Is there a 2021 extension thread?

Just that really, I found it very informative (and exhilarating and at times heart breaking!) to read the 2020 extension threads. I couldn’t find a 2021 extension thread. Please can you direct me, or if there isn’t one, let’s start it! All welcome.

As for us - we’re awaiting PP for our extension and our architect said the work might start as early as March (ha! I’ll believe it when I see it). It’s a large extension and we will need to move out for about 9 months so I’m a bit flustered at the thought of moving out in 7 weeks’ time. We’re extending over the garage, in the garden and in the loft, and doing a shedload of other stuff from electrics to roofing and redecorating everything. We’re in SW London.

Can I join? We bought our new house in December, completing on our old one this week so we'll have the funds to start actual construction! So far it's all been knocking down walls, discovering new sources of damp and burst pipes and that the huge loft isn't really suitable for conversion...

Fun buying a new place isn't it lol Are you sure about the loft? What's prohibiting it?

So much fun! The walls are stone with a rubble filled cavity, so not very friendly to work with, and we'd have to get the most enormous steel up there to get the right level of support. Plus asbestos roof tiles, which while not a massive issue I'd rather not mess with!

We are about to start a side return extension on 8th feb! Looking forward to getting started now, it’s been a long time in the planning. We have a kitchen designed by howdens and have pretty much made decisions on doors and windows but interested in suggestions. We are over budget already so basically ended up setting a new one!

Worried about starting this in lockdown as we are both wfh and have nowhere to escape to. But will be worth it to have w new kitchen and hopefully have doors in place in time to enjoy the garden for some of the summer at least...

Will certainly push the cost up! The steel isn't really a problem as they'll crane it in but the asbestos tile disposal and replacement will cost a fair whack. Hate it when that happens.
Rubble filled walls?! Are you living in a chimney lol?

Nearly everyone goes over budget. Our design was supposed to cover a large extension plus loft conversion... Just the extension ate up 270k of our 200k budget! Meh, who needs to eat, right?

If you have the space, ask the builder to order as much material as possible as there are rumours of shortages coming. Depending on precisely what they are and when you need them of course may mean it doesn't affect you at all but if it's all piled in the back garden then happy days. Get the builder to double check current lead times on windows too as they are way longer than normal at the mo.

We're due our permission any day. We then need our architect to do more detailed drawings for building regs. I just want to be able to start getting quotes so we can get booked.
Last time we got our plans far in advance so there was never this waiting part...

@Loofah01 the amount of damp we're having to fix, you'd think we were living in a drain... It's starting to feel dry now though!

Newbie here - toying with maybe extend 2022 or move.

Can I ask do you always need PP? We are a semi with extension across the back already but want to extend down the side to join the back, change kitchen, add shower room and utility.

We don't share a path with next door but their path is slightly raised.

There’s something called permitted development which allows building without planning subject to a set of rules. Unfortunately your existing extension will scupper that plan.

Good luck everyone.
We're at the very early stages of planning. We have a large conservatory 4m x 6m that is over 15yrs that really needs replacing so we have decided to bite the bullet and go for a full width single storey rear extension 6m x 6m. This would be the new kitchen, diner, family room. Our current kitchen would be a utility and downstairs loo. I'm terrified of the costs especially since we are considering ufh throughout the ground floor.
As a complete newbie to renovation it feels like a massive undertaking but we are lucky to know lots of good tradespeople.

Hello all, I lurked on the last thread and I’ll lurk on this one too :).
We are currently planning a small-ish rear extension, and loft conversion with dormers both sides to create an upstairs lounge. We are waiting on PP (have had objections to upstairs lounge) and will then get detailed drawings so we can get more accurate quotes. Then we plan to work out best way to finance, which will likely put a top line on spending, so we may need to go back and forward with builder to change spec a little.

Maybe start this year but I’d say 2022 sounds more realistic?

LongIsland, that sounds like exactly what we're planning for later this year / early next. Very interested to see your plans. I got the MN seal of approval on mine, but still mentally tinkering with it as I'm not appointing an architect until the day we exchange contracts - hopefully imminently!

My main priority is to make sure that we have enough kitchen storage. I made the mistake of planning our last kitchen around the needs of toddlers, not realising that we'd have vastly different requirements in just a few years.

Housey, I'm planning an American style mini pantry in the corner of an Lshaped kitchen. I hate corner cupboards, they are such a pain to use but a pantry will fit all our dried foods and big appliances that aren't used often which frees up lots of cupboard space. I think we'll end up with lots of empty kitchen cupboards Blush.

Oh this could be handy! We want our conservatory removing and the existing brick built extension expanding in its place, the toilet and fuse box moved (needs a steel in), and a new flat roof with skylight over the top. Has been on the cards since last Autumn, but finding it a real struggle to even get quotes in. I don't want another winter of dark rooms and unusable conservatory...

I lurked on the 2020 thread whilst planning our 2 storey side extension. Since Christmas it has gone from DPC to tiles going on today. Windows should be done in a couple of weeks then it's time to make lots of decisions.

We started today! Builders here planning and investigating/making holes, ordering skips etc.

One thing we completely forgot was to call Thames water in advance to ask them to remove the water meter. It’s a min two week wait normally until they even call back....

It feels like it's taken forever to get to this point - we are doing a complete internal remodel and have moved out for the duration. So far things are going to plan, but I think my builders are a bit too relaxed about shortages of materials / lead times. What are people finding being the most delayed? @CaurnieBred @weasle how long are your sliders lead times?
They're fitting the steels for the sliders this week, so then we can crack on with ordering.
Just to be completely cliched, we're due to finish the same time I'm due baby no.2...it's so not going to work out on time is it?! 😂

Can anyone point me in the direction on some good threads on here/houzz about engineered/wood flooring in kitchens and quartz worktops?! Struggling not being able to get to showrooms and trying to make decisions based off tiny samples!

Have your builder call their suppliers and confirm lead times. If they have delays later on you can spit the dummy! If you have anywhere to store the extra material then you can always ask them to order early and stack it until needed. Some places will send out quartz samples, other places might sort some and leave for you to collect. Lots of research online. Flooring companies will send out free samples by the bucket (went through all this last year) Prob be best to move in after the baby comes in any event, you don’t need the double stress at the same time!!

Sounds like we really do need to crack on with ordering them as we're due to be back in in 12 weeks...
