Seller wont give me alarm code

Completing today and the seller wont give me his alarm code as he said its his. I assume as its personal to him. Is this normal and will i have to pay for an alarm company to reset it. Or do i have a right to the code?

Is the alarm in the fixtures and fittings form? if so it would seem reasonable to give it to you- what does your solicitor say?

Refuse to exchange until you get the code, or instruct him to remove the system professionally before exchange. What happens if it goes off in the night accidentally, will he come out and switch it off for you? He probably uses the same code as his pin number, or something daft.

I havent asked yet. He said it to me last night and just told me who fitted it. Im due to complete this morning. He said he wouldnt set the alarm so i could set my own but not sure he realises that i cant do that without his code.

Is the alarm listed in the sale on the fixtures and fittings form or was it listed on the original description of the house?

If so, they need to hand it over, tell them via your solicitor.

So just tell him that, he hadn’t refused to hand it over, he just doesn’t realise you need his code to reset it

Ask him/the estate agent to ensure it is reset to a generic code that you can change once you are in.

If he can't or won't reset the code to 0000 himself, he'll simply have to call out an emergency electrical this morning, won't he?

I would insist on an inspection visit before completion to check the code has actually been reset.

100% would get him to set to a generic or if he can't ensure a professional does at his expense. Why are people so difficult.

Very strange, he can change the code to a more generic one and leave it for you.

I left full instructions for my buyers on the alarm and details of the company that installed & serviced the alarm and details of the maintenance contract. The code we had was personal to us, but would not have meant anything to our buyers. They had instructions of how to change it for themselves. Sounds really odd not to supply this.

We also didn’t put the alarm on when we left the house as we didn’t want them to panic, until they were used to it etc.

I hope you aren’t in for any other surprises on moving day OP. Good luck for your move.

Its definately a case that he cant reset it. Hes a nice old gentlemen thats unsure of most things. So i think it is a case that he hasnt thought it through. I just wasnt sure if I had full right to it or not. He has been somewhat generous throughout and repaired the roof, went half on two surveys and knocked 3k off the price so I also dont want to cause problems on the last hurdle. Ive messaged my solicitor requesting the code.

When we bought our house, we had no intention of using the alarm. V low risk area but house was owned by a prison officer.
Thought nothing of it until the battery on the bell box failed and it went off at 3am on Sunday Morning........

If all else failures the maintenance company could override it, but there will probably be a cost to do so. They can put in engineers code. You need the master alarm code, to change the code, unless the engineer can override.

We all had different codes, cleaner had one, DS’s had their codes too, quite handy as you can check comings & goings should you need too. Secondary codes can’t change the set up of the alarm, just arm & disarm.

I hope the seller sees sense you gives you the code.

That’s weird, some people are strange. Every house we have moved into they have wrote the code and left in the kitchen.

If he doesn’t have the manual, ask him what the make / model is and google the manual yourself OP.

Yes, you’ll need his code but could you drop the relevant page in the manual off to him in advance?

He’s being overly concerned IMO.

I imagine he has the same code for all his banking/security etc and sees a risk there.

As he's been flexible I'd probably just get the company in to reprogram it but you may still need to original code to do this easily.

I moved into a house and we didn't have the code and it was a nightmare. The alarm one night went off for hours, couldn't turn it off. Disabled the main box still going but eventually went off. Had an alarm person round and he said to cut the power to the bell box. Did that, the fucker still went off at random times despite being connected to nothing obvious. Sold the house about 5 years later and a while later get a text from new owner saying alarm is going off. It was monthly it could be a year of nothing then then it would kick off. You need that code plus surely he could get in and disable the code if you went out?
