Did anyone refuse your offer then come back to you?

I've made an offer on a property which they said they cant accept at the moment as they have others interested, fair enough.

I'm just wondering did anyone make an offer which was initally refused and then they got back in touch to accept and if so how much later did they get back to you?

Yes. A few years ago. We offered just under asking price and they went with someone who offered asking price which was 5k more.
About 4 weeks later the agent called to say the other buyer couldn’t get a mortgage in principle and did our offer still stand. We said we will offer but less as there’s now more on the market but asked for another viewing. Went to see it again and decided we could do better as the market had picked up. It was still on the market 7 months later.

Yes, about 6 weeks later when the people they had originally accepted an offer from were turned down for their mortgage at the last minute. That was about 7 years ago.

Yep. Owners of a property we liked this summer turned down our offer (which was in fact slightly higher than an offer they accepted after ours.) We were a bit miffed, but whatever.
Three weeks or so later their EA phoned and said it had 'unexpectedly' come back on the market.
Meanwhile we had found a house we liked better, so that was an easy conversation. It's still on the market, I believe.

Yes. Took a week. We offered 15k less due to work required and she was hesitant because nobody else had viewed it yet. But the estate agents managed to convince her as we were the most proceedably buyers they had. In the meantime we continued to view other properties with the same agent.

Yes. We made an offer which was rejected as someone made a higher offer.

The other offer was from someone in a long chain but we were chain free. After a month they came back to us and accepted our original offer - the other buyer's chain had fallen apart.

Yep 4 weeks and we had already started the process with someone else. They ended up selling for 10k less than we offered!

We had offered 205k and they refused to move from the unreasonable price of 216k. Sold for 195k after an additional 4 months

Yes we offered 30k under asking price, they rejected it. We loved the house but couldn't afford more. A month later they rang up and accepted it.

House was on for £430,000 with tonnes of work needed. We offered £400,000 and they declined. Just as we found another house, they came back and said we could have it for £390,000 but we had already started proceedings on other house. I regret not getting the first house, it was much bigger and would have cost less than the £40,000 we could have saved

Yes, I offered quite a bit under as it needed work. They counter-offered but I wasn’t desperately looking to move (actually lived in the neighbouring block of flats but wanted more space and a bigger balcony), wasn’t selling my own place as would be keeping and renting out so no time pressure etc, so just said my offer would remain on the table if they were interested and got on with my life. About seven months later the agent got back in touch and asked if it still stood and I said it did, because I’d offered what I thought was fair in the first place and don’t dick about.

But equally, I’ve also offered on places and had offer declined and never heard back. Most sales are ultimately successful and don’t fall through.

We bid on two houses in Scotland and lost out to a higher bids, both came back 6-8 weeks later asking us if we were still interested; we weren't. Our third bid was accepted and frankly it was also the nicest house in every way so the first two obviously weren't meant to be.

last year house we really liked on market for 120k we offered 112 as it needed some work and houses on same street gone for a lot less, turned down upped to 115k no response 2 weeks later, then this house came back on as other buyers mortgage fell through viewed this one liked bought at asking of 108k and 8 weeks later estate agent phoned and asked if we were still interested in first one 4 weeks from completion on this one and as cash buyers we had a time scale due to money becoming available so said no thanks its just sold this year but for a higher price than last year

Yes - I put in an offer as did a developer-type-landlord who offered more. Sellers said they wanted to sell to me as they’d rather sell to a real person/family etc but at the end of the day, money is money so they went with the developer. Anyway, he pulled out a month later so they offered it to me. I hadn’t found anything else in the meantime so I jumped at the chance.

Oh this is making me nervous. My house went on Thursday and by Friday I had an offer but estate agent told me to refuse it as she’s in a 5 person chain. I’ve had two more viewings sat and another seemed very keen (first time buyer)
Estate agent said 5 person chain is very risky atm but I’d be really upset if other offers don’t come through and I’ve lost the one I’ve refused. I asked him to be honest with her because I can’t stand all the secrecy in buying / selling houses. She offered practically asking price so she’ll be miffed if he doesn’t explain why.

I offered the full asking price but was turned down in favour of a first time buyer. A couple of hours later the agents called back saying they’d decided to accept my offer after all .

Yes they had decided not to sell, we said we'd leave offer on the table. A few days later they said they'd like to accept if they could find a place to buy.

Yes. We offered on three houses when moving areas. Both the first two rejected in favour of a higher offer from people in a much worse chain position. Needless to say, both chains collapsed and the estate agents came back to us but by then we were proceeding on the third house so had to pull out. I often think of house number 2.

We did as sellers. Refused an offer under asking as on the same day we got a full asking price offer. A couple of weeks later our buyers dropped out. We'd already found a property to buy so instead of going back on the market we went back to the first buyer who was still interested.

Sadly it was a tactic that lost us our dream house though as buyers, we put in two under asking price offers as it was over priced for the area and needed lots of work, we walked away but kept calling asking to be kept updated as there was little interest in the property. Then suddenly they accepted an offer from another buyer and didn't even come back to see if we wanted to put in a counter offer. So lesson learnt there Blush

Yes, because when we offered 5% off asking price they had only just gone on the market. Then a week or so later they found their dream house and needed our offer to be able to proceed.

We had a bidding war with another buyer for a flat in London. We went over the asking price by £2500 to £467500. The vendor went with a higher offer. We decided that we wouldn’t pay more. We found another flat to buy. On the day we completed on that, the agent for the first flat phoned and asked if we wanted it for the asking price. The vendor was now very keen to sell to us. Obviously we didn’t change our plans but we understood the buyers who out bid us couldn’t get a mortgage. We had a huge deposit and mortgage wasn’t an issue. It was around 8 weeks between offering and us being contacted again.

It seems people are so keen on a property they don’t think about whether they can afford it or not!

Yes, with a vengeance - a relative was selling an elderly relative’s house after they had to go into a care home.

Relative doing the selling lived a long way from the area and believed the agent’s valuation - which in hindsight was way too high.

He turned down several offers - not from greed, but because as acting Power of Attorney felt obliged to get the best price to go towards care home fees.

After more than a year, during which the price was lowered bit by bit, he accepted an offer from someone who’d offered quite a bit more 6 months previously - and been turned down.
