Hi,
We are thinking about putting our house on the market and buying in a new area. The property market seems to have been red hot recently but seems to be cooling a bit locally. There don't seem to be many houses for sale though. Is it still on fire in your local area or cooling off? Any recent selling/ buying experiences?

Very little coming onto the market where I live. A little bit coming on where I'm buying. I'm keeping my eye as my seller is struggling to find somewhere to buy so I'm looking for possible alternatives. I'm quite sure my buyer is doing the same.

Was hoping a little bit might come back to the market last week / this week from chain collapses due to the stamp duty deadline, but even that hasn't happened (well at least not yet).

It's still a case in a lot of places of really easy to sell but really hard to buy!

Noticed some more stuff coming on to the market in the last few days but larger detached properties seem to have totally dried up. I think the larger family houses are all sold and there is a shortage that will last a long time.

Well, I’m in Dublin where a nearby house is currently at €530k over asking and another is €300k over.

So it’s nuts, basically.

I contacted an estate agent three months ago about seeing a house and was told I’d need to show AIP for at least €120k over asking before being allowed to view as the level of interest was so strong.

I’m in a popular part of south Manchester and it’s always “busy” here and at the moment is ridiculous.

Agree with that. The only ones that seem to be sticking either are vastly overpriced or have something undesirable (next to a very busy road, in a not very nice area).

Everything here ( middle of the south coast) is selling the same day it is listed still.

Hampshire: cooling off (things are definitely not going very quickly) but very little new stuff is coming to thr market. It's pretty stagnant.

I've just sold South Coast and buying in sw Lindon. Property is still moving fast and I've noticed new property coming on is jumping up a level in price (we're selling £900-950 late last year, £950-1m recently and last three to come on £1.1m+. All same house layout on grid of identical Victorian terraces).

i'm looking in Lincolnshire/Norfolk/Cambridgeshire and its defiantly started to cool.
houses are staying on for longer and having to reduce and a fair few have come back to the market after the sale has fallen through.
Tbh alot of people in these areas are still massively overpricing but i think its all starting to cool of for sure

We are SW London and for a while there was a lot coming on the market and quickly going to best and final. Now (the past coupe of weeks) the market has slowed down and there is hardly anything coming on.

West Norfolk here.
Standing at my front door, I can see 5 houses with sold signs on.
All were sold in one or two days.
Prices have gone bananas.

We aren’t selling or buying, but an estate agent friend she said that properties are being snapped up but not many are coming on the market. Because of this potential sellers are reluctant to go on the market as they are worried about selling quickly but not being able to find anywhere to buy, which perpetuates the issue.

I'm in north Hampshire and am having to walk away from an amazing house because we just can't stretch our mortgage that high!

There's very little on the market at the moment - looking for a large 3 bed or bigger.
We're renting at the moment and have a large deposit, so should be a good a buyer for someone.

We've just sold MiL's house near Amersham and it wasn't even advertised before it sold for 10% over asking. The market in that area is so quick.

@BangingOn, absolutely, we have had estate agents valuing a house this weekend and will only be able to sell it quickly as we live in another house if you see what I mean. We did initially think we would sell both and buy a bungalow, but the three I made appointments to see sold before we got there, all of them on the day they were advertised on Rightmove.
So we are staying firmly put.

I’m on Dartmoor and the market here was wild last summer, but a lot of v v expensive houses (£2m+) have come on the market in the last few months and they’re all sticking. I think people thought they could wfh down here and have realised they can’t pop back to London for a couple of days a week from here without it being exhausting. The market’s still moving briskly, but these houses would have gone last summer, and they’re not moving now. Nothing to do with stamp duty as in that price bracket, £15k doesn’t matter much.

Seems reasonably healthy still, if priced correctly they are going very quickly. We sold my mother in law's house within a few days and it needs a lot of updating. Slightly under asking price but we were being a little ambitious imo. (It went on at 90k, super cheap houses in the NE still)

@lastqueenofscotland I'm wondering if you are also in Didsbury, it is crazy at the moment (as is the rest of South Manchester and everywhere else). I'm wondering if it will calm down now the stamp duty holiday is finishing?

I’m not far from didsbury. I think in Dids, chorlton and the nicer bits of withington and whalley range is demand is always so high and still so little is coming to the market. So it may take a while to cool

Red hot here, homes selling within a week. We put ours on Rightmove 4.30pm on Friday night and we've sold it yesterday at £10k over asking and I thought our asking price was ambitious Shock.

Crazy here. I'm in NZ - my friend brought her house in March last year for 600k and has just sold for 900k!

Just not enough houses !
