Received completion statement today. How much longer do I wait?!

The solicitors have taken so long and only just sent through the statement today. Everything adds up so no issues there.

Out mortgage offer runs out end of February so I am so nervous of when we can complete.

Can someone please tell me what the next steps are and how long (average) we have to wait now?

See I don't get it. They said that exchange happens after the statement. It's literally just a excel spreadsheet with a breakdown of all costs. We just agreed that it was all ok.

Everyone seems to do it so differently! Sounds like you are ready to exchange and complete now! Is your chain ready? Have you agreed completion date? Seems like you are ready, house moving so stressful I can’t wait till it’s done!

I don't know what a completion statement is in this context, maybe others don't know either?
It's literally just a spreadsheet with breakdown of the costs and how much we need to send over to the solicitors for the purchase of the property.

No it happens after the exchange of contracts unless you are going for a simultaneous exchange and completion where you wouldn't have sufficient time to check it through and raise any queries on it. The statement should detail all input and output costs of the house sale/purchase.

Yes everything else is in order and ready to go. I'm just nervous that they're taking so long as the mortgage offer will be running out soon. With the added headache of not being able to speak to the solicitors as they are always so busy!

I don't know OP, I had a proposed exchange and completion date with the correspindence running simultaneously while final costs were calculated.

So once the forms were done, we all just checked with each other, said hurray, and cracked on with the dates we had discussed, with solicitors confirming in writing. But we had the dates already pencilled in so that sped it up.

Phone your solicitor and tell him
Everyone in the chain has to agree on dates, but sometimes if no-one pushes it everyone just trundles along.

Push for exchange ASAP, and if everyone in the chain is ready start saying what completion date you want because of your mortgage offer. How much gap do you/ the chain want between exchange and completion? I think you are really going to need to push this forward but if all are ready should be doable by your deadline.

I know it's so silly. It just makes no sense.

We haven't got a proposed date and I'm pissed off because I've been calling our solicitors everyday sometimes twice and haven't been able to speak to them once. I don't know what to do

We have been calling everyday and keep being told someone will call back but no one does. It's horrid not knowing what's happening or even having some sort of update.

We're ready to go tomorrow even! Everything is in order. Just waiting for this solicitor to give us a date to exchange. I don't know how to chase this. Emails, calls. Today even asked to speak to someone senior but got fobbed off again.

It was the estate agent who did all the communication for dates and then we got our solicitors to confirm in writing.

Solicitors can be slow. Mine were great for buying the flat, but my sister's were awful when she bought hers, and the ones for my dad's probate were appalling, my blood pressure still goes up thinking how slow they were.

My solicitor's secretary gave me a time slot when the solicitor could call me back and she always did call in that slot. I'm pleased to say she is the big cheese in that firm now.

You call them and write to them and say that unless you exchange within the week and complete by the end of the month, the sale is off. And you mean it.

Tell the EA what date you want and ask the EA if they will chase the solicitor too.

Then keep going with chasing yours. Do they normally communicate best through email or calls.

It’s the most infuriating experience. I’m desperately awaiting my completion statement as I need to get money to them by completion. It’s soooo stressful

You should spell out for them that your mortgage offer runs out end of feb so this needs to be pushed through now.

I'd want to confirm that your mortgage will still be in place in order to complete. It may run over the deadline. So what would happen if you exchanged (deposit paid) then it ran over into next month and for some reason they took their mortgage offer off the table and you couldn't exchange.

I've had a draft completion statement already, and the 2nd batch of searches aren't even back yet. Bit bemused but delighted that they're on the ball...
