Please help. Epsom, Ewell relocation

I am trying to help my mother relocate from Fulham to one of the areas within easy reach of Kingston as can’t afford Kingston.

Looked at hundreds of properties- most of which are not user friendly for a lady in her 70s with severe arthritis.

Found 3 in Epsom/Ewell area

Stones Road, Tonstall toad and Holman Road.

Can anyone provide with some useful information about the area. Gone on to street check etc.

She loves Worcester Park but not been able to find a property which doesn’t need a major overhaul or has stairs she can use.

We have viewed properties in Worcester Park, Chessington as well . Missed out on a lovely property before Christmas but got into a terrible bidding war and the owner preferred to accept offer from a first time buyer rather than an old lady, no mortgage with less time on her hands to find a property plus who can’t use the stairs of 90% of properties we have viewed. Still feeling the pain.

Bungalow would be great - but I’ve checked whole of surrey. There are not that many. 0 in our price range with 3 bedrooms within easy driving distance.

We are under offer with buyers ready and active and need to complete before stamp duty holiday. Not a major problem for us - more so for our buyers.

We lived just around the corner from Stones Rd in Epsom until recently (Lintons Lane). Lots of bungalows on that road (as you've probably already gleaned from the internet) but being Epsom, it's been getting more and more popular with young families; lots of properties have been re-done quite nicely but there are still many "untouched" ones.

That side of Epsom in general is not an eye candy, with industrial estates tucked at the back, and predominantly office buildings on the East St that leads towards the Hight St; it's more of a "practical" side of town. I'd say that bundle of streets (Lintons Ln, Leih Rd, Victoria Place, Stones Rd, Middle Lane etc.) is a more affordable (by Epsom standards) "pocket", but it's not rough (at least in my personal experience). The architecture is a mish mash of smaller houses and bungalows. It's quite popular with commuters and first time buyers; some seniors too.

The road itself is fairly close to the town centre (10-15 min to the edge of High St, depending on your pace), but feels a bit tucked away from the main road.

Off street parking in central Epsom is a problem, but they've recently introduced a residents' permit scheme in that area and there's low traffic as it's a no through road.

There is a rail line nearby, servicing Waterloo, trains every 15min, so may be a bit noisy, especially towards the end of the road nearest to the line. Personally, it wouldn't put me off but I'm not very noise sensitive, and, as a plus, commuter links from Epsom are excellent (if that ever becomes relevant again).

There's a S'bury superstore just 10min walk from there. We used to treat it as our "corner shop", did all our grocery shop on foot, very rarely used a car (again, the situation is different and you might not want to go shopping in person nowadays, but hopefully that'll change one day). Plus Wickes and Screwfix are also a stone's throw away - very useful if you're into DIY Grin.

Ah, another one on the noise front - lots of local kids from Blenheim school use that road as a shortcut as there's a little footpath leading from the end of Stones Rd to the other side of the the rail line. So there used to be (how things have changed!) lots of chatter and the usual kerfuffle that flocks of kids make first thing in the morning and just after 3pm.

There's also some sort of a social housing unit (but very modest in size) at the very end of that road (on the right, as you look towards the rail line).

All in all, I'd say it's not a bad road, I'd consider it. If you're worried about the train noise and the dark footpath, look at the half of the road nearer to the Portland Place end.

I moved away quite a few years ago but still have family in Ewell and chessington so precovid used to visit quite often.

Does she really need three bedrooms if she is on her own? It makes it much harder looking for one level properties.

Have you considered a house that could have one bedroom downstairs and two upstairs with a downstairs bathroom??

So a large kitchen diner/family room and separate lounge? So searching for a 2 bed?

Yes - that’s what I had I mind. Most houses I have come across have been open plan or have two reception rooms but no downstairs loo. Or have steps down to kitchen up etc. It’s what I have been searching for but few and far between

Why does she want to be near Kingston? If it's for the hospital then she is in the wrong borough, Epsom has it's own hospital and is more served by St Helier. Does she need to be on the bus route to Kingston?

I live in Kingston. Yes - bus route really important as she doesn’t drive although she not very agile.

You are not going to find a 3 bed bungalow in budget in the area and will struggle to find a house with a downstairs bedroom and bathroom that doesn’t need some work.
Have you thought about a flat? This is a good size with lift access.
This is a really good location both for the hospital and transport links and is nearer you if you are in Kingston

I have family who live on the same estate and find the area fine.
It would give your mum a small downstairs bedroom and the bathroom is downstairs. Only slight draw back is no upstairs bathroom but you could always convert the small upstairs bed to a bathroom if you had any room left in the budget.

Would she consider looking at a two bed flat and asking visitors to use a sofa bed in the lounge or to stay somewhere else when they visit? That would open up the search massively and mean she could look in Kingston.

@Mermaid1971 is Stones Road option still on the cards for you? Just have a piece of intel from local residents' FB group that you may be interested in. But if not, it's not worth mentioning.

Honestly a 2 bed in Kingston may be a far better idea. Visitors can stay with you or book their own B&B or Travelodge.

People wanting to visit isn't your or yours Mums problem? If they really want to visit they will pay!

Bear in mind that Epsom is in Surrey & not a London Borough, so has different age related travel concessions.

True, it's in Oyster zone but annoyingly outside Zone 6 so not cheap.

I was thinking more that the TFL Freedom pass gives free travel on the bus, tube, tram & train whereas the Surrey pass is only for buses

Rightmove and Zoopla are great but maybe it's also worth registering with the local EAs directly? There may know of properties that could be for sale but are not advertised online for whatever reason. Cairds and the Personal Agent have a good coverage of Epsom-Ewell-Stoneleigh area.
