Land registry- should I be concerned?

We sold our last house in August, and bought our current house in September. On Rightmove when I look at Sold House Prices neither houses are showing up despite the fact sales/purchases that happened after our dates on the same streets being published on there. I also don't remember receiving any additional paperwork from our solicitors post purchase where as I'm sure I was sent some stuff from our first purchase not long after doing so. Does this sound concerning??

We bought ours in July and showed on Rightmove 3 months later, we only got the land registry confirmation mid Dec due to backlog. Some sold prices don't appear on Rightmove/zoopla sold prices, no idea why though

Thank you, I know I've noticed Rightmove rarely shows it now, you have to know the address and actively look it up on Zoopla.

We completed 27th March 2020 and our still doesn't show. We only received the title deeds 2 days ago but the property we sold was updated months ago.

You should have received copies of the new Land registry title from your solicitor.
If you haven't had that, email them and ask for it. Diary to chase up in a week.

Ours didn't show up on Zoopla or Rightmove for years. I checked I had the correct info through the land registry website and then I contacted them and Rightmove and it was sorted and updated. Must have been an oversight but it panicked me at first too.

I would just chase up the solicitor about the registration. They should have put in the application shortly after completion but it can take quite a long time to go through.

Land registry takes forever. Worse now with covid I imagine. You can ring sols to chase or land registry direct to check paperwork from sols is in hand

You can check yourself for £3 with the land registry itself:

But you can just give your solicitor a gentle nudge.

Leave your solicitor alone. Due to the stamp duty holiday most solicitors are drowning in urgent completions. Due to lockdown and isolating staff causing shortages most have real backlogs of urgent work. Due to school closures many are also trying to juggle home schooling. The land registry is swamped and has massive backlogs.

In the nicest possible way the last thing your solicitor needs is someone who has completed ringing up whining about their bloody title deeds.

One of ours never showed up on sold house prices but it did us a favour as we paid £20k less than the previous owners. We still sold it without any issues 5 years later.

@Campervan69 flipping heck calm down, I didn't say I was going to bang down my solicitor's door I asked people on mumsnet if something should have happened by now. That said, I will email them if I want to, I paid thousands of pounds for their services and if I need piece of mind that the sale and purchase of my largest assets (after waiting 5 months) are secured, I will!

Rightmove and Zoopla are house selling sites, their information has no legal standing at all. Land Registry is the one to be concerned with.

@Fuckingcrustybread I appreciate that but I also haven't had any paperwork from the solicitor, I remember getting a wad of paperwork soon after buying my last house and only recently realised when checking Rightmove I hadn't received anything this time. I will look on land registry site.

I bought a flat in 2008 and it never appeared on Rightmove, Zoopa, or the Land Registry website. It was 100% mine. When I sold it that purchase did show on the websites.

My current house also doesn't appear. I'm not worried.

You're in the house, have a read here of the unbearable stress conveyancing solicitors are under at the moment. Instead of giving out biscuits, just have a little empathy for other people for once. Solicitors have worked through all the lockdowns whilst home schooling children in very difficult circumstances. Once the deeds are lodged at the Land Registry it is out of their hands and they will be in touch as soon as they are received back. You calling is just an unnecessary added stress to already overloaded staff. But hey, you paid them so get your additional pound of flesh why don't you.

@Campervan69 get a grip, my solicitor has 2 PAs I can absolutely guarantee you if I emailed her now I would have a reply tomorrow.

Maybe we should start clapping for solicitors on Thursdays, all this business they're getting during an economic down turn, poor souls Hmm And my pound of flesh?...otherwise known as my largest, riskiest asset that I paid them to secure for me, sure it would be absolutely odious of me to send an email double checking all was ok Hmm good grief.

What did they tell you when they completed? That they would now proceed to register the property at the land registry and would be in touch when it was back? So you don't trust them to do their job? Or you just want the power trip of a pointless conversation? Why ask here if you are going to ignore someone in the know when they answer you?

@Campervan69 professional services have not had it easy through lockdown. I'm a lawyer and have been busier than ever whilst (partly) homeschooling and dealing with all the other shit 2020 threw at us. But I still don't think it's unreasonable to gently nudge a solicitor to complete a job they were paid for months ago.

The land registry are taking ages at the moment. If the property was unregistered it'll take even longer. There's nothing your solicitor can do to hurry things along

@eurochick as I keep trying to explain, once it goes off to the Land Registry it is out of our hands. They are way behind at the moment. There is nothing the solicitor can do about this.

Land Registry share/sell their data to their stakeholders like RM and Zoopla. If your sale is not showing on either of those sites yet then most likely your transfer application has not been completed yet.
Currently at LR there is a backlog and a massive volume of transfer deeds to process. This is due to stamp duty holiday and everyone rushing to get sold before it ends, and also because for the first few months of lockdown a lot of solicitors were working on skeleton staff.
Also factor in any queries there may be with the application that the LR are waiting for solicitors to resolve. Your transfer application may be sat waiting for solicitors to deal the queries. Or the solicitors have responded to the queries but it's not been picked back up yet. Queries can be for things like names misspelt on documents, or LR is still waiting for the previous owners mortgage lender to remove their charge over the property (massive backlog for that as well).
Maybe give your solicitor a nudge and see what stage your application is at. Your nudge might get them to notice there are still outstanding queries.
