It's beautiful.

However, being picky, the utility and boot room are surely round the wrong way. The boot room should be by the door. That is the only reason I am not rushing out to buy it.

Georgian Rectors must have been paid well? Or did they all have a private income? Or a rich patroness like Lady Catherine de Bourgogne?
I come from very near there. Our village has a similar old rectory. I spent lots of time there. It’s only recently that I wondered how a rector could have afforded it.

Very lovely.

It's a bit overdesigned--the bathrooms are pushing it, and the study light fixture doesn't work in that room (and the wallpaper is appalling).

But the boot room and utility room is great, the kitchen is very nice, and the lack of fussiness in general is excellent. Plus, great floorplan, fab gardens, and lovely location.

The boot room also has an outdoor door - the photographer was standing in it by the looks of things from the floor plan.

It's gorgeous. I'm not sure I'm smart enough for that house though, I feel it would look down on me and feel that it was slumming it with me.

It's rare I love a whole house. But that is gorgeous. They've really thought about how to make a family home work.
Nice light walls, no gloomy corners.

If I’m not mistaken, it would’ve been paid for by the church. This was back in the days when people paid a LOT of money into their church coffers (in the thinking it would get them a better position in heaven). A rector would have been high up in the rankings for these perks!

I don’t think the utility and boot room are the wrong way round. Utility is next to the kitchen whichnis sensible. The boot room has an external door so,you can enter via that door, dump boots, walk through the utility to the kitchen.

Nobody in a Georgian rectory uses the front door, you’d use the boot room as entrance and exit. 😁

What is so lovely about it is it looks so light, airy and modern but still has most of the original features. The use of certain reclaimed materials is genius and inspired (using old bits of salvage etc can go really wrong so someone with a very good eye has had a hand in this).

The best kind of houses blend the old and the new. That’s not even mentioning the lovely gardens and that gorgeous long gravel driveway...sigh.

Really don't like the bathrooms, but, as you say, Wow, I'd love a utility / coat / boot room like that. Very nice indeed

It's really very nice, personally I love their style. Maybe I'm not fancy/posh/aspirational enough though as I prefer smaller places. Even if i had loads of money I think I'd just feel it was too big for the three of us. Perhaps that feeling changes when you do have money though.

Hold it! No, you're right. The boot room & utility are the wrong way round for me & no, you can't enter the boot room directly from outside as some of us thought. That's the loo! Confused

@WaldenintheWoods the arrow into the boot room points inwards from the courtyard.

I have to say the washer and dryer look a little insubstantial. I shan't negotiate for the white goods when I put my offer in.

Beautiful house and I would love to stay there as a guest but I couldnt live in it. Too many niggly things that I would have to change. The tin bath is one .It would have to go . And as a PP said the light fitting in the study is not right at all.And the niggliest thing is that despite having all of that room and a nicely designed utility room the bloody washer and drier are pushed into the furthest corner of the room. If I ever move I want to have the washer and dryer easily accessible and with folding and ironing facilities all in one place.

OMG I love that house OP! And like others, the boot room is what is giving me the envy - look at all that coat hanging space!!
