Hi,

Looking for a small property if possible....is it possible on this budget?

From the property a little outdoor space would be a bonus. Hopeful quiet neighboursGrin

A studio might be possible but doubt you'll get any outside space. Just put it in rightmove see what comes up.

You should be able to get a 2 bed flat with outside space in Walthamstow (pretty nice in my book) and nearby areas. Good time to buy actually, given a lot of people are looking to move out of flats and into houses so you should be able to get a bargain (I.e. one that would have sold for above £300k pre-Covid).

If you want a house and not a flat, then I think you’ll struggle.

How many bedrooms do you need? I doubt a house would be possible in a 'nice' area but maybe a 1-2 bedroom flat.

Where do you need to get to for work?

What underground zone do you want to be - centralish or happy with end of the tube line?

Do you need to travel to family else where regularly as this would determine where to focus N,S,E,W

Do you need to consider schools?

@DogsSausages & @Sssloou I would prefer North or East. WFH at the moment so going forward not likely to travel much to office hopefully.

I would prefer central on tube but also happy end of line or using overground.

No schools need to be considered.

Nearly 1000 in your price range in North London - put in up to £325 as suspect you could knock 10% off asking price if one bed / no outside space

Nearly 1400 in East London. I have filtered “pre-owned” homes to exclude new build developments as I assume that they will be too expensive - but other posters might want to comment on my assumption.

Important considerations with flats are length of lease, restrictions of lease, annual service charge (often thousands) and cladding concerns.

How about Wanstead? There seem to be a few in your budget (can't see any with outdoor space unfortunately). Nice area in East London, good transport links.

As a PP said, I think when you see the asking price you can take a good few % off as flats are so hard to shift right now. There will definitely be space to negotiate.

Have a look on RM at RECENT sold prices in specific post codes - as the price of one bed flats with no outside space will have changed significantly through COVID - that’s if they have even sold at all.

Also with the “For Sale” listing on RM leave the Under Offer option on as this will show you what is selling (most likely character maisonettes) and what is sticking (look at the “date listed” feature - as something on for a long time might be worth investigating.

Lots of London flats are currently listing well above what they expect to sell for. So don’t be afraid to talk to an agent if there’s a 340-50 flat you like and see what they say

Well they are in London boroughs - zone 4 ish. The OP's budget won't stretch to a nice part of central London.
