Lost out on dream home. Absolutely gutted.

We've been needing to move somewhere bigger for years (and needing it now more than ever for to working from home), but haven't found anything suitable until last week. Perfect home at a price we can afford. I was prepared to go pretty much all out for it (with enough cash spare to do redecorating and renovating). Got advice from three agents on what to bid (Scottish system, offers over) and they all advised going much lower. I had researched the fuck out of house prices in the area, and it seemed hard to reconcile this info with their advice. DH was onboard with a high offer at first, but felt we should listen to the agents' advice. I persuaded him to go a bit higher than they suggested, but basically started doubting myself to push for what I thought would be our best chance offer. Just found out that we missed out by a small margin. I just feel sick.

And if one more person says "something else will come up" I'm going to smash something... This place was a total anomaly, and I've not seen anything like it in all the time I've been looking.

That is SO FRUSTRATING. I really feel for you, especially when your instinct was to go higher. I have my eye on a house in our neighbourhood that is literally the only one I want to move to...it's not even on the market!

The only thing I'd say is that priorities change, places change, people make unexpected decisions...you may feel quite differently in a few months or years, even though I absolutely get that it doesn't feel like it at the moment.

I remember we missed out on the most amazing flat when we were buying our first home 27 years ago - we did (eventually) get past it but even now we still say ‘wish we’d got it’. ‘Twas not to be, sadly. I feel your pain.

What are the agents saying? The sale might fall through...

I'm literally sitting in a park right now and thinking about taking up smoking. I actually love our existing flat, but it's just too fucking small for us, and right now I can't face being in it.

I should have been in my dream house for 6 years this year. I didn't get it for different reasons. I'm still disappointed

People say something better will come along but it hasn't. I'm still in my house and I've decided this is the year I'm going to move.
I'll never get "the one" though.

Keep an eye on the house, just in case. We bid three times for our house before we had an offer accepted and we’re able to get it!

Something similar happened to us last year. We found our perfect house, 3 days before exchanging our buyers had their assets frozen by hsbc (overseas buyers long story) The house we were buying wouldn’t hold on and we lost the house. It resold immediately. We were so gutted, it was our absolute dream house. We had further offers on our house but couldn’t find anything else that came remotely close. We are still very sad about it a year on. It’s gutting when you find something so perfect and then lose it.

Ha. I really feel for you. We've just had the same - in Scotland too. Though we did bid what seemed like a stupid amount over the valuation. Apparently all the bids were pretty close, so I guess we also only just missed out. And also the same as you, it was a bit of an anomaly, we've not seen anything comparable. We could really see ourselves living there. It is a horrible feeling. We've been trying to think of all the things that maybe weren't totally perfect about it to try to make ourselves feel better. but still keep hoping the sale falls through! Hope you manage to feel a bit better about yours soon.

I don't know your system, but if 3 agents told you what to bid it sounds very suspicious to me. Were they hoping to get it for someone who is giving them a backhander?

Odd advice from the agents as they're supposed to try and get the best price for the seller, not a deal for the buyer.
I can understand your frustration. All you can do is learn from it and as others have said it might fall through.

I'm sorry. For all the people gushing about how great the house buying system is in Scotland (and I agree it definitely has some major advantages on the English system) this offers over nonsense is a fucking nightmare. Just ask the price you want for the house. Not rocket science.
