Is this house too small?

About to purchase a new house and I'm having slight reservations over the size. It's a new-ish build so rooms are small but the layout is good and when we viewed it felt like enough space.

It's 104sq/m (approx 1120sq/ft), and that'a with a kitchen/diner, living room, utility and toilet on the ground floor, and 3 doubles, small single, bathroom and an en suite upstairs. It also has a garage.

Does this sound too cramped for 2 adults, 1 toddler and a baby?

How big would you expect a 3/4 bed to be?

These are the UK min space standards, the house OP is looking at is on the line for a 4 bed, so yes it’s small but not technically too small.

Mine is a 2 bed at 90sqm

I would say it sounds small

The trudging through the lounge to get to the kitchen would be easily resolved by moving the loo and utility to the Garage front door area and having a door well placed close to the front door

I feel a bit sad reading this as the sizes are almost identical to my house, and we have no garage (integrated and converted into a playroom) and a tiny garden! It sounds adequate, depends on what you want.

@Porridgeoat's suggestion would make the downstairs way better for family life. Big shed for the stuff you would store in the garage.

Our 60s house is 850 square foot, and we can cope, 2 adults and 2 older children.
