Anyone sat waiting for property to come on the market?

There was a thread on this before but I can’t find it Blush We’ve been ready to buy for 4-5 months, we finally have a good deposit and mortgage offers but there are no houses in our price bracket at all. A year ago there were loads of houses available but it has slowed right up since autumn. We have only been to view two houses, one didn’t feel right and the other transited to be a do-er upper and not financially feasible for us. I knew December would be slow because of Christmas but hoped January would pick up a bit however Covid and lockdowns won’t be helping.

Sell your houses people!!! Grin

Just wondering how everyone on this thread is doing and if others are still waiting?

We havent viewed a house since December and still living with family. There is one house with tenants in it that we've said we'll look at when they leave. Really going things pick up soon! It's not even as if we can buy one with compromises - there's absolutely nothing in at all...

Yes. We had a purchase agreed, mortgage over in place and seller pulled out the day we were ready to exchange because she thought we were taking too long. It's now back on the market at 10k less than we were prepared to pay although I guess it may go for more. My solicitor actually described her as completely mad. So now waiting for something else to come on.

Thanks but we've kind of been round that loop. The seller isn't rational so I don't trust her now. It has also sort of put me off the house anyway.

Yes... like @Grumpycatsmum the arseholes pulled out in December as we were about to exchange. Literally nothing similar has come on since. It’s utterly heartbreaking. In retrospect I think they were basically “testing the water” and got cold feet. In the process we lost a fortune in early mortgage redemption fees, future stamp duty and the massive disruption of not having a home just as our DD is about to start school. Unlike them, we proceeded with our sale rather than screw our buyers over.

@LittleOverwhelmed We also wondered what we would do if they got in touch to say they’d changed their mind. Like you say, only if they would do a near as immediate exchange.

We should be setting the exchange and completion dates anytime. We’ve had a bit of waiting for searches as the timescales for them to be returned doubled locally due to increased demand! With the extended stamp duty holiday we can manage though. Hopefully we can be on the move just after Easter! 🤞

We’re the same. I wouldn’t trust them not to mess me around all over again. Presumably she’d also have to then find an onward purchase etc too.

@OUB1974 we’re still waiting. We accepted an offer on our house 5 weeks ago and I’m so frustrated that there’s still nothing coming to market in our search area.

I feel so despondent and I’m worried our buyers are going to pull out.

I could have written this word for word. We’re in exactly the same position so I feel your pain. 😩

Sorry to hear of others in the same boat.

@Clettercletterthatsbetter it's a horrible feeling being under pressure, isn't it. I suppose though if they did pull out they might end up in exactly the same position with someone else, which they will know. We felt very much under pressure with the house that fell through; in hindsight it was a bad decision to offer, but there was no way to know that at the time. We are in with family now so at least the pressure's off from that point of view. We will definitely be understanding when we offer this time!

I have procrastinated with leaflet dropping @LittleOverwhelmed. I don't know why really. Maybe partly because of lockdown and wondering if people would want us putting notes through their doors at the moment. And partly because I worry that we'd look at one and then either not like it or they would want too much for it. I think we should definitely do it - I know the street I want to live on, although there are several more that would be ok. I've befriended some of the estate agents but might follow up again as it's a few weeks since we last spoke to them.

I've been keeping track of how many come on the market. In our whole large town there are 20-25 a week at the moment, but all in the wrong area. There was a beautiful one on "my" street 2 weeks ago but around £100k over budget as 4 bed and detached. The 3 bed semis are usually within our budget (or a little more) and there are some 2 beds with huge gardens so we could also consider a cheaper one and extending.

It's just so boring amd frustrating waiting and hoping prices don't go up too much!

How’s everyone getting on? I’m getting to the pulling-my-hair-out stage - over 6 weeks since we agreed an offer on our house and still nothing is coming on the market that’s even worth looking at (and we’re not being picky - there are literally no houses the right size coming on the market at all!).

I’m starting to wonder if relocating just isn’t going to happen for us. But even if that’s the case, we still need more space and there isn’t anything coming on round here either!

Cletter what did you put in the letter and how did they contact you to reply?
I am thinking of posting letters, we tried in Dec but now might be a better time but I dont want to annoy people. What do you think?

We have been looking for a house since aug and nothing suitable it is really stressful. A perfect one came on last week we loved it put a full asking price offer in the next day and then someone offered at least 15k more so we had no chance so gutted

We viewed a house yesterday - first time in 3 months - but it was just too small. I posted on the community Facebook group last week and have been in touch again with all of the estate agents.
I want to do a leaflet drop, but I'm a bit overwhelmed with working out which houses to do! There is a street we love, but we couldn't afford all of the houses on it. So I'd only want to do the semis, but also we couldn't afford those that have been extended. Just trying to work out my approach...

I think you need to move super fast on any houses that come on the market and be prepared to pay a bit over asking. My DD and her DP just bought a house last week. It's in her DPs home city and they don't live there right now. It is in a street of houses they love and knew they would need to be quick to bag it. His mum and sister viewed it for them so they haven't even been in it and they offered £30k over asking to get it. I just hope they like it once they are in!

Yep. Want to move to the nearby village but things come up so rarely 😔
Ours is on the market, got everything crossed something suitable comes up for us
