New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Our solicitor has confirmed she's received the rest of our deposit safely from us, and she's also said she has the funds from the lender too. So we're all ready to complete smoothly on Monday and we can actually relax a bit this weekend 🎉

My buyers sols have said there’s loads of enquiries outstanding which my lawyer told me they answer the Weds just gone.....not very impressed really. I’ve seen a copy of the buyers sols letter now and there’s enquiries outstanding from end jan and early Feb! It’s frustrating as this is the first piece of correspondence I’ve seen

Some shitty news our end. Sellers won't exchange as their rental has just fallen through. So no completion for 5th March for us. Looking at longer term rentals or other properties to buy at this point. But zero on the market!

@cathybates I keep discovering things are outstanding here too, after thinking we are getting there. I have asked the EA to find out exactly what is outstanding now. It’s so frustrating.

Has anyone got a Covid clause in the contract?

Congrats badger. It's all done!!! Yaaaay. What an horrendous ordeal.

Sorry just checking in. Been the worse day ever but got there in end.

Hubby went to collect van at 8am
Told he had booked it for March not February
Full on panic to locate another van last min
Exchanged at 9:15am
Told we would be completed before lunch
10:15am Van packed ready
Nobody can get hold of top of chain solicitor
Completed 4:15pm
Finished moving stuff at 9pm
All sleeping on mattresses on floor
Garage is full so we will do it over the weekend

Never felt stress like it. The exchange and complete same day is bloody hard work. It's has zapped everything out of us but this is our forever home and I know we will be happy here.

Are people doing simultaneous exchange and completion in a chain?!?
I have only known them with empty properties.
Way too stressful!
Glad you got there in the end badgers.

NY bloody hell! glad you got another van. I have done that but with a taxi to the airport for a holiday - wasn't easy in the 90's to get a minicab at 4am Grin

@Fleurchamp yep we were in a chain of 3 and it was the top solicitor who went awol who messed it up...FTB was buying ours, we moved here and our vendor moved into another house she owned.

It was hell!!

So happy though

We completed on Friday after exchanging on Wednesday. It's been an absolute nightmare.
We just couldn't get all of our stuff out in time but luckily our buyer had the same issue so they weren't ready to collect the keys and were happy for us to stay a few more hours. I'd have been gutted if I'd have had to leave it without doing the final clean.
Got to the new property to find they'd turned off the power and when it was turned back on it blew the alarm and a few other things which have cost us a fair bit to sort out. It's also the filthiest house I've ever been in. The more I clean, the worse the smell is. They also swapped out the appliances for knackered ones, so not only do we not have any, we also have to pay to dispose of their crappy ones.
None of the doors close properly, the light switches are all knackered and the kitchen is a health hazard.

I currently have buyers remorse but I'm hoping that eases over the coming weeks. We moved to get away from a shitty neighbour as there's only 5 houses here - so far we have found one burns rubbish all day every day and it fills our house with smoke, one plays very loud music during the day, late at night and has already had a party since we've been here but worst of all we can hear the house attached all the time. Their tv is always blaring and they have a dog that barks constantly. We're going to have to put soundproofing in, but don't want to ruin the original features of an old house!

So back again after first jointing these threads a year ago to sell our house. House sold, our buy didn’t happen so been in rental since August. There is so little on the market at the price point we can afford.

We put an offer in at the end of yesterday after viewing, not going to hear anything until Monday.....

Fingers crossed hoping for extension to stamp duty holiday.

Hi all,

FTB going through the mortgage process, hoping to hear this week 🤞🏽 valuation took place on Wednesday.

We've put in an offer on a new build, originally told it'd be ready for April, it has now been moved to August.

Our solicitor & MA have both been very slow in responding which is frustrating at times, we've been sent so much paperwork to complete but are reluctant to do it without a yes from the lender

Hi everyone! Relocating from Surrey to Somerset. Accepted an offer on our house on Wednesday, it must have been fate as an hour before I'd got a Rightmove notification about an amazing house in perfect location that had come back on the market!
We all jumped in the car and were the second to view on Friday, somehow they accepted our offer and agreed to take it off the market 😬
Was a little awkward when we went back on Saturday and some potential buyers hadn't received the viewing cancellation and still wanted to view but the estate agent told them now! Now panicking we'll somehow get guzumped.
It's a big move for us as moving closer to my parents as my dad has Parkinson's. Praying it all goes smoothly....I forgot how bloody stressfully buying/selling is

Hey time for me to join this thread too :) our house goes on the market this week up in Yorkshire and we are heading south of London due to jobs. Our timelines are a bit tight so feeling a bit stressed already! We had someone in last week to touch all the paint up, photos are being taken Tuesday and we now have our MIP sorted... eep!!

@catfeets that sounds so awful, you poor thing! I hope it gets better once you've settled in more, but that sounds very stressful. Neighbours can be the worst thing about a house sometimes and totally hidden until you are in. I'm not sure how anyone finds out what their neighbours are like before they move as sellers always say how lovely they are, of course.

Can I join? We are selling in Yorkshire - just finished some jobs that needed doing around the house and photographer booked for Friday. Eek! Excited and nervous - and also a bit worried as there is very little in our price range where we want to move to. Hoping others will also take the plunge next week as the weather brightens and people start to see there might be an end to covid..

Hi all - sorry I've been quiet the past few days; we've been moving in with family ahead of our sale going through. Think we're ready for the movers now - a bit deflated that it's going to storage rather than our new house, but we're doing a second viewing of it tomorrow - excited about that! I'm getting my covid jab tomorrow too!

I'm so glad it all worked out for you, Badger - what a turnaround! And congratulations NY too! Hope that for both of you, your first weekend has been less stressful than completion day was.

Sorry that things aren't off to a good start for you, catfeets. But yes, once you've got everything clean (and odorless!) and started making whatever adjustments you need, things will seem better. Hopefully the rubbish burning and parties are rare events that just happened to coincide with when you moved in.

And ldnirish - such a shame that your distrust of your sellers turned out to be accurate Sad Are they looking for a new rental now? In any case, I think it's very sensible that you're considering other options too.

I think IWBAGE and whyamodoingrhistomyself are next to move? Best of luck to you for the coming week (and Didicat for news on your offer!)

We are with family , furniture in storage , house sold and contract exchange on the new home today so I am chilled with the whole process now .hope I am not being delusional
