New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Thank you, this has gave me some glimmer that things still may pan out.

I’ve used different numbers or withholding numbers and they still don’t answer, either goes to voicemail or I get someone else in the office who offers to take a message and I never get a call back. Envy

Selling with an ex, so need this house gone to move on with my life and feels like a distant pipe dream at the moment.

It seems this house selling and buying system is not the best, it just doesn't work well does it!
I've sold my house 2 weeks ago and have offered on one dice but didn't get it.
How long do you think is reasonable to find a house to buy? I'm worried it's going to be months

I had booked 2 weeks off work to re-prep the house to go back on the market when things started to move.., luckily it's easy for me to change holidays at the last moment !

Curly, that's why we separated sale from purchase , it seemed less complicated

And my lovely mum has saved us the hassle and expense of rental

Still no news, i expect it will be tomorrow when I'm at work in the office. Feeling a bit depressed and not expecting to get it currently.

Expecting to get the bad news call at a bad time tomorrow morning and ending up having a little cry infront of my boss which will of course be mortifying....

Best and final is such a cruel process though i have the feeling we might be on the other side of it next week if our 18 viewings come to anything.

Will all feel a bit pointless if our current offer isnt accepted though!

My buyers solicitor has FINALLY responded. It appears 2 out of the 4 issues may have fallen away so 2 to go. Speaking to my solicitors in the morning (whilst simultaneously moving into a new rental). I am hoping we are almost there. I just want my cash out

Crossing fingers for you @Panda368! It's always torturous waiting to hear back from offers isn't it, especially when it's best and final.

We got the results of our new valuation on here, this time only £5k under our agreed price, so that does feel better and like we can work with it. Really annoyingly though the valuation survey on the property we're purchasing was booked in for Monday. So I called our lender yesterday as the report should have been in by now, they chased and it turns out it never went ahead and they rebooked it for today (!) So assuming that goes ahead the report for there won't be in until next Tuesday. Having looked up the surveyors on Trust Pilot they get really low ratings for both repeatedly cancelling appointments/ no shows and then hugely down valuing properties. We've already negotiated the price down considerably from the (way too high) asking price so we're not sure how amiable our vendor will be should we need to consider further negotiation. It's all blooming stressful eh 🤦🏻‍♀️🤦🏻‍♀️

I can quietly hope that something goes wrong with the other buyer and I might just drop an email each week for a bit while we are still looking

I can always hope the buyer they went with tries to drop their offer based on the survey/searches and gets told where to go.

@Panda368 if they need a mortgage the bank may well disagree with them on how much it’s worth. Sorry it wasn’t better news.

We've had an offer already! First to view offered asking price! It probably helps we are the cheapest 4bed detached within a 3 mile radius.

The two others who viewed yesterday are coming back tomorrow to take another look, and we've two more viewings this evening too. The estate agent was very hopeful of further offers. I've told the first one that we are going to complete all booked viewings and then make our decision on Monday.

I'm feeling a lot happier.

We lost out on one house (outbid) and pulled out of another due to survey issues.

Nothing else locally currently. I think I'm going to take a few days break from rightmove. I know there is nothing on there for us right now.

Just need to focus on the fun of selling our house now though it definitely feels entirely pointless right now with nowhere else to go to

Congratulations/commiserations to all on their progress/lack of it! I've been lurking but quiet for a while, but feeling the need to vent today.

Our sale seems to be progressing OK. We found out last week, when my husband chased, that the person dealing with our sale at the solicitor's has left the company, so we've been passed on to someone else, who seems less proactive & efficient. Apparently the buyers raised some queries in late February, but they didn't get passed on to us until we chased last week. They got answers straight away.

Then we had an email late Friday afternoon saying the buyers' solicitors were asking for a completion date of 1 April - i.e. less than a fortnight away. Cue panic, and an email saying there's no way we can manage it. We've suggested 16 April - we need to get the kids back to uni, book removers, and find somewhere to live by then! We haven't heard whether that date is OK, so we haven't booked stuff yet.

We're moving into rental while we build, but the market where we're moving is crazy - almost nothing available and anything that comes up has massive competition and goes almost immediately. That's apart from one place which had been on the market since mid-January, but the agent took a holding deposit on it the day we arranged to view it Sad. I guess we can always live in the motorhome for a while... Hmm

So, we have nowhere to move to, no storage or removals booked, and no completion date set yet. To top it off, the washing machine repair man has just come round to fit the part we've been waiting weeks for, and has found another problem on the machine which means he can't fix it, we need another part or a replacement machine, and we have no idea how long that will take. I've been without a machine for five weeks, we've got a laundry mountain taking over the house, and I'm going to have to visit the launderette for essentials again (because I don't have enough to do...).

Aaaaargh!

I'm sorry @Panda368. If it makes you feel any better we were in your position and also lost out on what we thought was our dream home last August (they went with a higher best and final offer and our house hadn't sold). It was on a cul de sac in a village where not a lot of property comes up and not within our price point. At the time we were really deflated and actually took our house off the market following that.

When our house sold two months ago we looked at loads of houses that just didn't feel anything special as we couldn't help comparing them to the house we were outbid on. Then suddenly a doer-upper came up on the same cul de sac, we were the first to view it and we're currently in the process of buying it. It's more work than we thought we'd take on, but we actually prefer it to the house across the road that we "lost" as at least now we can put our own mark on it. Another house will be out there for you ☺️

Ahhh my solicitor has finally been in touch to tell me what we already know, that the buyers solicitor hasn’t responded Envy

So frustrating that everything from a paperwork point of view is back, searches, mortgage offer etc. Just waiting for people to pull their fingers out.

Take my hat off to anyone who can buy and sell multiple times, my nerves are shot in a chain free sale.

Sorry for all that have had no news or bad news. Solicitors are incredibly slow aren't they and especially annoying when they don't get back to you. I'm having a double whammy of stress as I'm a glutton for punishment. I'm nearly 3 weeks into selling my house,buying one and divorcing at the same time 🤦‍♀️🤣,lots of 🍷🍷🍷🍫🍫🍫is called for me thinks. I'm desperate to move and just get out of here but we are still at the beginning of it all and it's so frustrating. I want to start packing etc for it to feel real.

Had our buyer pull out today for a ridiculous reason, which we know is unfounded, very miffed, would rather they be honest.
We hadn't found anywhere so at least we won't lose something, problem is we have to have sold to even get a viewing Sad

Our independent valuation that we requested has come through... Down valued by £30,000 and we've been strongly advised to renegotiate. We thought this valuation would be the more generous one compared to our mortgage lender's valuation which ia due next week. Our fear now is that the vendor insisted on listing the property hugely overpriced to begin with, so in their eyes we've already negotiated £40k off their original asking price (which even the agent said was too high) so now they're very unlikely to want to negotiate any lower. Our only hope in a way is if the mortgage one comes back in the same region at least we have 2 separate ones to show them and make the point that any other buyer they find will have the same outcome. Urggghhh. 😫

@mummabubs no thankfully not so that's a positive. Bloody stressful this process isn't it. We still need to complete all the solicitors paperwork which makes me a bit sick to look at there's so much of it.

Oh dear all, it's so hard

Bought ourself another bottle of bubbles today

Drank the first in despair
Gave the second to the people who did buy our house about a month ago
Planning to drink the third if we get our new house next week. Transferred cash today. I don't know how often I have checked the bank details for the solicitor .., previous deposit went through ok but I am still convinced things will go wrong .
