Land registry- should I be concerned?

We sold our last house in August, and bought our current house in September. On Rightmove when I look at Sold House Prices neither houses are showing up despite the fact sales/purchases that happened after our dates on the same streets being published on there. I also don't remember receiving any additional paperwork from our solicitors post purchase where as I'm sure I was sent some stuff from our first purchase not long after doing so. Does this sound concerning??

Sorry, just read now that you said it is a new build. That's a slightly different and longer process than what I was originally referring to, as that is a transfer of part where the developers would have to transfer part of their land to you. This would create a new title with a new plan.
So the removing existing mortgage wouldn't be an issue but their may still be other queries outstanding. But it would still be affected by the large volume of work LR is currently dealing with.
I would still recommend giving them a nudge though.

The Land Registry have massive backlogs at the moment. Some registrations are taking a year to be completed.

Yes, I understand that @Campervan69. But the OP doesn't know if it is stuck in the backlog, it is in a pile of paperwork on her conveyancer's desk or if there has been a cockup (it happens). That's why it is reasonable to enquire.

It's important to chase your solicitor and get the title deeds. Ours took a while in 2017, a good few months, when they did arrive the previous owners mortgage was still showing as charge 1 against the property, our own mortgage was charge 2! I had to email our solicitor to get it removed and new title deeds issued showing our mortgage only.

The land registry are taking ages at the moment. If the property was unregistered it'll take even longer. There's nothing your solicitor can do to hurry things along

The land registry is massively behind. My parents first registration of their house will have been sat with the LR two years in September and there’s nothing we can do about it!

They’ve lived in the house fifty years and it was something the solicitor recommended when mum updated her will. Dad has since died we’ve been waiting that long.

On the positive side, as long as your solicitors have lodged the application with Land Registry, your interest is protected. Also, if you have a pressing need to have it registered, eg, if you had an onward sale or were looking to remortgage, they would always expedite the application and it would be looked at within days. If not, as others have said, it's simply a case of sit and wait.

I never got ours from solicitor. Cost £3 from land registry and I just checked a few times after we moved to make sure it updated to say it was ours.

We completed in July on our new build and received our documents from the solicitor at the weekend. I would leave it a bit longer and then chase.

Yeah, a new build will take ages to register at the moment.

Also, some sales price information will not show if it is commercially sensitive (eg a company bought it) - well that used to be the case anyway, I am not sure if that has changed.

We bought in September. Registration at Land Registry also not complete yet. Your solicitor will be in contact when they are ready.

I haven't contacted mine yet because I don't want to add to their load. I have complete confidence in them.

My new build took ages to clear land registry the conveyancers I used were useless, ignored my calls so I just rang land registry who were able confirm paperwork had been submitted and was being processed. It's an important process and I really don't care if its seen as being whiny or arsey to chase it up

Sites such as Rightmove / Zoopla etc are no reflection that everything is fine / not. Ask your solicitor to forward on the paper work from the land registry showing the title deed has been transferred to you. You might have received it already amongst the mountain of other things sent to you.

We sold our previous house nearly 5 years ago and the sale has never appeared on Rightmove or Zoopla. I'm not sure why and paid to check with the Land Registry about 6 months ago out of curiosity and it's definitely registered to the new owner. We got a really good price for it, the highest ever for the type of house, and I think that it not showing up on Rightmove worked out well for a friend who bought an identical one round the corner about 6 months later for 15k less.
