New thread for anyone buying or selling houses at the moment - come join us!

The previous thread ran for about 10 weeks and in ordinary (non-stamp duty holiday) times, that's long enough to get a transaction through, so let's hope this thread sees lots of people finish!

Hope it's ok to join in - we've accepted an offer on our house and decided on a house to proceed to buy 😬. Just hoping it all goes smoothly. Our buyers have their survey tomorrow so 🤞🏼 it's all ok.

Hate all the waiting now, just want to get it done!

Thanks @mummabubs , our EA has been great today (they have so earned their fee). He has communicated down the chain and found that the bottom of the chain (first time buyers) want a final viewing immediately before exchange. They are buying from a couple who have a baby so have struggled to accommodate it.... this is causing the delays and nobody told us until out EA went digging and digging. He is speaking to the EA at the bottom
Of the chain urging them to get on with it . The landlord of the place we are meant to be interim renting is getting fed up too. 😬 22 flipping weeks and the people at the bottom are fannying about and it communicating. Just get on with it 🤯

I've passed this update on to Scottish solicitor and am waiting to hear back about our offer .....

Our buyers have lost their buyer.

What to do? Wait for them to sell? No guarantee they will quickly as they are selling a flat.
Re-market ourselves?

No idea if our vendor will even wait for us.

@LaMariposa That’s shit! How close to exchange were you? Good properties don’t seem to be hanging around on the market at the moment, what’s your local area like? Maybe talk to your estate agent?

We were 3rd up in a chain of 4, moving into an empty property. Buy to let investor at the bottom pulling out. We were hoping to exchange next month and move towards the end of it.

@LaMariposa That’s really sad. Have you found out what your buyers are thinking atm?

We are STILL waiting for a date to exchange. We’re over 100 days since our chain was complete now. And we have been ready to exchange for 3 weeks. I can’t get any straightforward honest information about what is taking so long! Grrr. It makes me really worried that it’s all going to collapse...

We are back on the market and already have a viewing (friend of a friend has been wanting something locally)

Our vendors are prepared to wait for us, at least for the next 4/5 weeks.

Our buyers are AWOL and I presume deciding what they want to do.

This feels like a rubbish game of snakes and ladders.

@LaMariposa It's good that you've been so proactive and that your sellers are willing to wait for a little while.

We are on the cusp of exchange which would would help massively with our prospective purchasing in Scotland. Also our prospective interim landlord is getting fed up of waiting and has said he might remarket the property… Literally the only thing holding up exchange, in our chain of four, is that the first time buyers at the bottom of the chain have now insisted on a final viewing immediately before exchange… The people they are buying from (our buyers buyer) Have a newborn baby and are struggling/unwilling to accommodate this and it is just causing ongoing delays, there seems to be a Mexican stand-off of sorts.
Our estate agent is trying to impress upon both parties that if we do not exchange imminently we will lose our sale in Scotland (not that I really expect them to care about that) and also possibly our interim rental property (which was quite difficult for us to find as we have two toddlers pets and a tight budget… )

Other than trying to impress upon them that we might lose our forward accommodation I'm not sure what else I can do! It is so frustrating!

Wow, houses really are going fast. By 6pm our estate agent had booked in two more viewings, one tomorrow, one Friday, both sold this week and keen to move quickly. I've spent the past couple of hours scrubbing the kitchen within an inch of its life, chucking things in cupboards, and making DH tidy up his office. Thankfully we had a good clean at the weekend.
My mum (in our bubble) is coming over tomorrow morning to do a bit more for us as we are both working.

If nothing else I'm going to have a lovely clean house this weekend.

We had 6 offers in 2.5 weeks in the end (2 fell through)

Ours is a lovely house and fab garden...makes me not want to move now

I have just put in our best and final offer to the vendors agents plus a message about how much we love the damn house.

The deadline for best and final is 12. Pray for my nerves!

We upped our offer by 1k as we are already offering 15k over the offers in excess price

I’ve been lurking for a few months and haven’t wanted to post incase I jinx anything, but we should be exchanging today!

Four parties in the chain, we’re the second to last one. House went on the market last Spring and took 8 months to sell! We’ve had a two month delay waiting for the local search but it’s now come back and our solicitor wants to try to exchange today, with a view to complete in two weeks. Fingers crossed!

@Didicat no news yet. I think all the final info went to the seller at midday so I guess she is 'thinking about things'

My understanding is its an old lady who has lived in it from new who is selling - (1960s house) so my assumption is she might review everything with her family later today.

Hopefully we might hear later today

I’ve now had enough of mine. Have told buyer that unless my sols hear from hers by COB today flat goes back on market first thing tomorrow morning

I've been lurking for a while. Thought I would join . I put my house on the market 2 weeks' ago. Initially we had flurry of interested people, some naturally came to do their nosy. Unfortunately we have no offers as yet. Its been priced £10,000 under valuation. Im really anxious to seek fast as we have found our dream home and its very unique. It's so incredibly stressful. Well done to everyone who has sold! .

Losing the will with it all now!
Selling a chain free house to a chain free buyer, sent answers to enquiries back 5 weeks ago and searches received back by buyers 4 weeks ago.
Apparently buyers solicitor has been ill so someone taking over ‘has done what they need to do’(?!) what that means is anyone’s guess.
My solicitor doesn’t answer their phone or reply to my emails, the estate agents are getting sick of me ringing.
I have no idea what’s next and who I’m waiting on a response from, this has been going on nearly 12 weeks now and we could’ve completed in this time.
Do I threaten to start taking viewings again in the hope that this kicks someone into life?!

We had the exact same set up, one house to sell, us moving to family, chain free buyer

and the same "solicitor been ill" excuse at one point. ( they may have been , but the company name seems to mean boy who cries wolf )

It took from mid September to end of February

At least our estate agent was wonderful , doggedly persistent, but we did start the " going back on market " discussions which did seem to ensure that the buyers solicitor was now getting double the grief

Btw get people to use different phones if you think a solicitor is call screening based on number recognition

Awaiting searches back here for both a sale and a purchase. I know the sale searches will complicate things as there are covanents that will spook our jittery FTBs but hoping our purchase is straightforward!

Mercifully neither sale has a chain and the sales are independent of one another so praying we can beat the stamp duty deadline for our purchase. Thankfully our vendors are lovely reasonable people who are keen to move things along, and we both appear to have decent solicitors and and excellent EA.

Our buyers have been a barrel of nerves from the start (we accepted their offer a month before finding the house we are buying) and I'm not even optimistic about it going through. Would put money on them trying to negotiate some kind of further discount at some point, with no basis at all. The answer will be no Wink
