New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

After best an final offers came in this morning we have decided to accept an offer 24k over asking price.

@Didicat so do I, they are in a chain and selling to a ftb but we thought as they had gone about 8k over the next offer we couldnt really turn it down.

We just need to find somewhere now

So frustrating! It's such a pain. I don't know why sellers don't have to have searches done on their own property, a bit like the EPC before they sell. Surely this would cut down the time in between offer and completion down loads!

I agree @ballsdeep, even so it's such a lottery. Our searches came back within 10 days at this end, our vendor's agent was really shocked as the properties he's currently selling in the neighbouring 2 council areas are taking 8-10 weeks to come back. Madness.

We accepted an offer on our property back in early Feb and recently had an offer accepted for full asking price on on a property we like. We bought before it went to market and sellers have said they would not be prepared to renegotiate unless the survey showed something serious. I have also seen on here people saying their purchases fell through after bad surveys. What kind of things would be a deal breaker for you in those circumstances?

Hello all!

I have been on the market for three weeks with an offer that is 10k under the asking price! Hubby wants to reject it and I want to negotiate somewhere in the middle. We have had almost 30k viewings with one second viewing and this offer. I am hoping that we can get more viewings and someone offering the asking price.

Do you think there’ll be more buyers on the market with the 95% LTV ???

Deal breakers for me would include- Ongoing subsidence Extensive Dry rot Boundary issues Lack of building regs on extensive modern works No planning Neighbour disputes

We pulled out due to high risk of surface water flooding and the fabric of the building required substantial works to put right poor previous work which was damaging the bricks of the building. Got quotes for £35k plus to fix.

@Didicat we pulled out of a previous purchase as the survey indicated the roof needed replacement, and damp issues due to substantial patio works that left water pooling against the house and would have needed the patio removed.
Current house has no big issues thankfully.

Had some feedback that the reason they went with another buyer is because our buyers are keen to meet the stamp duty deadline and the other buyers gave them more flexibility on the move out date.

I do worry that we are going to struggle to find somewhere then our buyers are going to know another 15k off the price! I wish the government had done a sliding scale, so for July you get 10k off and August 5k so at least it didn't fall off a cliff.

@arsenalmama what percentage off the house price is the 10k I think thats relevant, I think if its the only offer after 30 viewings it is worth considering.

The house is on for £260k. I have done a post which shows the house too. I am trying to get him to at least talk him up. His point is he doesnt want to get anything small when we buy but some of the houses we are looking at are between 1200-1500ft. We have viewed some and the sizes are fine. He is just caught up on the one particular build!

@Arsenalmama I posted on your other post too but honestly I'd be looking to negotiate as the others have suggested. I'd ask your DH is £5k really worth losing a sale over? As you've said and I agree, 30 viewings and one offer suggest your house is attracting people to view but then something means they don't feel it's worth the asking price. Hope your DH comes round to the idea of compromising while the offer is still on the table x

@Arsenalmama what is it about men and their stubbornness. There’s only one house in our town that has come on the market in the last 3 weeks. My DH won’t up our offer by £2k to secure it as it’s not “perfect”. Argh they drive me nuts

@Filopasty that's frustrating for you. I live in Wales so our tax holiday has never been as good as England (we get £250,000 tax free) but I'd heard that in England it was being tapered down until September?

Although our deal isn't as enticing here I suppose it has meant there's a little less pressure for everyone to try and complete before the end of June. In England we'd be saving £14,000 on the home we're currently buying whereas in Wales it translates to a £3k saving if we complete before the ltt holiday ends.

Yes the buyer is also not selling but my only gripe is he did not come to view it himself. His daughter came to view it for him. They apparently did a video tour for him whilst she was viewing.

Argh. I thought we had decided on the £2k over asking offer. But now the estate agent says we have a £10k over asking price.
We need the best offer that is procedable as we have a lot of renovations planned on the new place. So 5pm today, best and final, and we’ll see what happens.

@FiloPasty, it's nil rate SDLT up to £250k in England until 30 Sept (after 30 June). Are you in Wales though?

PHEW: Just heard my vendor's final bit of paperwork (for their purchase which is the end of the chain) has arrived at their solicitors!

Gotta hope it's actually right and in order, but if it is we might be able to exchange next week! I will be like a new person if this happens. I've been on tenterhooks for months now expecting it all to fall apart. I want to move!

I’m going to cry and be sick at the same time. Our dream house has come back on the market, the buyer pulled out due to solar panels. We’re viewing in the morning and will be first to see it again. The vender and estate agent know we want it as I’ve emailed every week reminding them to contact me if anything falls through.
I want this house so badly!
