We viewed one that might have been described as this (it was definitely advertised as a renovation rather than a rebuild) We couldnt go in all the rooms as the floors/ceilings were unsafe and there were some asbestos outbuildings.

Requires updating mean yiu could live in it, major project is caravan in the garden level work.

I think it depends, I’m interested in things that need modernisation, but usually if they say needs modernisation it can means, new heating, electrics, bathrooms, kitchen, sometimes they says dated which can actually mean just as much work but the owners think it’s ok, so don’t want it to be described as such.
If it can’t get insurance due to subsidence or other faults then it really limits who can buy as most mortgage companies will not touch.
We recently viewed a ‘needs modernisation’ and it really needs a good £200k spending on it, currently the elderly owners are holding out for too much money, no developer will buy it at that price as it won’t make enough money for them, they’d need to get it for about £100k cheaper that the buyers want.
We aren’t even going to offer on it.

Unless it says ‘cash buyers only’ it won’t be. It will however be a major money pit I would imagine. I’ve done a few of these. Realistically is it mortgageable but you won’t be able to live in it whilst the work is being done... rewiring, plumbing, CH install etc.

Check if it is listed before you get started on the process though....that adds another layer of cost and timescales into the process.

In need of cosmetic improvement (90s decor, need new kitchen doors)
Requires updating (70s decor, needs new carcases, only one loo)
With modernisation could be a delightful family home (replumb, rewire, new windows and doors, AND 70s decor, needs new carcases, only one loo)

Major project is so far down the list I'm feeling quite faint.

There is the link. They have added more details and I am dissapointed. Garden too small and no sure there is enough room to extend how we would like.

Also thinking it is probably a money pit hell hole now.

Location is perfect for us but think I am so desperate to move so am not thinking straight. Nothing really on the market in the area at the moment.

No internal pics means it’s a mess inside. There could be structural problems but you wouldn’t know unless you had a structural surveyor to look at it.

It;s a beautiful house with tons of potential OP. I’d wager it’s a hoarders paradise in there so be prepared for nothing to be removed at completion and get friendly with a skip firm! I’d deffo have a look but weigh up it’s likely to need £100k spending on it, so is it worth £550k done?

It isn’t ramshackle but I’d guess it’s an elderly (now deceased) person’s home which probably hasn’t been touched in around half a century and so it’s going to need full remodelling to include a rewire and replaster, possibly some asbestos materials inside, maybe some suspected woodworm or wood rot somewhere, unlikely to have central heating and any gas fittings it does have potentially condemned.

If it wouldn’t be your perfect home or close to it even after all the work, it probably isn’t worth considering.

I suspect there was a balcony but the railing has gone.

That will have been squatted or lived in by a hoarder who had 17 cats who didn't leave the house.

It's something for a developer. There was a house like that near me. It took him about six months to do but he sold it for about 100k more than he bought it for.

If you're not a developer/ have no construction skills, walk away.

I thought that would be the case with the house we currently live in. When we saw it advertised they had several pics of the garden which was beautiful but no pics of inside. I was expecting the worst but it was fine. It was quite dated (1980s) quite liveable (we changed all the light fittings first because they were horrendous!) . We did it up one room at a time. I've no idea why the EA didnt add interior pics, it wasnt derelict or messy, just old fashioned.

The estate agent said they've had issues 'gaining access'....hoarder? Really want too see it now! They are going to ring me back with further details...
