Is anyone else preparing to put their house on the market?

I know, I know...we should have done it last year when the market was crazy busy but finances, family circumstances and whatnot meant that wasn’t possible and so we’re looking to sell our house and move this year.

Is there anyone else in the same boat who fancies a support thread to get us through?

We’ve had our place valued by 4 agents, have chosen one to go with and are currently doing a few minor bits to the house to get it in tip-top condition (filling old screw holes, a bit of touch-up painting and a good declutter) before we have photos taken.

Who else is looking to move in 2021?

Hi guys,
Can I join the party. We have the estate agent coming round on Tuesday to get the ball rolling. Terrified is an understatement, I’ve never sold a house before. We’ve done loads of jobs over the past couple of weeks but I’m not sure I’ve done enough really. Will my personal photos really put people off? I haven’t got loads. I’ve asked the estate agent to price us sensibly as I don’t want to be on the market for ages. Stupidly I’ve already seen something that would be perfect for us, I’m not going to view yet though.

So the agents called this afternoon and in the week the house has been listed the feedback is it’s priced too high, exactly what we thought. But my husband knocked a chunk off straight away bringing to the minimum price we want. I tried calling back but by the time I had they were closed and had already reduce the listing online🤷🏼‍♀️ Now we will have to see what, if any offers we get. On a positive we may get more people through the door.

@tryingtocatchthewind Good luck, I am very nervous as well. I had photos done yesterday, Estate Agent was rearranging my cushions and throws whilst I was hoovering.My photos will definitely not be perfect , I ran out of time and I just want to move now.Hopefully wont put people off.
I viewed teeny terrace yesterday but it was too rough, lovely little house, good allocated parking but needed so much work and I cant put my DC through that as he is in his GCSE year.Felt so deflated after, I think I was the 15th viewer so it will sell.
@Persipan any updates?
@Bid876 good luck , think you just need people through the door sometimes.
I am going to drive by a house which does look rough but not too far away this morning.

How do you choose an agent? I need someone who will be honest rather than someone who'll say what they think we want to hear.

Well, my offer on the house with the 'Mediterranean feel' backyard was rejected - wasn't unduly upset because tbh I only really offered on it because of the location and then found myself worrying they'd accept it, which is rather the opposite of how you're supposed to feel at that point. I offered the price it's listed at on Rightmove but they clearly wanted more (although they still don't seem to have sold it, for all the agent implied lots of interest in it).

After that, I did a second viewing on a house that's not quite so close to where I live currently (although still in the same city rather than moving elsewhere, so that's brilliant, and really only ten minutes on the bus from where I am now). Have just had an offer accepted on it! It's a bit quirky but does really tick most of my boxes and has a good feel to it. It's up a hill (actually, technically, sort of partly inside it) so has awesome views. Mind you, now the vendors have to find something and I have some reservations about how they'll manage given how busy they seem to be, but fingers crossed!

I went on customer service. I thought I’d always use the agents who we bought the house through as their service ever was brilliant at the time. But after 2 messages and no call back I went through a website on getting home quotes and went with the agents that responded quickly and followed through with everything they said.

We’ve only been on a couple of weeks and they have kept us up to date so hopefully it was the right decision.

@Persipan we are in same position as you, viewed a house on Saturday and had offer accepted today, just hoping that the sellers find somewhere within the next couple of weeks, it’s all such a gamble isn’t it!

Well I had the estate agent round at lunchtime and he said the house is looking great. I asked if there was anything else I could do and he just said try and keep it this tidy haha not easy.
Bit disappointed as the only suitable house for us has gone under offer. I’m really worried we’ll sell easily and have nothing to move into!

Well we are up for sale, and our EA phoned with two viewings less than half an hour after we signed off on the brochure so I'm keeping everything crossed.
There are a couple of really nice houses which have just come up this week that I'd like to look at - I'm torn between making the appointments asap as things are selling quickly here or waiting until we've had some viewings and feedback..........

Good luck @TheOnlyMrsW I hope you sell quick. I’d say book an appointment. The only suitable house in my town went under offer yesterday, gutted.
My house is up on the EA’s site but the full details aren’t agreed yet. There was a fair bit of interest on their “coming soon” Facebook post. I’m half happy that it’ll sell quick but half terrified, what will I buy!

Things getting stranger round here - 3 offers this morning, 1 from someone who hasn't even viewed the house!!! One offer is asking price, the other two are both £10k over asking price and are identical in terms of AIP's approved, chain-free sales, amount offered etc. The people who have offered unseen are coming this afternoon, and then if they still want to go ahead EA will ask both for best and final offers in writing - whoever bids highest wins. I feel desperately sorry for the people who viewed and offered over last night but EA has said as the identical offers came in this morning (apparently within minutes of each other) they have to be treated exactly the same. Head.Is.Pickled.

That all sounds fantastic! Although I should say, I'm pretty sure when we were looking we were told there could be no offer considers if there has been no viewing.

Whereabouts are you based? Sounds like you've either got an amazing property and / or the market is very active!

Wow that is mad.

My house went live this morning with one viewing booked for Saturday morning already. I’m hoping for a few more. Given how quick everything in my area is going off the market I’ll be disappointed if mine doesn’t!

@kirinm we're in East Lancashire, houses seem to be selling in days all over our area, my big concern now is that we have to find something!!
The people who offered without viewing are coming this afternoon so guess the EA wanted to keep as many people happy.....will update later Smile

I am officially for sale today. 6 viewings booked for tomorrow and 4 for Saturday.
Cant believe it so hope it all goes ok. EA said they wont take any more viewings at the moment until these are done.
EA will show them around whilst I take the dog out.
I am having a mad clean up still.

I've finished today doing all the little jobs that need doing. Only thing left is to get the window cleaner in to give the windows and front door a shiny scrub.

Then to get the estate agents in next week! I'm not sure whether to get 2 or 3. To be fair I'm probably going to use the same agent as before but I'd still like a second opinion.

Well I’ve got 5 viewings booked in for Saturday, a couple of renters, a couple who have sold and one who is just on the market. Hopefully someone likes it!
