Would we be settling by buying this house?

There is a small development of 3 new builds in an area that we are interested in. Both end of terraces are Sold STC:

Either would have been great, but we were too slow and they are now Sold STC. The mid terrace though, is still available:

It's £10k less and a similar size inside but doesn't have the separate utility, dressing room/study and is obviously mid terrace rather than end of.
I'm not sure what to do. Would living in the mid terrace drive me mad, knowing that we could have had an end of terrace had we been quicker off the mark? And what about the price? I feel that end of terrace plus utility plus study is worth more than a 10k difference. What would you do? Has anyone else been in a similar position and "settled"?

Nope, I wouldn't buy it. It is not worth it's price, its not a good size/layout. If you're set on the area you can leave your details with the estate agent and hope a sale falls through. You could look at the Pye homes development near by as an alternative new build.

The bedroom is bigger in the mid-terrace.

I think you’d always be wishing you got the end of terrace, so would look elsewhere. If there was a larger price difference then it would maybe be easier to justify settling for the mid terrace.

I think the mid terrace is overpriced. If you calculate price per square foot of the end terraces and then multiply by the size of the mid terrace then you get £362,000 then you also have the downgrade of mid terrace.

I’d maybe let the builder know that you’re interested in the end terraces if the sale falls through.

If both the houses were the same size, as a percentage, how much less do you think the mid terrace should cost? Coincidentally I'm currently selling a mid terrace and would appreciate any mumsnet ideas/advice on end terrace premiums/mid terrace reductions.

It's a nice house...but nowhere near a big enough price difference.

The utility room downstairs, study / baby's bedroom up, the fact that the EOT has a drive to the side, access to the back and a wider garden.

If you're interested make a much lower offer. I'd say around £340 mark and see if they go for it.

If I was buying a terrace I would only buy an end terrace. I wouldn't want neighbours on both sides.

It's also overpriced.

It’s not got a dressing room or utility. It’s a mid terrace and difficult to extend. It should be much cheaper then the other houses

If the mid terrace has lots of soundproofing it could be okay. If not it could be hell with two sets of noise. I lived very happily in terraces for years so it may be that my most recent experience was not normal!

Midterrace is worth far less. We sold our end terrace for same price as our mid-terrace neighbour BUT theirs was done up to the max. Ours needs a fair bit of work (new kitchen, redecorating). Ours only sold for a similar price because of the extras you can't get with a midterrace - side space, garage, bigger garden, side drive with more space. If ours had been done to their standard there would've been at least a 25k difference.

There’s so many developments going up in the area, is there a strong reason why you’re keen on long hanborough? It’s a lot of money for a house that you’d not be 100% happy with!

I'd keep looking. I'm not even sure the ends are that great, IMHO with no real outlook onto the gardens.

Pros of the mid-terrace

  • nice to have the kitchen at the front and French doors to the garden from the living room

Cons

  • smaller
  • noise potential from both sides
  • no utility or 4th room
  • lack of garden access
  • the house is recessed at the rear compared to the ends which I would find claustrophobic

It certainly isn't worth only £10k less, even if you do like it.
