House without bath - would you buy?

We have a small bathroom that needs updating. Our house is a three bedroom home. We tend to have showers not baths and are thinking of having a new bathroom that only has walk in shower (rather than shower over bath). The only thing stopping us though is whether this would significantly affect us selling the house in the future. Would lack of bath be a huge negative for home buyers do you think?

I’d want a bath.

Callisto1 · 08/05/2021 23:45

We bought a house without a bath even though we had a small child. Given how little was on sale in the area it was a minor issue. I think if you live somewhere popular with low house supply it won't make a huge difference.

PickAChew · 08/05/2021 23:45

I would need a bath. I only have one a fortnight but the boys have one every time. They don't do showers.

Mabelene · 08/05/2021 23:46

I don’t when I last had a bath so wouldn’t bother me at all

Bambam2019 · 08/05/2021 23:47

You should do what is best for your family right now, not what might be best for someone else’s in the future!
Who knows, you might decide not to move or somebody might buy your house and decide they want a new bathroom anyway, bath or no bath.
Me personally, we would need a bath as have a young baby, but if we didn’t have children, or our child was old enough to take a shower, it wouldn’t put me off at all !

IdblowJonSnow · 09/05/2021 00:11

I'd rather have a bath than not, but it absolutely wouldn't put me off if I otherwise loved the house. I agree it's not a big thing to add or takeaway in the scheme of things.

While it is an easy fix many people do not want the hassle and upheaval of putting a bath back in, especially the if the bath (shower) room is relatively new. So yes I'd say it would put off a fair few buyers.
Oddly enough I've just viewed two houses that don't have showers- new bathrooms but only with those hand held attachments to the tap. First thing odd be found os putting in showers over bath (if I was buying them).
The house I'm thinking about offering on only has a shower in the loft. I'll have to squeeze a bath in somehow as it would be my daughter's room amd she likes a bath.

User135792468 · 09/05/2021 00:39

It would put me off viewing at all. Definitely a dealbreaker for me.

Linguaphile · 09/05/2021 08:34

If it’s a family home, keep the bath. Most people with young children want one. I certainly did when my children were young.

FurierTransform · 09/05/2021 08:43

Although its obviously quite easy to just fit a bath if there is space, lots of people won't want to go through that hassle; with thoughts of having bathroom out of action for weeks/having to completely refurb it with new tiles etc.
So yes, you will alienate a lot of buyers by not having a bath.

MsLumley · 09/05/2021 09:04

It wouldn’t put me off at all. I’d prefer a big walk in shower any day of the week over a bath. My DCs are teens now but they’ve been using showers since they could walk. If the bathroom isn’t huge I think it’s a much better use of space.

changeruset2748 · 09/05/2021 09:06

No I wouldn't, unless I had the upfront money to redo the bathroom which I'd be reluctant to do if relatively new.

DaphneduM · 09/05/2021 09:13

Personally I always want to have a bath installed somewhere in the house. Too much hassle knowing you'd have to change the bathroom after purchase to put one in.

RigaBalsam · 09/05/2021 09:21

I am buying a house without a bath. Its a 3 bed semi but we are just 2 adults and a 13 year old. We will put one in if we find we miss it. I rarely use the bath though at my current house.

stalachtiteorstalagmite · 09/05/2021 09:23

It would put me off. If you have young children you need to be able to give them a bath from day one, you don't want to be having to do building work as soon as you arrive.

Smeds · 09/05/2021 09:27

We bought a house without a bath, and changed the bathroom straightaway as we had a baby and toddler. It was old so needed updating anyway. If it had been a brand new shower cubicle i would have felt guilty ripping it out.

xsjrx · 09/05/2021 09:28

Didn't put us off, housing was competitive in the area we are in and it was last on our check list even with a kid on way. We can redo our bathroom in future as it fits a bath. Most folk want to redo houses to their own taste over the course.

4PawsGood · 09/05/2021 09:30

I would want room to put one in.

GrumpySausage · 09/05/2021 09:44

We redid our bathroom and got rid of our bath for a big walk in shower, whilst having a toddler and baby on the way. We then sold the house 18 months later, and despite it being marketed as a family house (so maybe a bath expected) sold it within 3 days to a couple with a baby on the way.

When looking for houses, even with kids, a bath wasn't a priority for us. I would have bought a house I loved even if no bath.

AnnaSW1 · 09/05/2021 09:53

Nope. I hate baths but I have children so baths are an essential for them

Littlepaws18 · 09/05/2021 09:55

Baths are essential to a happy life!

chipsandpeas · 09/05/2021 09:56

@RoseMartha

I would want a bath or at least enough room to put one in
this is it for me
MadisonAvenue · 09/05/2021 09:58

I’d buy it.
We had our bath removed two years ago after using it less than 10 times in the eight years that we’d lived here, and once our sons started working it meant that four of us were fighting over using the en suite where the existing shower was every morning.

Should we move there’s plenty of room for a bath to be refitted, a large walk in shower fills the space now.

Luckyelephant1 · 09/05/2021 10:06

We were in the same position last year OP, 3 bed house, bathroom needed doing, DH and I never have baths and were considering a big walk in shower instead.

But after researching online it seemed a majority, especially those with kids, would consider no bath a deal breaker (and seeing this thread seems to corroborate that). So we got a nice new bath instead. I'm glad we did too as I'm now expecting my first and can see why a bath is necessary, even just to have the taps to fill up a baby bath more easily.
