Looking for a small property if possible....is it possible on this budget?

@DogsSausages

I was going to suggest Bromley or Beckenham but they are SE so no help at all.
Bromley and Beckenham are both pricey .

You can still find flats for 300k

You could comfortably get a nice two bed flat in my area here in the nicest part of Enfield.
Eg Trinity Street, Enfield, Middlesex, EN2

Trains direct into Finsbury Park / Moorgate and Seven Sisters / Liverpool St (about half hour travel times) plus the Piccadilly Line a short bus ride away. It's not gritty-urban but not exactly suburban either. Feels like a historic market town, nice pubs, a traditional market etc. Lots of wonderful green space nearby too.

This one is also in a very desirable / wealthy / safe area and next to the station for Moorgate. The Grangeway, N21 www.rightmove.co.uk/property/102324353

You could live quite centrally in London for £300k if you'll consider ex-LA.

Hoxton E2, no outdoor space but next to a community garden

Commercial Road/Aldgate 1 bed with communal terrace - not ex-LA

Tiny studio flat but has a decent size private garden, Swiss Cottage is a very nice area

Smart modern 1 bed in Shadwell - not ex-LA

You could also consider shared ownership if you're eligible - these tend to be in nicer, newer blocks and often in good areas.

You will just about get a one bed in Putney Heath, SW15, for that budget. I’m thinking Innes Gardens, Hayward Gardens, in particular. They are all 1950s ex council but IIRC max four floors, no very high rise, relatively spacious with balconies, and it’s a nice, very green area close to the centre of Putney, with v frequent buses thrown in.

You might be lucky. I live in E London (zone 2) and you can still buy properties (1-2 bedroom flat) for around £300,00.

Hazel444 · 30/04/2021 15:26

How about something like this if you are happy moving a bit further out?

onlyk · 30/04/2021 15:51

I’d recommend Peckham/East Dulwich/forest hill it’s SE but Peckham rye station is zone 2, it’s overground but with lines going to right through to north London, you could definitely get a one bed in that area.

You mention wanting to feel safe OP, so once you find an area you like, you can check out the street-level crime statistics here:
