tall fridge in the kitchen. I'm thinking close to the door so when we bring shopping home that can sit it on the island and empty to either fridge, pantry or freezer in utility.

I'm taking the sink off the island as we have a constant to-be-cleaned and drying pile to the left and right. Dishwasher on the island close to the sink and bin.

Haha @RichmondMumof2 it's all consuming isn't it! I really appreciate your thoughts.

After taping everything out we are gonna keep the layout we have... but have the toilet door open outwards, shorten it and square off the larder...

We are going to wren on Sunday for a planning session... so we will have more of an idea about where everything will go. I will keep the thread updated!

It wasn't on our must have list but had seen them on Pinterest. And when the architect sent over plans with the toilet wall ending and leaving a dead space we decided to move the kitchen from the other side so we could utilise it as a larder.
Other wise it would've ended up a junk cupboard and we really want the storage to be organised and have a specific use.

It looks very similar to my kitchen/diner/family room extension (our extension went out by 4m though). The kitchen section on ours is small but we have a large island which has the sink and dishwasher and a larder built in the under stairs space for all food storage and under counter fridge (freezer is in our utility room with washing machine and tumble dryer). Our worktop space is small but is only used for food prep, when I take pans out of the oven I put them on the island which provides plenty of worktop space. I think your design will work out well for you although maybe it's just that I don't have a lot of kitchen stuff. I often wonder what people fill their cupboards with

That’s exactly what I would do, have the loo door opening outward and make the room slightly smaller to make the pantry square.also have the pantry door opening out like in the picture.

The door to the utility would be better as a hinged door rather than a sliding to make it as sound proof as possible ( washing machine ). In my experience sliding doors are not as sealed as a well fitted hinged one.

Personally I would get rid of the island and consider a 'U' shape kitchen. You don't need a table, sofa and breakfast bar in the space.

We are gonna look at a u shaped kitchen also.... basically want to look at all options and be as open minded as possible.

We aren't too worried about the washing machine noise etc... it's not an issue now and it's in our kitchen. I put it on early morning most days so it's fine.....

So we got a kitchen plan done and this is what we have come up with.

Was quite happy with it but now slightly worried we don't have enough cupboards!!!

We will also have an island which isn't pictured Which will house the sink, dishwasher, bin cupboard. And also have some half sized slim cupboards.
