It's been well and truly Instagrammed for the second set of photos.

No way would I be buying anything that's basically over the top of a river with the potential to flood, however picturesque. It might look like a trickling little stream now, but.....

Rewiring, central heating replacement, damp proofing, new roof, specialist plastering? No permissions needed for any of those and they cost a fortune in listed properties - as we discovered to our cost!
Exactly Plus a huge uplift in property prices in that’s area

Seem justified to me

Unlike some othesr I really like the photos but as a pp pointed out the location is actually pretty poor and it is right on the road which the photos really disguise!

I really want someone to phone up the agents and ask about the price discrepancy!

Would be a valid question to ask the estate agent. What the current sellers have done to it which justifies such a huge uplift in a short period of time. They may well have done lots of hidden remedial work but from first glance it does just seem to be a very clever makeover.

Beautiful house, horrible paint job. It's way too dark to handle those dark farrow & ball type colours.

Given that the same light fittings are in place and the radiators are circa 1995 I am going to hazard a guess that they have done no such thing.

But what this thread has shown is that you can price a house at any level and some people will really want to believe that it must be 'worth' that! So i guess the answer is yes there are people who will fall for it!

The village flooded in 2020. The property itself is medium-high risk according to the flood risk map

Another possible big expense item someone has suggested is a new roof and from the photos this doesn’t appear to be the case and would have surely required Listing Building consent anyway.

Great - but that is clearly not what has been done here! Unless you think they were particularly keen to keep the 80s style spotlights, which doesn't seem likely given the aesthetic everywhere else in the property!

I don’t think this is what it looks like op. This house was owned by some form of trust and it seemed ther were structural issues associated with it. Quite significant ones, I don’t think this is a paint job, something else has been done to it.

I guess the interesting part is what mortgage could be got.

Totally prepared to admit I love a bit of property sleuthing and this one just doesn't add up! Like I said they agents tend to be quite toppy in their pricing but not to this extent, which leads me to believe either there are some very greedy vendors or there is a mystery factor! I just can't work out what it is!

I was interested in the property when it was on at 450 and seemed a v good price but discounted it due to position and the fact it was G1 listed! There is another similar one down in Devon but at least with that one they aren't being quite so outrageous

Bought for 580000 in Nov 2020 and on now for 750000

But at least they are upfront about it being a work in progress and you can see where they have recently replumbed etc!

80s lights? In the kitchen spotlights but other than that… I wouldn’t change the gothic chandeliers - they fit perfectly

I don't like the paintjob, it's made it far too dark for me but the price is more to what I'd expect. The first price seems cheap

Whoever took that second set of photos didn't do a terribly good job, they are awful and make the place look really dingy.

Really don't like the dark colour paints they've used either, they are not in keeping with the house at all.

In that area you can get a huge house surrounded by several acres of its own land for that price.
