Anyone sat waiting for property to come on the market?

There was a thread on this before but I can’t find it Blush We’ve been ready to buy for 4-5 months, we finally have a good deposit and mortgage offers but there are no houses in our price bracket at all. A year ago there were loads of houses available but it has slowed right up since autumn. We have only been to view two houses, one didn’t feel right and the other transited to be a do-er upper and not financially feasible for us. I knew December would be slow because of Christmas but hoped January would pick up a bit however Covid and lockdowns won’t be helping.

Sell your houses people!!! Grin

Ahh we thought about rentals but houses are few and far between near us. Anyway... we’ve had a mad 24 hours ... the one house I mentioned available that we’ve previously been involved with came back to us last night and we found a mutually agreeable price and agreed to buy/sell. As we’ve already done the survey, it’s just the searches to be done which were done in 3 weeks on our house just before Christmas. Their new house is vacant so we are in a good position to complete quickly!

2% of £125000 = £2500
5% of £18000 = £900

I think you might see some previously STC houses coming back on the market. Our agent has said 50% of sales in chains are currently collapsing.
We are currently selling my late FiL’s house, we’ve had 8 viewings in 10 days and a mini bidding war today 😳 after 4 months of nothing much happening.
All the viewers have had purchases fall through since Xmas.

We’ve accepted an offer £10k above asking, which is a lot on a £140k house. No chain on either side, which gives me hope.

Bumping my own thread to see if any of you have had any luck. Still slow around here. A couple of new properties have been listed but they haven’t looked the right thing for us.

I thought things may have started to pick up by now...

We’ve sorted a property (the first one we had trouble with at the start of this nearly 6 months ago 🙄) and it is just going through... 🤞 it carries on to completion now!

SecretOfChange · 15/02/2021 14:36

@Veefum - I went with a 'stubborn' seller like yours and bought an overpriced doer-upper at approximately 5% below asking price. Renovation was stressful and expensive but nothing better came on the market since then, so on that basis I have no regrets.

SecretOfChange · 15/02/2021 14:43

@Veefum - good luck and fingers crossed for your purchase Flowers

OUB1974 · 15/02/2021 16:12

No luck here.... we have a local estate agent doing a shout out for us in his weekly update next week so that may help. I am also keeping track of how many houses go on each week to get an idea of when things are looking up. The good news is we put out house money into premium bonds and keep winning!

Keepthechangeyafilthyanimal1 · 15/02/2021 16:28

@Veefum congratulations! I cannot wait to be in the position when I’ve found a house and am awaiting completion Grin I’m so tired of private renting - so much stuff in my house needs replacing or updating, but unless it is absolutely critical my landlord doesn’t want to know. When I’m a homeowner, budgeting for these things and getting them done will be in my control and I cannot wait

@OUB1974 I like the idea of keeping a track of new houses - I’m going to try it, it will lift my spirits if I see an uptick.

@Keepthechangeyafilthyanimal1 - I've been renting forever until recently so can relate! Hopefully things will change for you soon, you've done the hardest part - saving up and getting finances in order! Now you just need a bit of luck for that one suitable house to come up. All the best Flowers

Veefum · 15/02/2021 20:05

Thanks! It’s not through yet but we are closer. In the interim for our last conversation the sellers have found a home they love and done some of the works from the survey and they came down in price to meet in the middle. It will be worth it. The property has potential and is in the location we want. Can pay for renovations but the location is key to everything sometimes!!

RedCorvette · 15/02/2021 20:34

Same here! Very little coming on the market at all in the price range/location we want. And I'm not that fussy within reason.

The one semi-decent house that's come on in the last month was sold in 24 hours before we even had a chance to see it Shock - and that's not the norm for this area.

What's the thinking behind people not putting their houses up for sale at the moment? Obviously Covid, bad weather, winter never the best time of year to sell/buy, maybe anyone thinking of doing it has already done it while the stamp duty relief was available...anything I'm missing? I'm desperate Grin

Clettercletterthatsbetter · 15/02/2021 22:01

No luck here yet. We accepted an offer on our house about 2 weeks ago but there’s nothing coming on where we want to buy. We’ve been to see 3 houses so far (only one of which was in our preferred area) but nothing was suitable. Something has come on in our search area today but it’s £100k over the top of our budget so that’s a definite no!

Bloodyhamabeads · 15/02/2021 22:10

I wonder whether the stamp duty holiday encouraged everyone who possibly would have put theirs on this year, to have put them on earlier so to take advantage of it.

CausingChaos2 · 15/02/2021 23:55

Very little coming on the market here too, and what does is selling within 7-10 days. Hoping things will improve later in the year.

Pipandmum · 16/02/2021 00:02

Yep. I have to move 70 miles this summer so my daughter can start at her new school. I narrowed the search to six properties, only two really appealed. Well half were actually under offer, and fear I might end up with a less than ideal house as there's just not enough on the market and anything decent is snapped up. I can't just jump in the car and go view- it's now or Easter.

Andthenanothercupoftea · 16/02/2021 07:23

Seems quite slow around here too, I'm not desperately looking as we can't sell our house just yet. What I have noticed is that houses either come and go really quickly or they've been sat around for ages/relisted/reduced.

Last summer a friend saw a house she liked, had an offer accepted, put her house on the market and accepted an offer in the space of a working week. It was mad!! I mean helps that she'd recently had it valued for remortgage and that she effectively lives like she lives in a show home. Not like me planning to stick all the clutter in the car when it comes to viewings...

I think people have rushed to meet the end of the stamp duty holiday and new sellers are waiting to see if it will be extended.

RichmondMumof2 · 16/02/2021 07:53

Do try putting a note into the letterbox of houses on streets you like. This happened to me and I sold to the interested party.

Bollss · 16/02/2021 21:16

Still really slow round here. We've seen one house and liked it but mortgage company being over cautious have now decided we can't afford it. Hollow laugh. Nothing on the market even half decent for what they will lend us. Originally didn't want to spend more than we are going to sell for so not a massive problem but is a massive problem when there's nothing to buy!

I've noticed even houses that have been for sale for months are starting to go now.... Crazy.

CoronaIsWatching · 16/02/2021 22:08

I will hopefully be in the market to buy by the Summer but obviously had my eye on the market in the areas I want to potentially buy for a year or two now. Definitely fewer properties coming on the market now. I also just want to go on trips to potential areas and have a walk around and explore but can't due to lockdown. so very much on hold for me.

Jarstastic · 17/02/2021 11:12

There are only 2 houses we could potentially buy at the moment and both owners are shielding and won’t let anyone into the house, not even the estate agent to do a video. one are older + underlying conditions. Not sure why they are on the market but at least we know those houses will potentially be available.

I am wondering whether there are a lot of older people who didn’t have their houses on before who may be thinking of putting them on after shielding ends.

Really fed up now.

Exhausteddog · 17/02/2021 12:08

A good friend is looking and she said shes so fed up with looking at the same things on rightmove. Some have been on for more than a year

Shes registered with several EAs. I wonder if people are waiting til they know if the stamp duty holiday will be extended.

Clettercletterthatsbetter · 20/02/2021 09:08

Anyone else reaching the point of despair? Literally only one house came on in our search area this week - £100k over our budget and it sold within 3 days. Prices are insane - everything that comes on seems to be listed for higher than the last thing on the market, and I’m worried we’re being priced out of the market, whereas before Christmas we could comfortably have afforded a number of houses that came up that were ideal. We’re adding a significant amount of money to that raised from the sale of our current house (inheritance and extra mortgage), but still can’t find anything!

OUB1974 · 20/02/2021 09:49

Getting very fed up too @Clettercletterthatsbetter. We are looking on a large estate in the town that we live in. Fewer than 20 houses in the entire town came on the market in the last week and none in our chosen area since well before Christmas. I'm worried we will be borderline on affordability too. We viewed 6 houses over a weekend last summer (offered on one but it fell through). Really hoping things pick up soon and that prices don't rise too much. Are you selling too? We sold our old house so the money is sitting in the bank and bit going up very much at all.

Clettercletterthatsbetter · 20/02/2021 09:53

@OUB1974 we’ve agreed a sale on ours which is adding to the pressure - I’m worried our buyers will pull out and find something else if we don’t find a house to buy soon!
