Areas commuting distance to Uxbridge

I have asked this question before but now have more details to go on. Need to be one hours commute from Uxbridge as DH will be working there. Have three kids in year 7, 5 and reception. Job start is Oct. Need good schools - limiting factor is a budget of £1200 pcm rent. Need a house with garden but willing to manage in a bed roomed property.

Any suggestions? Will be asking more questions on the back of suggestions

I used to work in Uxbridge, but commuted from other side of London! Note that Heathrow isn't far at all! When viewing houses currently, it might be fairly quiet, but when things open up, the noise might become unbearable, so check where the flight paths are and look at houses outside these. Unless plane noise doesn't bother you.

Ruislip, Ickenham, Harefield, Northwood or Bucks as cheaper obviously. Loads of traffic

BoattoBolivia · 04/07/2021 11:55

I drive from Ashford, which is totally doable, until they start digging up Heathrow.

LizB62A · 04/07/2021 12:01

Commuting via public transport or driving? That will make a big difference on the areas that are suitable.

chopc · 04/07/2021 12:23

Either commuting via public transport or driving are options. Need to factor in cost though as budget is tight

Ruislip and Ickenham wouldn't work as for 2 beds you're looking at around £1250 a month, and you've got 3 children. Watford is commuting but it would be 2 trains if he doesn't drive.
woodhill · 04/07/2021 12:35

Yes, very expensive I should think. Is Hillingdon slightly cheaper?

Hillingdon isn't too bad, Iver, Slough and West Drayton are cheaper than Hillingdon. But they are within driving distance, not sure about the public transport commute from them though I'm afraid, the trains into Uxbridge are Met and Piccadilly.

Do you think it's perhaps better to ask a relocation consultant to help. Any suggestions for such a person?

OP posts:
LIZS · 04/07/2021 14:25

Where are you relocating from? Is there any flexibility in your budget? Bucks is ££ but Slough or High Wycombe might work if the journey does, or maybe Staines, Feltham area.

chopc · 04/07/2021 14:47

It's actually for my friend - she is coming fro Asia. He husband will be doing a PhD at Brunel.

Does the uni not have an accommodation office in that case?

ILoveShula · 04/07/2021 15:56

Try these letting agents. You will need to try a few town names.

I'm not sure about public transport but Iver, Langley, Slough, West Drayton should be on a bus route. Yiewsley and Cowley are quite close.

Windsor is only about 2 miles from Slough. Villages around Slough and Windsor are worth a look - Horton, Colnbrook, Datchet, etc

Slough still has grammar schools, which may be a big plus.

Further away - Egham, Englefield Green, and Old Windsor - tend to get tailbacks in peak travel.

Gerrard's Cross, Denham and Beaconsfield are nice. Grammar School areas,
HW not as nice but villages around it are.

Uxbridge is on the tube . No direct trains from Slough/Windsor/Langley/Iver

ILoveShula · 04/07/2021 15:58

It might not be an issue but Brunel has a site in Englefield Green which my poor little peanut size brain insists isRoyal Holloway.

DespairingHomeowner · 04/07/2021 16:56

I think your DH should consult colleagues re the driving commute: the last mile into Uxbridge can get quite slow moving in the morning

Iver etc massively cheaper than London & ok driving distance

chopc · 04/07/2021 18:21

Thanks a lot everyone.

I forgot about the university accommodation- will ask

Har de har about Gerrards Cross suggestion. For £1200 you may be able to rent a shoebox. Possibly.

NotNowPlzz · 04/07/2021 18:24

Ditto Beaconsfield

popcornpopping · 04/07/2021 18:26

I used to commute from watford..The bus to Heathrow goes there. (assume it still does)....but you may struggle with rental for that price in Watford

ILoveShula · 04/07/2021 18:33

There are flats in GX on rightmove for that. You'll struggle to get much at all on that budget, unless you are prepared to stay in somewhere like Uxbridge or Slough.

OrcharD14 · 04/07/2021 22:26

I assume they’ll need a 3 bed. They won’t get anything for that budget in Uxbridge, Hillingdon, Ruislip or Ickenham. They’ll definitely need to move further out & commute, which obviously has travel cost implications.

chopc · 05/07/2021 10:49

Yeah have looked at the areas mentioned on Rightmove and I have told them they will struggle on that budget

The local traffic is bad and do not attempt to travel any part of the M25. Does he have to work office hours on site as that might take the sting out of the commute.

I would look at living quite a long way out along the M40 an hours drive as it would be cheaper and the M40 comes straight into Uxbridge so avoids the M25 or the local traffic from places like Feltam, Slough etc which are not great places to live.

Do they want to live in a town or a village?

Thame is on the M40 and has great secondary and primary schools and is a nice town.

Sssloou · 05/07/2021 11:06

www.rightmove.co.uk/properties/109384139#/

This one is 3 bed and already let but gives you an idea of what you get for £1200.

If it’s a 3 year PhD - you might be able to negotiate a better deal with the offer of a 3 year contract?

Sssloou · 05/07/2021 11:08

It’s only a 40 min drive from Uxbridge to Thame which gives enough slack in rush hour not to go over the 1hr max commute.
