New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

I'm feeling a bit anxious as the sellers admitted the electrics may have some issues (they admitted to something coming up in the survey when they bought 7 years ago!)

I couldn't get a survey arranged until next week and I'm very anxious to see the results - like if a full rewiring may be needed.

They accepted way under asking, but the house was overpriced IMO. I won't be able to live with myself if I don't ask for a further discount in the event rewiring (and therefore remodeling) is required. It's nerve wracking!

We've been in a very similar position, offered way under the asking price but we offered what we genuinely felt was fair. The owner hasn't had the electrics, heating or gas inspected or serviced since the house was built in the mid 80s, so it was massively down valued further during our homebuyer report (we asked the surveyor to value at the same time, his valuation was £70k below the original asking price). DH also felt that we'd kick ourselves if we didn't attempt to renegotiate given the amount of work and our vendor has thankfully agreed to a further £7500 reduction. Maybe ask your surveyor to do a valuation as well, as the mortgage valuation doesn't take any works that may be needed into account?

I just checked and my surveyor doesn't do valuations - but I will push forward the one from the mortgage company as this will be indicative at least.

I’m going to cry and be sick at the same time. Our dream house has come back on the market, the buyer pulled out due to solar panels. We’re viewing in the morning and will be first to see it again. The vender and estate agent know we want it as I’ve emailed every week reminding them to contact me if anything falls through. I want this house so badly!

I feel like Im doing this at the moment even though we only found out we had lost it last week. Praying that the buyer they picked is a shit who tries to screw them on survey/valuation and they come back to us...

To be fair it only came on the market on the 1st March but sold straight away. We were gutted we missed out on it so emailed the estate agent a couple of times to ask about it. We even put a leaflet through their door this weekend to say keep us in mind. It paid off! I only hope we can secure it tomorrow

I stil haven't heard anything from my solicitor! I am ringing again tomorrow.
When I chase, things seem to happen!
I am going to try and switch off from moving and stop thinking about it......in amongst the piles of boxes 🤣

We had our offer accepted last night! They took their time thinking about it, and in the afternoon I got a call from another estate agent about a house that wasn't on. So we decided to see that one too. It was lovely, but we preferred the one we'd offered on, and then got a text to say it had been accepted.

They want to move quickly to beat the stamp duty deadline so hoping it might only take 3 months or so as they are buying a new build so no chain and we are cash buyers. We have until September anyway so we are in less of a rush but we're desperate for a home of our own!

We had another call yesterday saying we may be able to exchange on the 6th and complete on the 13th! So happy but...

FIL is not well at the moment and refusing to go to hospital. I'm really worried about the effect on my husband (they rang him at midnight to have a panic but refused to say they'd see a doctor). I thought the move was just about doable before but if DH has to be going back and forth to see the inlaws (also, believe me I am massively worried about them) I just don't know what's going to happen!

Well, we're not going to exchange today. It's been radio silence… I haven't heard anything from my solicitor until now so I phoned, he didn't want to speak to me but told the receptionist to tell me that we haven't exchanged because the buyers solicitor has not responded.

I was told earlier in the week that everybody had given instruction to their solicitor to exchange and agreed on 16th April as a completion date, but Everybody wanted at least two weeks between exchange and completion. Clearly we are not going to be exchanging in time to meet this completion date so it will have to be put back, again.AngryWe are living in limbo

No memorandum of sale yet, estate agent got in touch to tell us our buyers met the anti money laundering requirements and to check details of the chain above us.
Everything will be shut down for the Easter weekend now, so maybe next week things will start to happen.

It's take five weeks from instructing solicitor, to him sending off the searches. We're not going to make the June stamp duty deadline are we?! :(

I guess that depends entirely on how long searches are taking in your area?

Well we viewed the dream house this morning, I almost cried..... at how awful it was. The photos completely hid how much work we’re going to have to do. Carpets were threadbare, peeling walls, filth everywhere etc. I was so gutted.
Nevertheless it’s the perfect size and perfect location so we tried 5% under the asking and it’s been accepted. I think I’ll need a whole new thread to understand renovations, I don’t know what tradesmen I need and what order to do things!

Our buyers are taking forever to get their mortgage offer sorted. We accepted their offer on 19th Feb. I finally had a call today from their lender, wanting to arrange a survey, but by the time he’d got through the massive list of Covid dos and don’t, told me my cat has to be out of the house, and asked if the surveyor could use my stepladders, the last appointment had been booked by another scheduler. Mine said he would call back, but hasn’t. Is this normal?

The chain free people who lost out to our bidders got in touch today saying they’d meet their offer.
We said no, even though they are technically in a better position to proceed.
I hope I’ve not made the wrong decision, but our buyers have a baby and the others were an older couple. I like the idea of our home going to another family.

Arrgghhh almost two months since I joined this thread. Was feeling quietly smug, with most legals sorted and the stamp duty extension. Only to be told that the top of our small chain are not moving into temporary accommodation, as we were told, they are literally waiting for their new build to finish "some time this summer". WTF. Why would anyone out their house up for sale 6-8 months before they can actually move in the current market?

You need to gut the whole place? Rewire, boiler, bathroom, kitchen, etc?

@Onandoff yes, we will definitely need kitchen, bathroom, boiler, flooring, plastering and I’m guessing as we’re doing all that we might as well rewire and get nice lights and plugs in. We can afford to do it but the photos certainly didn’t suggest it was that bad. I’d hoped to live in it for a couple of months and do it gradually. I don’t think we can live in it it’s so bad. It might look better when all of the junk is out, I mean there were takeaway pots everywhere and cat litter.
I’m guessing they tidied when they were initially on the market then didn’t bother, we viewed less than 24 hours after their sale fell through - it would need a week to clear the shite in it!

They should leave it cleared. Shame it’s in such a state. To be honest even if something is superficially ok but dated, once you start renovating it all gets in a mess anyway. At least if it’s been neglected it’s probably not been messed about with too much, so less bodge jobs to uncover perhaps. Keep thinking about how it could look.
