How much to refurbish this stunning house?

Asking for my brother who's chain free and recently moved to Oxford.
He's planning to redo all the wiring, plumbing, new boiler, new kitchen and bathrooms, all flooring, roof and decoration. He's asking me how much all this done to good standard would cost without an extension and not moving the plumbing unless absolutely necessary. I've recently refurbished a house but on a much smaller scale so I don't really know.
In particular, can you spot any extra structural work that may be needed from the video. It's in quite a state isn't it?

Keto- you keep posting links to really horrible houses! That first one was hideous! Very different to what the house in the OP could be like when restored!

I agree the houses are totally different styles. They are not hideous though. Come on.

I know Oxford. Are you sure that after modernisation that there would be any profit? Or are you planning to live in it?

Op, this is a major renovation. He should not be considering this at all. The fact he’s totally clueless to cost and thinks it’s a good idea to ask people to guess on mumsnet shows just how much he shouldn’t consider this.

If assume that if developers haven’t taken it on, it’s because there isn’t much of a profit to be made. Having said that, there may be some (just not enough to tie up cash for a while) and if he would enjoy doing it, why not?

Give it a very wide berth unless you have very deep pockets and/or aren't doing it for profit. There's also no way you are going to get a kitchen worthy or a £1m+ house for £15k - you could spend that on gadgets and appliances! This is a £250k++++ job all day.

That's a blast from the last. I rented a room in a house in Thorncliffe in only slightly better nick than that - the owner needed people in the house to stop squatters so it was cheap.., great location with small gardens but so close to amenities (hard to park)

I'd agree with the higher estimates here - that place will burn through cash!

We refurbed a 4 bed detached in an equivalent area:

strip back to brick throughout
remove lead pipes/asbestos
dig out old foundations and replace
new floors/joists
new roof
new stairs
plaster board/plastering
new architraves and skirtings
new damp proof course
all new plumbing, heating, wiring
2 new bathrooms and cloakroom
new handmade kitchen/utility with Silestone surfaces
new hardwood double glazing
hardwood flooring downstairs, carpets upstairs

All to a good solid standard made to last - but not over the top fancy...

Estimate from architect and builders was 250k but it was nearer 350k in the end.

How the hell is that worth a million??? 😂 the world has gone mad. I live in a very expensive area but WOW I didn’t realise Oxford would be even crazier! Dilapidated and looks like a pretty standard semi to me - hard to tell without floorplan. My instincts are screaming ‘noooooo!’

I think it is absolutely the wrong time to take on a project like this. It looks a mess for nearly a million pounds. Wouldn't touch it with a bargepole at that price. Be lucky to get 400k for it. Miles overpriced.

Definitely £250-£300. It needs complete renovation and some of the issues look significant.

Wow, that is a fabulous house.

He needs a full structural survey (building survey) before making a decision. No-one can guess about the sources of water ingress, roof etc, for you.

Surveyors will not look properly at the roof, they don't go up there. so he needs a roofer, a quote for windows etc before he bids.

There's some fab old parquet floor there, which could look great, polished up. The whole thing will be amazing. But it's definitely a case of do it properly first time, or pay twice (and more) for the work.

OP with the greatest of respect a house that is potentially worth £1.6m will need a £40k kitchen at cost. £70k if someone else does the work. That's a minimum.

Fair enough, I don't know Oxford but just looking at homes in the area around where the house is, it is clear that someone who has little knowledge of renovation probably needs to get a practical home rather than something (though charming) which needs major structural work (ceiling being held up signifies significant issues) should be taken on by a builder with a deep pocket.

Considering there is an acro prop holding the roof up in one picture of day there are some structural issues going on too. Would be a stunning house when done though.

200k for a mid range finish if all goes to plan. It won’t! Allow 15-20% on top of that for contingencies. And even more if you want fancier materials and finishes (especially as it’s a higher cost house and people expect higher cost touches).

I’m baffled at some of the estimates on here. We renovated a three bed (much smaller) house what 18years ago for £150k and that was no more than a medium spec (eg Magnet kitsch, Topps Tiles). If you’re spending damn near £1m on the wreck then you’re looking at putting in more than a medium spec. It’s got to be at least £500k to do be confident of getting it all done & a proper job.

Much less if he did some of the work himself
