New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

@mummabubs we’re lucky in that we hopefully have a couple of options for renting if it comes to that - especially lucky since we also have a dog. We saw somewhere at the weekend and considered putting in an offer, but ultimately decided against it as it was too far away. Hope we don’t live to regret that. We want to stay within the village we currently live in, but there is so little coming up. Maybe as COVID restrictions being to lift, people will start to feel more confident.

We exchanged on our sale today!! Only half way there (and don't know if our purchase will make the SDLT deadline) but we put our house on the market when I was 5 months pregnant with twins, who are now 15 months old - so we're very pleased to have finally gotten even to this point! Grin

And thanks for talking me down, @ldnirish - I definitely have a touch of the "it could all go wrong!" paranoia too! Hope all went ok with your buyer visiting.

Welcome to the new joiners! Hope the market picks up a bit for you soon. I think it will after 3 March, once everyone knows what's happening with stamp duty.

Oh, I wouldn't be happy with same-day exchange and completion either, @ethelredonagoodday. I hope you get agreement from everyone on the covid clause. How long is your chain?

@Caroline147 - If you've not found somewhere yet, your buyer going slowly could work in your favour. It took us 6 weeks to have an offer accepted (the 4th house we offered on) but our buyer going slowly meant that our purchase nearly caught up to it. Our buyer suddenly decided she was in a great hurry towards the end, but if she hadn't then chaining the two transactions together would definitely have been possible.

@Hmmph - Fingers crossed for you! If it is minor stuff then hopefully any threats about pulling out over it are empty ones.

@Winterwaves thanks we made it in around 3 was slightly stressful between 2-3 when we had no where to go! But in now and busy unpacking. Thanks all for keeping me going during stressful moments. Good luck to you all.

@PowerslidePanda - yay so happy for you! You must be so relieved. Hope the next bit goes easier for you. Well done for doing it with young twins as well - I've got one 19m old and thought that was tough enough!

We are really hoping to exchange on our purchase today. Buyer visit didn't happen as our estate agent didn't get back to us so I was quietly relieved. He'll still possibly ask to come round today, but he gets the keys first thing tomorrow morning so it's not unreasonable for us to say no at this point!

Got too much last minute cleaning to do-wish I'd just booked an end of tenancy clean!

And thank you for the welcome! We are in a very lucky position where we are able to stay with family if our sale goes ahead before we purchase (although it would be a bit annoying to put stuff in storage). Definitely may make life a bit easier with our seller going slowly, but the market is so competitive for us as buyers that I would love for us to become chain free ASAP. We’ve offered on three houses now and lost out on them all Sad

I know what you mean - we were in that situation too. The estate agents said that the offers we were making were good ones, and yet the sellers kept choosing other people instead. The way we finally secured somewhere was by viewing the house the same day it went on the market and making an above asking price offer straight after the viewing; on the condition that it was withdrawn from the market before the next day. No guarantee that approach will work, but it did for us - and we got the idea from having been on the wrong end of it ourselves (viewing scheduled for the 2nd day of marketing but it was cancelled because the house sold on the 1st day).

Posted on last thread - buyers solicitors pulled out on day of exchange because of their 'Covid policy' which didn't match how the chain wanted to exchange and complete. New sols have reviewed file, re-submitted report on title to lender and raised new enquiries all in less than 12 days and we exchanged today, completing before the deadline. Could have exchanged yesterday but the prehistoric people at the top who 'don't do email' couldn't be raised to give the go ahead. Can't actually believe it! Wishing everyone good luck.

Another one exchanged today, just over four months from the start. Fantastic. Been moving all sorts in readiness, some of them far too heavy for one small person, tired but happy, just a bit more to do early morning and then thats it, downsized so no more garden worries, hoping for a summer in the deck chair not looking at weeds. Our chain no longer seems to be collapsing, but is moving forward extremely slowly at each end. We’ll be lucky to make 31 March, but is still what everyone is working towards. Exchange and completion are going to be very close together and close to the end of March (if 5hey happen). EEK!

Weirdly Bob Marley’s “Everything’s going to be alright” popped into my head on a walk this morning, so I’ll take that as a sign (in my positive moments anyway!)

Well after yesterday's mad panic, our buyers solicitor has been instructed to exchange ASAP and complete next week. Thank the lord. 😳
So we are hopefully exchanging tomorrow.

Congrats to people moving!

We've just had a strange update. Earlier in the thread I said our vendors were being tricky. They'd originally promised to move out by end of march for stamp duty if their purchase wasn't ready - now they are refusing, and won't talk about alternatives until the budget next week.

However a call from the EA today and our buyer's rent agreement renews on March 25 so they have to be in our house by then or the whole chain falls apart. Clearly the EA has been on the phone to our vendor, begging them to reconsider/setting out what will happen if they let it fall apart.

So now our vendor still won't make a final decision until March 3rd, BUT the EA is confident they will eventually agree move to ensure it happens. But, he is also 100% sure there will be a stamp duty extension (personally I doubt it).

So in a week we will either be moving quite quickly, or the whole thing will have fallen apart!

That sounds tentatively positive, @InescapableDeath! February being a short month, March 3rd isn't too much longer to wait to find out what's going on now (no doubt it will feel longer though!)
