Is Dalton in Rotherham a good place

Hi everyone, I am looking to buy a new build in Dalton in Rotherham

What do people think. Is it a good place?

Any ideas of good places that I can afford 2 to 3 bed, within 15 miles of Sheffield city centre

How about Penistone? You could get a nice 2 bed with your budget! I live in Sheffield too I did live in Penistone for a while I miss it!

Have you looked South/West of Barnsley? I have a friend who lives in Wentworth and works in central Sheffield (I think her journey takes 30 mins or so). It's a lovely little village although probably over your price range, but there's also Wombell, Elsecar, Hoyland and other villages round there too. It's part of Barnsley which isn't a bad little town, and has lots of amenities.

I was asking about Dalton because of the new builds there being built by Gleesons

Your welcome. Seriously i would avoid Rotherham (sorry Rotherham dwellers). Have you looked at broom hill in shef? might be a bit out of your price range but worth a look that side of town.

Hoyland, birdwell, high green, ecclesfield, deepcar, malin bridge all commuting distance to sheffield town centre and nice areas for money

Full disclosure I am from Rotherham! Contrary to popular belief it isn't all bad! However there are nicer bits than Dalton Although in fairness it may have improved since I was last there 🤷🏻‍♀️

Thanks @tierthreetwoone. I have looked up houses in areas you suggested. Some above my range. And some like Holland are within my range

@mountains76, broom hill is above my range, unless flats. Looks good though. I wish I was rich. Haha

For £140 you can do better in Rotherham! Dalton is better than it used to be but try Bramley! Or Herringthorpe.

Within 15 miles is enormous - look at Wickersley, Anston, Dronfield

If you go just up the road into Wickersley, it’s lovely. Also Bramley, Brecks, and Whiston which are all decent.

Rotherham is not ‘a bit rough’ everywhere, like all places there are nice bits and less nice bits. Dalton falls somewhere between the two.

Prior to escaping the UK I lived in Sheffield and NE Derbyshire all my life. I also worked for a Housing Association around Rotherham/Barnsley and there are some great people there and the property values can be a fraction of the South West of the city.

And there lies the problem, more upmarket, better schools, gentrified, huge green areas (I believe 25%of the city is in the Peak District National Park); versus size of property, size of garden and overall aesthetics.

I skipped ever owning a semi, however if I had my time again I’d take a serious look at the neighbours before buying. In my view and experience they can make or break your dream home.

I lived in Rotherham for a few years. It's is a bit grim. Bramley is a quite nice area though abd Whiston as previously mentioned.

Despite popular belief of Rotherham being a bit "ruff" there are some lovely little villages in the borough, I would just avoid the centre and Parkgate area. Bramley/Wickersley/Whiston area are all lovely with good amentities

Hi . Dalton is a bit rough. Its where the tv news crew goes to interview someone when they want a really rough person with a hairnet on hanging their washing out in the front yard.
Birdwell has been suggested by someone and I can confirm it is a nice place. The school is "outstanding" too. there is a really nice 3 bed semi on Hay Green Lane at £130k at present.

Dalton is rough and fairly run down, though some of the newer estates are OK, depends if you have dcs that need schools etc.

Have a look at areas around the Manvers estate, technically comes under wath upon dearne but its a completely seperate bit. There is a lake behind the estate, access to the transpenine trails, a retail park a mile or so away. Other areas that are nicer than Dalton in Rotherham are Wickersley and Brecks, some of Bramley, Thorpe Hesley Village is nice.

Then Barnsley/Rotherham outskirts you have Wombwell, Darfield, Elsecar. All ex mining communities but villagey and semi rural.

Areas to avoid in Rotherham I would say are Dalton, East Herrigthorpe, Eastwood, Ferham and Kimberworth, Blackburn. Not to say they are terrible but unless you grow up there, may take a bit of getting used to.

Manvers and Wath won't be close enough to Sheffield.
Thorpe Hesley which someone else mentioned, is lovely. I looked round the school for a job and thought I'd like to send my children there (the children were hypothetical at the time).
You could look at the Waverley estate if you like new builds.

I just wish to update everyone and see if any advice will be given to me

I went and saw the house. It’s a new build. Suitable for my needs

I was told that because I am over 40, I am not allowed to buy the house as it is on the Affordable Housing Scheme

I was really disappointed.

Does anyone know about affordable housing scheme in Rotherham. Is it true that over 40s are disqualified

It felt like age discrimination to me honestly

It must be a particular stipulation on that site. It wont be across Rotherham. Dalton is a dump so I'd stay clear anyway.
