Kitchen a major downside?

Considering viewing this property with a view to submitting a possible offer. Its in the right area, close to parents & friends, near to a nature reserve & has the all essential parking which is an essential tick box! The area is sought after & this is currently the cheapest 2 bed there.
However...I've just spent 8k on a new damp course & kitchen in my current property (units to 3 walls of kitchen diner) & I just do not know if I could live with this kitchen layout. Is there any way it could be improved on that I'm missing?

Do you need the 2 bedrooms? If not I would put the kitchen on the ground floor.
If you do need the 2nd bedroom could you put a small breakfast bar to help divide the room a bit? Might encroach too much on the living space though?

Hi, my current property is a 2 bed mid terraced so I'd prefer not to downsize to a 1 bed as I'm used to the extra bit of space. That other property is nice but its not quite what I've got in mind. The area, Manvers, that I have in mind has a man made lake & RSPB bird reserve all within walking distance. I suppose its buying a certain way of life. I have done a drive by viewing of this property & the location is at the back of the development which would ideal for my 2 cats. Its just whether I can live with or improve on the existing kitchen to possibly incorporate more units?

I think with a smaller sofa (probably just a 2 seater) and a single tub chair you could make the lounge area much smaller, then I'd put in 2 cupboards to create a l shape and a narrow breakfast bar with 2 stools to create a dining area and to divide the space. Depends how much living space you need. Alternatively extend the kitchen area and put in a proper dining table and possibly a small sofa and make the ground floor bedroom a lounge with a sofa bed for guests

I think you could convert downstairs to lounge and open plan kitchen by putting units around walls where shower room is. Or just partition across back where doors are for small 2nd bedroom/office and kitchen at rear. Are there any windows at the back? Are there views that make having living room on 1st floor desirable?

I have looked at that as it is in the right area but I can't wrap my head round going from going from a 2 bed terrace to a maisonette as the property has good proportions for the size. I think I need to view the one I'm considering to get a proper look of what could be done or discount it as an option.

I have considered this but I've just spent all my savings on the work I've had done to my current property in order to get the best possible price when it goes to market. I think I need to establish whether I could fit in any extra units in the kitchen. My sofa is a large L shape which I love. I don't mind the layout of the property at all, its just whether I can cope with what appears to be a very limited kitchen. I suspect this is putting prospective buyers off as its been on the market for a few months.

Tbh I wouldn't want to lose the 2nd bedroom. I'm just going to have to arrange a viewing & see if it's as bad a kitchen layout as I think, re lack of units & make a decision as to whether its a deal breaker. In every other respect its ideal but its whether its a compromise I can make.

It’s not just lack of units, it’s lack of workspace and lack of dining area. I think it would be too big a compromise in comparison to your current kitchen if you do any proper cooking.

I think you’ll find that spending as much as you have done on your kitchen may make your house more sellable, but you wont necessarily get that money back when you do sell.

It depends on how many people are in your household really. Would you need indoor litter trays for instance for your cats? Where would they go? Where would you eat?

Looking at others, that looks like the original kitchen. I think you'd need to visit to get a feel for the space. Some show a dining table and a sofa so there may be scope to make it u-shaped?

I will most definitely get the money back i have invested, if I hadn't had the work done then my current property would be marketed as in need of renovation so its a worthwhile investment. There's an abundance of 2 bed terraces in my current area & an up to date kitchen etc really does make all the difference as to prices achieved. The house next door was renovated a couple of years back & is kn the market for the price I think mine should achieve, which would leave me with roughly 48k as a deposit for my next property.

Apologies I wasn't sure how to copy the actual link but the pics of the property when it was on sale before are very helpful. The litter trays would probably be on the ground & first floor for the cats.

That kitchen is terrible. I couldn’t live with it, I’d rather buy a flat with a decent-ish kitchen. There is zero workspace, how would you cook?! You could possibly add an island but would cost a bit..

Yeah the kitchens definitely the deal breaker in this case. I will walk away if I don't feel as though its workable or can be improved on.
