Is this house too small?

About to purchase a new house and I'm having slight reservations over the size. It's a new-ish build so rooms are small but the layout is good and when we viewed it felt like enough space.

It's 104sq/m (approx 1120sq/ft), and that'a with a kitchen/diner, living room, utility and toilet on the ground floor, and 3 doubles, small single, bathroom and an en suite upstairs. It also has a garage.

Does this sound too cramped for 2 adults, 1 toddler and a baby?

How big would you expect a 3/4 bed to be?

No of course not, but the rooms must be tiny.

Yes need to see layout. Mine is a third smaller but a two bed flat - no utility, no third and fourth bedroom but two bathrooms. Good size rooms.
It's probably big enough if you don't keep lots of crap.

I think the average family home in the U.K. is something like 96sqm.
You will get lots of people on here who live in big detached country houses, or large townhouses or big 5 bed executive new builds who will come on horrified at ‘how small’ your house is! But the to rest of us average normals in 3 beds semis that’s an average sized house!

The bedrooms/bathrooms are very small but have built in wardrobes. Particularly the master bedroom, it has space for a bed and side tables but not much else. The living room and kitchen area seems a decent size. Do you think that sounds ok?

Given we have garage/loft storage and will spend most of our time in the larger family rooms, I'm hoping it's ok!

Lounge: 3.70 x 4.33
Kitchen/diner: 4.74 x 3.04
Master: 3.42 x 2.90

These are the rooms that I'm most bothered about. The others are small but fine.

Difficult to say for sure without seeing a floor plan but my instinct is that the rooms must be tiny?!

We have near identical square footage but no utility, no en-suite, only 3 beds and the downstairs loo is in the under stairs cupboard. I don’t think any of our rooms are particularly big either. And we’re planning a loft conversion as soon as we’re out of lockdown.

The garage will help with storage though - ours is a London terrace with tiny garden so everything has to be in the house!

The first flat I bought was a 2 bed with 77sqm and that felt pretty small. So 104sqm for a 4 bed sounds to me like the rooms must all be tiny.

Is there any storage space? Or do the bedrooms each fit a double bed and no more?

Is there anywhere to store things like coats & a hoover and general clutter downstairs? Will you need to use the garage for a car or can you use that for storage? Is there any outdoor space (e.g. garden + shed) to give a feeling of space?

@parietal yes the rooms fit a double bed and not much else, however only our room with have a double bed, the others are kids rooms. The 4th bedroom will be used as a small study as it's tiny.

There's in built wardrobes in most bedrooms, a big cupboard under the stairs, a driveway for cars so we can use the garage as storage, and a big garden.

It will be fine for £5k you can convert the garage to a useable room too.

Our house is just under 900sqft and we cope with two adults, two children. The bedrooms are not roomy and we have minimalist furniture. I would love more space in our bedroom as with a wardrobe, double bed, chest of drawers it is tight.

The 4 bed houses nearby are over double our house price!Shock

I think it sounds a good size overall, but they've tried to squeeze a lot in. I'd be tempted to plan for removing the en-suite in time as with those dimensions there won't really be much distance/privacy. That would also give you a better size bedroom I expect, though hard to say without seeing the layout. Also, the lounge sounds fine for a lounge, but for both kitchen and dining I think the room sounds a little small, is there scope to extend that in future if you needed/wanted to? Without taking up too much garden? I'm sure you will all fit there fine, it's not tiny, just not massive either.

For a 4 bed I'd want a playroom downstairs as well, it does sound like the rooms are tiny. Where will you keep toys etc?

That would be too small for our needs. But we kind of have to have a king size bed -doubles are too short for my 6’4 fiancé. Meaning we really need a decent size master bedroom to accommodate it. We have a stupidly small kitchen where we are now (think glorified cupboard!) and top of our priority list when we move is a decent sized kitchen

Our new build is 1250 sqft with 4 double rooms although the 4th room only fits a double bed in it and not much else and we have a small study. We find it to be plenty of room; built in wardrobes mean a lot of stuff can be stored and we’ve put boards up in the garage loft for storage.

We are actually going to put a king sized bed in the master. It fits fine with side tables and the 4th bedroom will become the dressing room.

The kitchen area is pretty big but the dining area of it is small, so I think I'm ok with that room. I'm planning on having an extending dining table in there to save space during the week, and we can extended easily for family meals.

I think the main areas that are pokey are the bathrooms and bedrooms tbh.

We have a 4 bed semi. 3 good doubles and a single, ours is a bit over 130m2 and we have plenty of room for a family of 4.

Your children are currently small and you're concerned about space- what about when they're bigger and spending more time in their rooms? Are you planning on moving again or is this to be your forever house?

It is a small square footage for the number of bedrooms, however two adults and a toddler and baby should be fine for a good few years

Sounds like the rooms must be tiny op, ours was around 1000 sq ft before our extension and that was just with a modest living room and kitchen diner downstairs, and 2 decent sized doubles with a box single and tiny bathroom upstairs.

Having said that, it'll be fine for 2 adults and 2 small kids for the foreseeable future
