What is the general cost of tiling

I have been asking for quotes for my kitchen floor and splasback to be tiled.

First quote i have had back is £1,695 for floor and £600 for wall. I have asked for breakdown of costs as couldn't work out why it was so high.

For the floor the quote has £900 relating to labour. I think majority of splashback is labour also.

This is a 12m2 kitchen with porcelain tiles going down on floor, cheaper 10x10cm on splashback. Existing floor tiles remaining and being tiled over, existing splashback tiles being removed before tiling again.

Is this cost justified? Does it take a week or something to tile just the floor?

I had quotes ranging from £50/sqm right up to £160/sqm - and the guys at the top end didn’t seem to have trouble getting work at that rate. I got lucky with my tiler, he’d recently moved to the U.K. from Hungary and was trying to build up his business, so did an amazing job for the £50/sqm. My kitchen is small (about 5sqm of floor and then wall tiles for kitchen with that floor space) and each took him a full day.

It comes down to factors such as area to be tiled, awkwardness or shape of area, level and size of tile - large porcelain tiles are more difficult and time consuming to lay than smaller ceramic ones.

Dinosauraddict · 17/01/2021 14:36

£40-50 per metre squared is usual round here, but does depend on complexity

ShellieEllie · 17/01/2021 14:50

We paid £50 per square metre 2 years ago, (live in the South West) they were large porcelain floor tiles and it also included the tiler putting down the underfloor heating.

LookingOptimistic · 17/01/2021 15:30

@Dinosauraddictell i don't know about the complexity, however tiler has said it would take 4 to 4.5 days to complete the floor. Is that normal for 12 square metres? I have nothing to compare it to as not had a floor tiled before.

Its working out at £141 per square metre.

I paid about 650 to tile my kitchen and splashback last month (done in herringbone pattern, so that was why the cost was a bit pricier than normal). This was in South East, but not London. Took the tiler 3 days, but thats mostly due to the cuts needed, and him not working full days.

Dinosauraddict · 17/01/2021 21:07

What are the tiles size-wise and pattern etc? E.g. PP is right that herringbone always costs more (and takes longer to lay).

nomdeguerrrr · 17/01/2021 21:18

Sounds too expensive. Get more quotes

Shouldbeworkingnotreadingtalk · 17/01/2021 21:32

£70-90 per square metre for fiddly bits , ie splash back areas that involve lots of cutting in around plug sockets.
£40+ for larger surfaces areas.
South east but not London prices.

Weirdlynormal · 17/01/2021 21:47

Our tiling is £100sqm!! The large tiles is part of the problem, but the guy is supposed to be the best.... he better be!

delilahbucket · 17/01/2021 21:58

We got mates rates on our kitchen, downstairs toilet and hallway for floor and kitchen walls, but it was done in two days with one tiler and an apprentice. Dp prepped the floor though and put boards down which was another day.
Does your quote include tiles as well as labour? If so, it probably isn't far off. Even on mates rates and wholesale prices on the tiles we spent £1400.

TheGoodEnoughWife · 17/01/2021 22:09

I have just done a room, approx 3m x 3m myself. Being able to lay floor tiles is my secret super power! Seeing the prices here I am very pleased I can however it did take me 2weeks!

LookingOptimistic · 17/01/2021 23:01

I am south east but on the border so almost south west.

Yes my quote includes the materials but i just thought it seemed a lot for 4sqm splashback and 12sqm floor with total quote being £2,295.

I'm SE (not London) and paying £35psm. My bathroom floors and walls were 16m squared and were done in a day.

ShirleyCurly · 18/01/2021 03:35

And I've just seen it includes tiles in your quote. Which makes all the difference. Your tiles could be anything from £10psm to £150psm!

Chumleymouse · 18/01/2021 04:21

The original post says 900 for labour ☝🏼So you can work out the cost of the tiles from the 2295. I think it sound expensive, I’ve not seen the job but it’s only a small area. Sounds to me like he’s making it last a week. I’d say 2-3 days £141 per metre is too much. Get some more quotes. Good luck.

Dinosauraddict · 18/01/2021 06:34

I hadn't realised your quote included the tiles. The £40-50 I mentioned above does not include the cost of tiles (but would include grout and adhesive). Tiles can be thousands depending on what you order.

omygoditsearly · 18/01/2021 06:48

So he is charging about £75/Sqm, by the time you knock off grout and adhesive that's nearer 60. Porcelain tiles are hard to cut. I used a diamond wheel particularly for porcelain but each cut is much slower than an equivalent cut in ceramic. Given that you generally start from the middle to ensure that the sight lines are right every outer tile is a cut even in a regular room. All in all it doesn't seem soo high to me. By all means get some quotes but try to get some recommendations as tiling is one of those jobs where the detail really shows.

LookingOptimistic · 18/01/2021 08:00

@ShirleyCurly The tiles are £576 and rest aside from labour is adhesive/grout etc.

OP posts:
Bluntness100 · 18/01/2021 08:04

So when you remove the cost of tiles, what’s the Labour rate?

576 for all those tiles is quite cheap.

Also what is down there now? We just had our bathroom done, ans basically a new floor and levelling was required before they could be laid.

Weirdlynormal · 18/01/2021 08:43

You want a good tiler though. Once they’re laid badly, you’re buggered. Large format tiles are hard to get totally accurate (think slide a bucket across the floor accurate)

LookingOptimistic · 18/01/2021 09:03

£900 labour for floor and a good portion of splashback amount (£600) will be labour too.

Problem is they have tiled my fireplace so i know they are good and take care in what they do, i just really didnt think it would take a week.

Currently have ceramic down but its being tiled over, so no need to fix the floor just get a compound to make sure it sticks to it.

OP posts:
SuperheroBirds · 18/01/2021 14:03

We are in the middle of having our floor tiled, hallway, kitchen, and utility room. It is about 38m squared, and has cost £1800 tiles, £960 materials, and £1400 labour.

LookingOptimistic · 18/01/2021 15:09

@SuperheroBirds

That seems reasonable for labour given the area size. Problem is i'm being quoted that much in labour for less than half that area in square meters.

OP posts:
Bluntness100 · 18/01/2021 15:15

Op are you sure there isn’t work to be done before they lay it? Flooring to be removed, new flooring to be laid, levelled etc? Four and a half days work for 1500 quid seems reasonable to me. It means you’re paying approx 300 quid a day.

It’s not really about rhe size as such, unless you’re saying you’ve already had rhe surface prepared?

LookingOptimistic · 18/01/2021 15:22

@Bluntness100

This guys day rate is £180 per day, as he has done other work for me. So why now £300 per day + materials on top of this.

We specifically spoke about existing floor and he categorically said he would tile over the top.
