Is anyone else preparing to put their house on the market?

I know, I know...we should have done it last year when the market was crazy busy but finances, family circumstances and whatnot meant that wasn’t possible and so we’re looking to sell our house and move this year.

Is there anyone else in the same boat who fancies a support thread to get us through?

We’ve had our place valued by 4 agents, have chosen one to go with and are currently doing a few minor bits to the house to get it in tip-top condition (filling old screw holes, a bit of touch-up painting and a good declutter) before we have photos taken.

Who else is looking to move in 2021?

Joining this thread for help and tips.
I need to sell my house for financial reasons, find somewhere a lot smaller for me and 1 DC at home.
I have dithered for so long but the money worries are really affecting me.
House not in tip top condition but have booked a valuation for next week.So flipping nervous, am waking early with tum churning.
Going to start big tidy up, have finally told my DC which I was dreading so at least I have done something!
I did cry a lot yesterday so hoping I will not do that again today.
Any advice will be greatly received.

Well done on taking the first steps! I'm sure that's really tough but it sounds as though a move will help massively with your money worries, so it's ultimately a positive thing.

When you have your valuations, have a chat with the agents about whether there's anything you can do (that's affordable to you) that could increase your home's value or maximise the chances of getting your asking price But, don't go mad trying to do this, especially if it means spending money you don't have. There's a buyer out there for every home if it's priced right, so talk through with the agents what you can realistically hope to achieve for your house and in what timescales - and I know it's probably tempting to go for the highest valuation but look at how that agent does generally eg do their sellers tend to have to drop prices, or accept lower than asking price offers?

I have never really posted on forums before so even this is a big deal for me.
Yes you are so right, moving ultimately will be a positive thing for me.
My money worries are taking their toll, I am so tearful at the moment so I know I have to do something.
Guess I feel a bit overwhelmed and I am trying to second guess every scenario which is not helping.
I was going to wait until May to give me time to smarten it up a bit but have had a complete U- Turn now, I feel I am procrastinating really if I wait. I will do , as you say anything the Estate Agent feels is a hinder if its low ball money and just effort but otherwise I just need to face reality and accept I can no longer afford to live here.
Not sure where we will live but would consider going into rented just to relieve the mortgage pressure.
There does seem to be an estate agent who is selling well around here at the moment,that is the 1 I have booked. I am not going to list it for a crazy price as I think I will panic more if I have no viewings then or offers.
My chances of getting another mortgage are zero as I am self employed, single parent and I am not a good risk.My business has literally nose-dived.

Do you think you're likely to walk away from a sale with a chunk of equity? How tied are you geographically to where you live at the moment? Just wondering whether you'd have any options for buying somewhere with the equity - not that home ownership is the be all and end all, there's nothing whatsoever wrong with renting, but obviously rent is an ongoing pressure in its own way. Would there be any prospect of moving area, or moving within your current area, and buying something cheaper, do you think?

I will walk away with equity, just not a huge amount so my mind is all over the place.
I am scared of renting, the instability plus how expensive it is but I may have to.
There is a teeny weeny mid terraced house which has just come back on the market, last sale fell through.
Reading between the lines they have served an eviction notice to the tenant, so unable to view for now as the tenant refusing.2 photos only, on an extremely busy road however to a point it fits my bill.

Its not very far from where I live now, about 3 miles,I am tied to the point my DC is doing GCSE,S this year. Will hopefully return to same school for A Levels, all being well.
Quite frankly its tiny but its cheap, I think I could buy it, however common sense tells me it might be fraught with problems as the last sale fell through due to problems with the tenant.
Estate Agent coming next week are also selling it, said he will have a chat to me about it.
I have no problems with a wreck of a house if it,s cheap but I do need to be quite mindful my DC will be busy studying, a lot at home as well. Although they have said so long as they have their desk ,PC and bed, same school, thy cldnt care less where we live.

@d1157959543599b000178 I think in your position I'd definitely be seriously considering what I could get and be mortgage free, even if it was something that wouldn't be everyone's ideal. I'd look at it as, I know I have somewhere to live with no rent expenses, so whatever happens that bit of my life is sorted. That said, I'm just some random on the internet, so if you're able to access any financial advice that would be a good idea!

Just had a call from the agent... I have an offer! £5k below asking, which is where we expected to realistically go. But since there's still the second viewing person coming back today, along with another first viewing right after, I'm going to hold off until tomorrow to make a decision on that.

Well random person on the internet you are talking sense!!

I must say these last few months have turned my world upside down as I know it so have been thinking more and more about buying something outright.
I have got an appointment with a FA next week but honestly don,t know if I want to borrow any monies even if I could now.
In all honesty though its a no go as my accountant has pretty much said there is nothing out there for me.

Good plan - and ask your EA to go through the 'proceedability' of each offer - state of mortgage offer, LTV, how many in their potential chain already, FTB?, own house under offer.

And now I have another offer! Slightly higher than the first one, but the person is in a slightly more complex situation. The agent is just seeing whether either wants to increase their offer at all, and then I can make a decision. I'm honestly rather surprised (and a bit freaked out!); I really wasn't sure anyone would be interested. They did say, when I put it on, that since there wasn't a huge account coming onto the market, it wouldn't have too much competition, and maybe that's played a part.

There are a couple of properties I definitely want to view, and a few more that might be worth a look - they're aren't huge numbers of properties that would work for me within my budget, so I may end up stuck waiting for things to come on the market, which would be a pain, since, again, there maybe isn't so much coming on right now...

Was supposed to be going to view somewhere today, but the agent couldn't get hold of the vendor despite trying several times, so I'm waiting for them to arrange another time.

My DP has finished some bits off over the last couple of days. We need to repaint the entire place - we have renovated but the walls need another coat as they're all scuffed etc. And we are having some work done by tradesman hopefully in March so I'm hoping we can at least get it valued next month.

We’ve actually had an offer accepted on an house! We’re in Scotland so it’s a much easier house buying and sell in system here-you make an offer (ours was on at a fixed price), and if it’s accepted that’s it, house off the market, no one else can view it.
Hopefully we should sell quickly, we’re in a bit of a microcosm property wise-first viewing booked for Sunday!

We are aiming to do one more week of little diy jobs and then we are going to call estate agents. Eek! There is absolutely nothing on the market though. There was something that came on last week that was suitable but I wasn't crazy about it. We thought we'd check it out but the EA said they already had 30 viewings and 2 offers and so were t taking any more! Crazy. I'm worried about what happens if we get an offer but can't find anything? We'd be willing to rent but with 3 kids and a dog don't know how easy it would be.

Can I join? We went to see a house today, which I really liked and now I really don't know what to do.

Problems are that our house isn't on the market yet. This is for the following reasons:

The cooker currently isn't working, it's brand new and hasn't worked properly since we got it but I've been trying for months now to get a replacement or my money back and the company won't even call me back 😢

We have some capillary action in the front doorway. We have accepted a quote to rectify this but I haven't got a date for the works to start yet.

The house we like is offering p/e but would they overlook the above and reflect it in the price?

The estate agent suggested not bothering with p/e as the market is good and we'd probably get more for our house but we can't proceed without the work above being done can we?

Plus since it's not in the market yet it's so daunting getting valuations, solicitors, surveys etc quickly enough to make an offer

I've never sold and bought at the same time before as our current house is our first and i just don't know where to start!!
