Working in Euston - where to live?

Ideally I’d like a commute of no more than 45mins - and somewhere with a bit of green space, good shops, and I’d need 2 beds. My budget is around £350k
Any ideas of where to look?

Euston is so very accessible, so i think north, south or east are all fine for a 45
Minute commute. I don't know so much about west London and commute times though but think it would be slower

How far in or out of London do you want to live?

I used to commute from Bromley South which was 20 mins overground to Victoria and you can go on the tube easily to Euston which would be another 15-20
Mins I'd imagine - did you want more rural or more city based?

My sister commutes into Central London from Surrey, great place to live and great transport links into London.

i think you will be hard pushed to find 2 beds for that price within 45 mins, including walking to station.
the further out you go, ie cheaper locations, the longer the walk to the station.

Watford area. Lots of direct trains to Euston so no need to take the underground making the ticket cheaper. Cassiobury Park is huge and lovely.

Tring. Leighton Buzzard. Both surrounded by green and decent town centres. Tring is great in my view. Berkhamsted might be a bit pricy for you but is great. Villages surrounding Milton Keynes. Places like Wing, Stoke Hammond and Stewkley might be worth looking at too.

The station at Tring is not in Tring but it’s an easy bike ride to it.

Peterborough it's a 50 min train journey to Kings Cross. You will get a lot for your budget.

Hatfield, Hitchin St Albans all on a fairly fast line to kings x and you can easily walk to Euston.

At Albans is very expensive. Hitchin isn’t cheap either.

Trains from Milton Keynes get to Euston in half an hour, so you might get something in one of the villages near there.

Coventry is an hour away from Euston by train and your budget would far!

Milton Keynes. Gets a bad press but is awesome and the commute is very very doable in 45 mins.

Boxmoor or Tring would be my choice

Boxmoor slightly closer on the train line

Kings Langley a bit closer still but I don’t think it’s as nice but is more expensive

I was going to suggest Boxmoor (hemel hempstead) or Milton Keynes.

I'd look at either end of the Victoria.
Euston is in the middle.
You might be able to get a 2 bed, but a flat but not a house.. if that's something you'd consider.

I’m not going to be much help as I don’t know north London.

Watford Iooks a good bet for a small terrace & I like it there enough. Also know people who grew up there and all did very well.

Stevenage and potters bar have something decent.

But if you stretch to Northampton (1 hr) you could get something magical! (I have a soft spot for Northampton but there is a reason for the price being so cheap.. it’s ... not great. Mainly I just wanted to share the house below.)

I used live in various places in west, Hammersmith, Shepherd’s Bush, Ealing, Brentford (ew). If you’re near a central line station, you can switch at Oxford Circus and be at Euston within 5 mins. Plenty of potential interchange stations en route too, Euston is accessible from a large number of stations

Watford fits your criteria. Direct train into Euston. Shopping. Lovely park within walking and beautiful countryside a short drive/bus/train away.

You won’t get 2 beds for £350,000 in Shepherds Bush or Hammersmith.

The better value is further out along the railway lines going out of Euston. Then there is a house and countryside, plus a relatively short commute.

However you could get a 3 bed detached house in Leighton Buzzard or a very pretty 2 bed cottage in villages north of Tring. LB is much cheaper though.,
