Are the hob and integral appliances normally within the sale price?

Small fitted kitchen, with integral (fitted in, behind doors) washing machine, small dishwasher and fridge freezer. And the hob is induction or halogen, I think.

The vendor has now added a significant price to these items in the sale questionnaire.

Is it usual to take these things with you? Is it usual to charge extra for them if you leave them?

Having purchased many properties over decades, I was always told to go with the following:

Estate agents details mean nothing when it comes to this.

Fixed means they cannot be charged for and have to stay. Items such as doors, fireplaces, radiators.

Fitted means they can be removed and therefore taken - as such, they can command a fee. Items such as wardrobe doors, shelves, blinds & curtains.

They are trying it on. You could buy new items for far.less than that and you would have your 12 months warranty. Tell them no you don't want them they must make good any holes on work surface. It is far more common to take out kitchens when you move in some other countries.

Washing machines and tumble dryers are standard sizes do not hard to replace and easy to find slimline dishwasher and jobs are generally standard sizes too.

Go.back to the estate agent and say that the price agreed includes the appliances. Also check the original listing.

The vendors are cheeky buggers. If the appliances are integrated then they are part of the kitchen.

I would go back and say that you are not willing to pay £2400 for things you thought were included.

Then I would reduce the price by £2400 and tell them to take the appliances whilst noting that you expect any damage to made good to the standard you saw when you first inspected the property including undamaged worktops.

Then I would sit back and see what they decided to do.

I would put money on them leaving the more difficult appliances (oven and stove top) behind. A fridge and washer/dryer will be easy to replace and you will be able to buy new appliances with a full warranty.

I did price up the items, and can get good, new, guaranteed ones for a lot less 😂

So I know I have a good backstop.

But my first step will be to argue that they are integrated and need to stay, in with the price.

They are leaving some other v nice fittings (blinds, shutters) that would be expensive to replace.

None of these are insurmountable except the hob whose removal will destroy the worktop. Even if they can extract it without chipping, they're going to leave a gaping hole.
They could keep everything but I'd walk away if they take the hob.
Our worktop cost £3K and it becomes useless with a huge hole in it.

I'm sure you are not supposed to remove fitted equipment so integrated appliances should stay and be part of the cost of the house, not sold separately. When I sold I took my freestanding dishwasher but left the built in fridge and oven/hob as obviously part of the kitchen.

Just adding to my comments.
I'd argue that they're leaving the house without a kitchen if they're ripping out the fitted appliances which will be tricky to replace without a mess.
You would therefore need to adjust your asking price accordingly to reflect not having a kitchen.
Don't rely on them leaving them for convenience. My vendor took everything they said they would: wall and ceiling lights (which they didn't make good), curtains, everything. They left awful immovable furniture they were supposed to bring.

I'd be fuming! We've just sold a house with a neff hide and slide oven and microwave (plus dishwasher/fridge et). I'd have loved to have taken my ovens!
