New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Apparently everyone is ready to exchange but the buyer hasn’t given her buyers the final “go ahead”.

She’s the one who was pushing us to complete tomorrow. All our stuff is packed.

How can humans do this??? I’ve been crying from anxiety Sad

Estate agents have been useless as well

We did the final agreement at 905 yesterday and it still took till 4 to get sorted. It's aweful. Good luck and keep pushing

Well done to all the people making progress! Having read your stresses, it’s really nice to read some “it worked out alright” stories too.

@Badgerbadger22 that sounds so stressful, I am not surprised your have tears. I hope you get a call very soon saying you’ve exchanged. Looking forward to seeing your happy news too soon.

We’re moving at the speed of a sloth in our chain. Hopefully this time next week we’ll have progress. 2/4 of our chain are very odd people!

We’re definitely not exchanging today. As the buyer is uncontactable :(

I doubt we’ll be moving tomorrow with a simultaneous exchange / completion....

I am about to cancel my annual leave and start unpacking

We found our buyer via FB and she’s so apologetic! And she’s also upset that we didn’t exchange today..... so fingers crossed we can simultaneously exchange/ complete tomorrow x

Hi Badger

We're in the exact same position. All packed ready for exchange and completion tomorrow. It's horrendous. I'm actually having palpitations with anxiety. Only bonus for us is that we have a cash buyer (all ready to go) and the one we're buying have been ready for weeks but who knows.

I think I'm going to have to go to bed as I'm just not very pleasant to be around and don't feel great.

I hope it all goes ok for you tomorrow and we all check in tomorrow night from our new homes. I will NEVER move again

Oh can I join? We've booked to view two houses tomorrow on a spur of the moment and having never bought a new build before I'm not really sure what to look for. I started a thread here and got some ideas already

I hate the system in this country.
I own several investment properties and about 18 months ago decided to move back to London for my daughter's sixth form. For the price of my large double fronted detached Victorian with pool I'd barely get a one bedder in London so I've had to put three properties on the market. One I sold quickly and completed in December having agreed the price in September, and my own house and another went under offer in the last two weeks, and I've had an offer accepted on a property in London. So it's been a juggle and now with the (probable) stamp duty holiday extension everyone wants to complete by end of June. My buyers are not getting a mortgage and neither am I, but will get surveys done. My onward seller has just started to view but is keen to get the relief and accepted my offer on that basis (when I accepted offers and made my offer we still thought it would end in March so impossible).
I am downsizing to less than half my current house size. Plus the new place needs a bit if work (the bathrooms are so dated they are carpeted, the loft extension doesn't have a dormer and I'm extending and putting a loo in downstairs). So I might rent where I am now during the summer so work can get done, and move in time for school starting in September. But that's hoping everything lines up well - the sales go through, I find a place to rent with dogs, I find and book a contractor to start as soon as completed - having got plans and structural reports done beforehand! All this from 70 miles away. But I'm excited!

Looking forward to hearing good news of your completions today, including Badger!

We keep finding out about things that haven’t happened in the ‘outer’ chain (ie the bit we’re not directly involved in) and it’s holding us up. So I am going to contact EA and check that they’ve done everything:

Mortgage
Survey
Searches
Enquires
Anything else I should ask about?

I am getting fed up of revelations about things that haven’t happened yet with other parts of the chain. This is the first time in a chain for us (that doesn’t just involve our purchase and sale) and I was really focused on the bits around us and forgot about the rest of the chain (or rather naively assumed they would be sorting themselves out). It’s a big lesson for me, although not one I want to need in the future as I never want to move again!

We made that mistake too, @Hmmph! Your list of things to check looks good. If it's anything like ours though - be prepared for "backwards" steps despite your efforts though Sad As in, one day you get confirmation that all the searches are back, and then a few days later you're told they're actually not, etc Hmm

When will the nightmare end!!! 6 months since we had offer accepted on our dream home and since we first SSTC our home. Our first sale of our house fell through due to buyer unable to obtain mortgage as self employed and not offering to them at the mo due to covid. Second buyers mortgage valuation has down valued our house by 16k under agreed price. We had already reduced the price by a lot to get a quick sale after losing the first buyer!!! I can't believe our luck. The first buyer in December had no issue with the house valuation (which was 5k more than the new agreed price) so it's lost £21k value in 2 months..... what is happening

Buyer messaged us to say she can’t get hold of her solicitors or our estate agent - neither have made contact with her today!!

How long does actual exchange take? Apparently our buyers solicitors and our solicitors have finally made contact with each other! Not sure if this is for exchange though.

There’s only one solicitor above us as our vendor has moved into rented.

Oh my goodness, Badger, I've just been reading your updates - what stress you've been having! I really hope it all comes together today. We are nowhere near the stage you're at, but have been in that situation before and it's hellish I know.

My dh keeps getting panicky and stressed about the fact that we haven't sold yet and I keep telling him that this is the 'easy' part and it just gets worse. I keep having to remind him that even if we sold this weekend, there are no houses around that we even remotely like, apart from one (which I'm secretly madly in love with I have to admit) which is completely impractical and probably a money pit.

Sorry, I'm dipping in because I'm nosey to help Badger. Exchange takes seconds on the phone. They speak, agree the method of exchange, then confirm it has taken place. It's really very quick.

Can I join? We sold our house in Sept and ads in rented but having to move from here in 4 weeks as lease up. My pre-marriage property which I rented out is under offer and due to complete pre March 31st. Buyer is investment company and has been pushing for answers on enquiries (my sols not been great and apparently not answered things etc and I’ve seen none of the correspondence) and I’ve put pressure on my sols. Now buyer is dragging heels on things we need them to come back on. I worry it’s because the SD holiday being extended and they are going to look elsewhere.

So stressed beyond belief as need to get shot of that, need to move here, need to find a new house to buy here and nothing we like coming on market, plus I have a newborn.

It’s just hell on earth
