Loughborough vs nearby villages

We are going to move to the UK early next year, and are desperately looking for some advices....We are looking for a home with close proximity to Loughborough where my elder son is now studying in secondary. At the same time we need to have good primary schools nearby our new home for my younger son. We are considering both inside Loughborough and neighbouring villages like Coalville, Sheshed, East Leake, Barron Upon Soar, Thringstone, Mountsorrel.... any comments on these areas are truly welcome.

We note that there are quite a lot of property developers like David Wilson Homes, Avant Homes, Jelson Homes, etc...Have you heard anything particularly good or bad about these developers?

It’s a nice area generally. Not sure about shepshed and coalville, they never struck me as that nice on my brief visits.

Quorn is lovely and a bit posh.

Barrow is my favourite, not as well to do, but it has a lovely bustling high street (bank, doctors surgery, well stocked coop) and some lovely pubs. I loved living there.

Mountsorrel is a bit typical old mining village, but seemed nice enough.

Woodhouse Eaves is also gorgeous. I would live there in a heartbeat

My friend moved to East Leake a few years back and really likes it there. Always seems a lovely place when I visit.

A lot would depend on your needs from the house and budget as to where best to look. What size house do you need? What are your must haves?
There are some lovely areas however some also come with a large price tag.

East Leake is nice but has expanded rapidly to the extent where schools and other services are massively oversubscribed. Shepshed and Coalville are small towns rather than villages and don't really have a rural feel if that's what you're after.

I live in Loughborough itself and really like it. With the uni, there's a lot more going on than in your average market town. There's properties at all price levels in the town so it really depends on your budget where you could live. Forest side is the most desirable. You mention developers which makes me think you might want a new / nearly new house? If so, I'd suggest looking at Grange Park. Otherwise there isn't a lot of new homes being built in the town that I can think of.

We are just fleeing East Leake, hugely over developed and lots of flooding issues. The infrastructure has had no investment for years. I'd look out towards Wysall, Wymeswold etc or over towards Woodhouse Eaves.

Very budget-dependent round that area. If you've a healthy budget then Quorn, Wymeswold, Woodhouse are great, lots of nice shops, food places, green space, schools etc. You'd get a lot of house for your money in Coalville and the surrounds but obviously there is a reason for that.
I haven't been to Loughborough for years but might be worth exploring, I seem to remember it being ok if very studenty.

East Leake Commuter place, kind of soul-less
Barrow Upon Soar Fairly lovely, actually
Thringstone This one I don't know well
Mountsorrel well regarded

If your son is at the grammar, he could come up on the train. Don't you need to commute to work yourself somewhere?

I like Leicester a lot, but I am a big city girl, love the ethnic diversity

Quorn is the posh place, Fox-hunting country. Charnwood Forest & the little villages in there are mostly lovely, too.

My friend lives in East Leake. It's lovely. As is Woodhouse Eves. Cossington was also quite nice if I remember correctly. Loughborough is a dump though

If you want a great Primary school catchment then go for Oadby where all except one of the Primaries is Outstanding, all the secondaries are o/s & you have proximity to Leicester Grammar, St Crispins as well as Leicester High (your son can go to Loughborough on the train & u can drop him easily enough to the station).

Oadby also gives you access to the Oakham and Uppingham schools, assuming they’re an option.

Loughborough is far to far to commute from Oadby. We lived on that side of Leicester and my dad would drop my sister at Loughborough university quite often. It was a ballache.

You doing need to live near Loughborough if your son is in the Grammar. They have bus routes from all over Leicestershire and some in Nottingham. Ask the school about it and you can pick any of the lovely villages further out as long as it is on a bus route.

Omg yes definitely agree, what a nightmare that would be every day! Curve ball though for that side of the county- Melton Mowbray is over that way but would be a rural run over the top of the city rather than battering your way through every day.

Ashby de la Zouch would also be worth a look, OP.

Quorn is the place to be. If you pick Loughborough steer clear of Keats lane. Loughborough is a university town so also take that into account. It won't be as peaceful as other areas. I don't rate Shepshed myself. Barrow upon soar is quite nice too

If I could afford it and didn’t have to work and could spend my days eating out and wandering around I’d move to Quorn in a heartbeat.

Second the suggestion of Ashby de la Zouch, about 12 miles from Loughborough (but easily accessible via the 512) but with the advantages of East mids airport and parkway not far at all.
If you want a village, lots of nice locations between the two - worthington, Breedon etc

Coalville is not a village and frankly it’s a dump. Naice villages include Woodhouse Eaves, Newtown Linford, Copt Oak, Rothley, Mountsorrel, Quorn, Anstey.

It entirely depends on the schools and catchments. Unless as PP have suggested and he’s going to Lboro Grammar. I think thringstone is too far. In terms of villages, Rempstone, Hathern, Long Whatton are all lovely but you’d have to check Ofsted for the primaries.

Ashby also nice with good primaries, a new one opening in September. I believe there is a bus from Ashby to Lboro Grammar.

I must admit I don't really know any details about the areas personally, however some friends I know would recommend the villages for the views, as for the established essential s you could be better with the main towns, but as always research each village and town first and foremost,

What's happening with that big manor house / country house type building in quorn, as a friend said when they were there they had a guard in the booth and construction was going on ?

Loughborough is pretty grim as are Shepshed and Coalville, Thringstone and others in the area. Mountsorrel, Barrow, woodhouse eaves etc are much nicer. Lots of private school buses service Fairfield, the grammar, high school and convent from villages across the local counties so that’s worth looking into too when you consider particular villages

North Leicestershire is great but I wouldn't saddle yourself with long/slow commuting. Congested motorways or deadly slow A roads. I'd go for Loughborough or very near villages if you have budget.
