How much to refurbish this stunning house?

Asking for my brother who's chain free and recently moved to Oxford.
He's planning to redo all the wiring, plumbing, new boiler, new kitchen and bathrooms, all flooring, roof and decoration. He's asking me how much all this done to good standard would cost without an extension and not moving the plumbing unless absolutely necessary. I've recently refurbished a house but on a much smaller scale so I don't really know.
In particular, can you spot any extra structural work that may be needed from the video. It's in quite a state isn't it?

There’s no profit in it, and I suspect it’s not mortgageable, BUT if you have 500k on top of the purchase cost, two years, and some renovation and restoration experience, that house is a great buy. Superb location.

I did a gut renovation of my much smaller house in my much less smart area of London and had to stop counting after £300k because it was stressing me out. Worth every penny to me because it’s my family home, but a terrible business plan.

You don’t need to rent for the full two years though. Six months will make it dry and warm, and the builders can set you up with a temporary kitchen. Bathrooms are easy and you can get them right first go. For a very long time the Lefroy Brooks shower in our loft was the most luxurious space in the house.

I don't know Oxford at all, what would you say is special about Summertown as opposed to other nearby areas?

£500k includes decorative finishes and interiors. Easily 20% of the budget and something developers and builders don’t need to allow for.

I don't know Oxford at all, what would you say is special about Summertown as opposed to other nearby areas?

Like comparing Acton with South Kensington.

Forgot to say new windows, which were high spec wood sash and casement from Mumford and Wood were £36,000, so this swallowed up a lot of the budget!

But i bet they look lovely!

No idea but my auntie literally lived in the next street, it’s a great area, if he’s bought it he’s a lucky bunny.

Can’t help wondering how it was inhabited. In parts it looks like an HMO, the wiring looks unsafe though and clearly nothings been done for decades, so probably a very elderly owner occupier who was there for decades. Maybe a former classics professor!

To the PP who asked about Summertown:

It incorporates the two roads leading into central Oxford from north/west. When dons were finally allowed to get married and live outside of college in 1877, they all built their houses on Banbury/Woodstock roads. It has quite posh Farrow and Ball/Jojo maman Bebe style boutiques and nice bakeries/coffee shops. A few Oxford colleges can also be found (St Annes, St Hughs). Quite a few private schools are nestled amongst the housing. It's posh, basically.

I went to have a look this morning as I live nearby, and came upon a group of neighbours chatting in the road outside number 14. As I knew one of them I asked about the house. Turns out, hilariously, that it was owned by a Polish builder! He'd lived there for years with his elderly parents, then on his own when they died. The front window has been broken for ten years! Apparently he was a hoarder, though the house has now been cleared. Perhaps it was so stuffed he didn't notice the damp. Anyway, they said he was a lovely man, just never got round to sorting out his own house.

I’m falling in love with this house. Great location and loads of natural light if the photos haven’t been over-exposed. Original fireplaces and the architectural joinery can be retained. Handsome and honest. I really hope it goes to an owner-occupier who treats it right.

I love this house too, despite living nowhere near Oxford Confused

If you watch the video tour, it shows the property off to its full size, there are so many rooms, and they are mostly very large.

I just need to see a floor plan, then I'll be fully sold (plus to find the best part of £1.5m to fund the purchase and renovation now)!

Ye gods, Vinyl. That's an awful lot for really quite a small terrace with not much in the way of garden. I lived in Warkworth Terrace as a postgrad. Several of us - one bedroom each, tiny, tiny rudimentary kitchen, plus shared sittingroom, with pleasant elderly owner living in basement flat. Then, way back, the houses were dark and dingy - the one we rented had lots of Victorian prints and dark brown paint everywhere. Many other nearby houses were the same. But it was not a quiet street then - the police station had noisy comings and goings 24/7. If that's still there, I imagine that it's even noisier.

I know. I decided not to buy in Cambridge in 1996, I’m kicking myself hard. I’d just sold a three bed terrace in St Albans for £80k too - I dread to think what that’s worth now.
