Would we be settling by buying this house?

There is a small development of 3 new builds in an area that we are interested in. Both end of terraces are Sold STC:

Either would have been great, but we were too slow and they are now Sold STC. The mid terrace though, is still available:

It's £10k less and a similar size inside but doesn't have the separate utility, dressing room/study and is obviously mid terrace rather than end of.
I'm not sure what to do. Would living in the mid terrace drive me mad, knowing that we could have had an end of terrace had we been quicker off the mark? And what about the price? I feel that end of terrace plus utility plus study is worth more than a 10k difference. What would you do? Has anyone else been in a similar position and "settled"?

Yes you'd be always wondering about next door . I'd look somewhere else . I bought a new build and only one plot would do .. I wouldn't have bought another in the same place because I'd be forever looking at the house I wanted .

Only you can decide. The other thing about being mid-terrace is that it's significantly warmer...you'd save on heating. When my neighbours both had their heating on, I didn't need to put mine on!

These are all lovely houses!

The kitchen on the mid-terrace houses look better - slightly wider and less cramped. I think they've added the utility at the expense of a nicer kitchen. I know the end terrace are 4 bedrooms but again all the rooms are smaller to accommodate that. It's telling they call the 4th bedroom a study/dressing room.

The only setback for the mid-terrace is the lack of side space in the garden. This is useful for access and - depending on freehold covenants - it could mean you add a side room at some point. Obviously the mid-terrace house doesn't have side access or that potential. Do you have access to the back garden at all?

Overall I think the mid-terrace is laid out better though the end-terrace has a better garden which has more scope to improve potentially. Maybe it depends on whether you're a gardener!

Just be careful another MNer doesn't buy the mid-terrace!

It's not bad form to include links. AS to buying mid terrace the one thing that would bother me is noise from both sides and smaller gardens than corner/end of terraces. New builds have notoriously thin walls. Shame as it is a lovely house.

I think there should be more of a price difference between the end terraces and the mid-one. It's fractionally wider but not as deep.

For me, I'd write it off as there's far less drive space for you/visitors and no option to do a side extension ever.

If you'd only ever seen that one, it would be different but I think you'd always hanker after one of the others.

Agree with above comments, you may never feel content/settled if you buy the mid terrace, when you know you would have preferred either of the other two. I'd keep looking, personally.

Personally I think the mid terrace needs a much bigger price reduction than that vs the other end of terraces to be a contender.

I would accept I had missed out and maybe explain to the developer if anything happens you are interested in those two.

I was about to say and better BUT I think the ground floor layout is much, much nicer with the living space and double doors onto the garden. Downsides - more hemmed in, more lateral noise. All lovely though!

Third m bedroom in the mid terrace is v small (we have one that size and it's a bugger furniture wise), so it is ultimately a two bed with study/dressing room. If you want a three bed, that would be what puts me off to be honest over and above the other concerns.

The rear elevation photo alone shows how much better value the end terraces are for a £10k difference.

I think it's lovely - I like the terrace between the end houses - but still very much over-priced in comparison.

The layout downstairs of the mid terrace is nicer - you have doors out onto the garden. That space between the two end terraces will be really sheltered and could make a lovely outdoors area. But I think other posters are right too - you would expect a bigger price differential for

  • no utility room
  • no study
  • less off road parking space
  • more noise from both sides

But out of the 2 end terraces - I don't think I'd want the one with the alley running around the side of it? What is that alley used for?

I wouldn't consider a mid terrace if you can afford an end terrace.

I'd contact the agent and say you're interested in the EOT if the current sale falls through, and keep looking.

I wouldn't, the end terraces are getting a lot more for an extra £10k- utility, study, bigger garden, potential for development to side of property. Is there a lot of interest for the mid terrace? You could try to knock them down on price a bit.

It looks like it's north facing, which will be very dark especially since the houses either side go further back and ARE BLOCKING YOUR LIGHT!
If your parking is restricted to the front of the house (2 cars?), this could stop you extending in the future, usually if you add a bedroom you need to show you have enough/extra parking to satisfy Highways. Also your garden is much smaller, will you have rear access or will you have to bring garden waste, children's bikes etc through the house? It would need a MUCH bigger price reduction. I'd want it for around £50-75k less.

I think you'd always be thinking about "what if" with the house next door. The no utility room would be a bit of deal breaker for me with an open plan kitchen and living room. It really limits any option to extend or add value being in the mid terrace.

I agree with PPs, the mid terrace is overpriced in comparison to the end terraces, even though they have similar square footage inside.

The end terraces both have potential to extend, larger gardens, more parking, a utility, the study. The biggest downside to the terrace is the third bedroom, it's even smaller than the study in the end terraces. It's only 1.63m x 2.29m. It's pretty much unusable. A single bed is 1.9m long.
