Are the hob and integral appliances normally within the sale price?

Small fitted kitchen, with integral (fitted in, behind doors) washing machine, small dishwasher and fridge freezer. And the hob is induction or halogen, I think.

The vendor has now added a significant price to these items in the sale questionnaire.

Is it usual to take these things with you? Is it usual to charge extra for them if you leave them?

I would definitely expect a fitted kitchen to be included in the sale price. The vendor asking for more money would make me wonder what else they're going to be difficult about.

From a similar thread before, if they took the hob - which I would assume to be part of the kitchen- they would need to make good the worktop, ie they can't just leave it with a hole.

I don't know about the other appliances.

Did you make a cheeky offer and they feel badly done to? Or are they just being arsy?

Sorry yes I meant the integral appliances too! I'd say they were part of the fitted kitchen. I used a rule of thumb that if it would damage the property, or leave an unsightly space then it needed to stay. I also said I'd leave the free standing fridge freezer as I think it's part of the kitchen too. It seems odd to quibble over a few hundred pounds of white goods when the total transaction is in the £100ks.

No I think that's wrong. I sold with an integrated oven/hob and dishwasher and included them in the price. The washing machine was freestanding and I took that.

I would go back to the estate agent.

And if they're asking a lot for them, call their bluff and say you don't want them. The ball ache of removing them (especially if the cooker is gas) will put them off.

Integrated items should definitely be included in the price. I wouldn't be very happy at their approach, very cheeky.

Then they're trying it on definitely. Or (from a more charitable viewpoint), could it be a long time since they sold a house? It used to be more usual to either take everything with you, or pay to keep things that we'd say now were included eg bathroom furniture (towel rails etc), light fittings

What do the details say? If 'space for washing machine' then not included. If 'fitted kitchen including induction hob' then included.

I'd expect hob, oven and dishwasher to stay. WM not as it won't actually be integrated, it just has a door in front of it and you could replace it with any other WM.

Just say you don't want them, but as another poster said they have to put the worktops to a usable state which will cost them money.

We had the exact same when paying so much for our home, they started to add in curtain rails, light fittings the range master oven and all sorts of weird stuff. So we just said take the lot not Interested.

We got the keys and they have left everything we'd said we didn't want!

I think it's just a kind of stress that happened when selling or buying, because the transaction is so large it's easy to get lost over the small stuff.

They have stated £2,400!

For hob, fridge freezer, small sized dishwasher and washing machine / tumble dryer (one machine). 3 years old.

The details just say 'modern kitchen'.

I'm not going to pay it, whatever happens. But was interested in what is normal, before I speak to the Estate Agent.

Even when integrated? Interesting.

They are moving into rental before buying somewhere much bigger, so I very much doubt they want them. But I guess they could try and maximise their money buy selling them independently.

Integrated appliances are normally included unless expressly told otherwise.

I would go back to estate agent to clarify.....if they are just being cheeky and trying it on I would amend your over asking price offer to be £2400 lower on the basis you expected the items included but if they aren't you fell the house is worth less......

I’d expect if it’s integral I’d expect it to stay and be already included in the purchase price - we’ve got an integrated dishwasher so I’d expect to leave that behind but our oven, fridge, washing machine etc is all free standing so I’d take that stuff with me.

As PPs have said, it’s one thing just leaving a space for a fridge etc but quite another gutting out an integrated kitchen which actually forces you to buy specialised rather than using stuff you’ve brought with you. If you wanted to beat them at your own game, you could lower your offer on the grounds that you’re going to be more out of pocket if you have to buy stuff to fit in. Bet they’d back down sharpish!

Thank you - you have given me what I need.

I am sure it is a right pain finding new appliances that fit an integrated kitchen but if I started from scratch I would get a washing machine without the tumble dryer bit. And I am sure it would be much cheaper and I would have the guarantees from new.

It won't be that hard to replace them once you get on ao.com or John Lewis. You'll probably get better quality ones that you can have fitted by them too if necessary. CFs.

Can you imagine them ripping everything out and selling it successfully, or even more bonkersly storing it in their new rental? Of course not.
