We’re on the cusp of exchange and just had a call to say our buyers buyers have said unless they drop 15k they’re pulling out. We are literally within a day of exchange. I am assuming their solicitor rang to agree completion date so they chucked this in.

The house we’re buying won’t take a drop so here we are in a house that is virtually packed and prob not moving now!!!!

Jesus I hate this!

Yup, this has just happened to us (we've had to give another 12k off, making 40k in total) and to some close friends of ours too. Buyers are using the stamp duty deadline as a way to put the pressure on. It sucks!!

They’ve said property values are going to drop so they don’t want to pay the agreed price.

It’s bloody infuriating - when you buy you always know property is going to change value, if it drops you sit it out, if it goes up hurray...

Even more annoyed that our buyers want us to take the hit for them! Our vendor will not budge.

Are they playing you here? If they pull out now then they are unlikely to beat the stamp duty deadline so will end up worse off in the long run.

Have you calculated what they are paying now on stamp duty vs what they would pay after the holiday ends? I would call their bluff if you have the nerve!

There is no stamp duty on it currently.

I don’t know what price they’re paying because it is my buyers buyer, not mine

We've had this done to us before! Our purchase increased the price by 10k a day before exchange and we scraped the money together with some very kind in laws and managed to get a bit more on our mortgage.

We only agreed because we were getting such a good deal.

We are in the process of selling at the moment, and if someone did it again to tell I would tell them to * off. As heart breaking as it would be to have to loose the new house we want I would never do it again.

Completely feel for you - I think this is a major problem that there should be rules against!!

As I posted - they’ve about turned on the 15k, but said they want completion on 12 feb, and not 16th as had been agreed.

Our vendor can’t get the day off work on the 12th. Have asked estate agents to speak to her again and see if something can be done.

What absolute bastards. I don't understand who has the nerve to pull these stunts. I'm a first time buyer and our whole process has taken months, and I've seen a couple of better and cheaper houses come up for sale in that time but as far as I'm concerned once we made the offer I'm not pulling out, it's not fair and it's selfish.

Glad they've changed their mind.

They’ve now come back and said they can do 16th, just need to get mortgage offer extended for a few days.

You couldn’t make it up.
