Renting -getting deposit back

I will be moving out in the near future
People who've moved out of rented properties - if they kept your deposit what reason did they give?

And also what would count as wear and tear?

Any comments welcome

I'm asking about people's experiences and what would reasonably be classed as wear and tear

The protection scheme means thr majority of tenants will get their full desposit back. Unless something needs major repair or replacement. Make sure the inventory is accurate at check out and take photos if you are worried. I had money withheld once due to a smashed bathroom mirror, but it was only £25 replacement value

In my 5 rental houses as an adult, I have had the full deposit back twice (direct from landlords, no estate agent involvement), £150 off once for something broken (direct from landlord again) and money for cleaning off twice (no contact with landlords - they had both been professionally cleaned but London estate agents are grabby and we were young!).

The last two also tried to charge us for things we hadn’t broken (including a garage door for £500!) - we managed to argue our case on those and then ran out of energy on the cleaning parts.

You're welcome. The link was with regard to wear and tear. With regard to experiences, I had a bad experience when I was a student with a lot of my deposit being kept to paint my room. It already had paint flaking off but I was foolish and didn't take photos and get it recorded. Next time I went OTT and ensured every teeny tiny mark was recorded!

Other people’s experiences aren’t really relevant, OP.

Your deposit is held in a DPS and if your LL wants to claim against it for damage they will need to provide evidence from your moving-in inventory (compared with your moving-out inventory, as well as the terms of your tenancy agreement, which will stipulate what changes you are permitted to make.

They were very put out when I refused to agree and they were facing trying to explain to the deposit scheme adjudicators why it took 10 times a professional cleaner's hourly rate to dust some window sills.

Did your rental agreement allow you to nail holes in the wall? If not, expect a deduction. Ours expressly didn't allow that.

In future just a heads up. We are renting and go through EA. But we always email if we want to do something. They don't allow us to decorate but if we want to put a picture up it's all in writing and we wait for their response. They said yes as long as it is done properly and we fill in the gaps when we leave. It's always hand to have things in writing.

I was once charged £50 because a floating shelf had slipped down the wall on one side. I only kept wool on it so it wasn't too much weight on my part.

They can only charge to fix or replace like for like. I questioned why it would cost £50 to re-glue the shelf back into place. Peered in through the window a few days later and saw they had replaced it with proper shelving with brackets. They had no choice but to remove the charge.

I always take photos of the property the day I move in, especially if it's dirty. I've had people try to charge to clean things that were in a much better state thane when I moved in.
