House not selling

So fed up, our house just isnt selling.

3 on our road, 2 others have sold mine hasnt. Mine is the middle priced but got the newest windows, doors, bathroom, drive (you can tell from photos) I think the others sold as one is an end house and one was 12k cheaper than mine, but needs the above doing, I get tho that money talks.

I just feel so fed up than mine isnt selling. I've had 2 viewings since it went up, early Oct and both have lovely feedback but actually weren't in a position to buy.

Ive posted it on here and got good feedback but why is it not selling. It's been reduced and its defintely priced right.

We reduced it on friday and still nothing.

What else can I ask agent to do? Should I sack them off? Please help.

Is it on Rightmove? Have you asked the agents what they're doing to drum up interest? Were the other houses on your road with different agents? I would suggest if you've only had 2 viewings and its priced right is there something else that you don't think is an issue but others might? If I were viewing 2 properties on one road, and a third was up for sale, I'd go and view that one too unless there was something that really put me off. Could it be neighbours / view / position on the road ??

@Africa2go that's exactly what my and my neighbour said, surely people will view all of them but between us we have had 7 viewings and only 1 person viewed 2 (mine and the cheapest house, they didnt offer on either as couldn't get a mort)

The others have only viewed 1 out of 3.

1 could be as it's an end terrace so bigger garden and then the cheapest of the 3 which leaves mine. Just gutted and wondering if we are ever going to sell.

I've previously put a link on and it got mostly good comments and the feedback was silly comments like I dont like that wallpaper in the bedroom! 🙈

Is there an issue with the area, a noisy road maybe?
In which case, all you can do is wait. Possibly in January there will be more urgency fron buyers (or if their ongoing purchase fell through) to buy before the stamp duty deadline, so people might compromise more.

I think if you only reduced on Friday give it a bit more time, its not even a week. Maybe if its not sold by Christmas at that price change agents.

How long have you had the current agents? If the same ones since the start of Oct then give notice and swap. Our house took a year to sell so two months is nothing.

Bit of a quirky house so a bit marmite. Fingers crossed.

@Housenotselling I think you need to give it some time, the market has gone a bit quiet. Perhaps Jan will be better..

I had exactly the same problem recently.
We put our house on the market in Feb, just before first lockdown and had lots of viewings. Then the weekend that restrictions lifted, had an offer that was higher than we’d been expecting, all good. Then the buyer couldn’t get a mortgage.
It went back on the market in June and had absolutely loads of viewings.
Neighbours house went on for 10k more than ours, with same agent, and sold within 2 weeks (but they were in a better location on the street).
We then reduced ours by £40k, loads more viewings, still no offers.
Then direct next door neighbour also puts theirs on with our agent, at £60k MORE than ours - and sells for asking price within 2 weeks!!
To say I was upset is a bit of an understatement! I’ve now taken mine off the market, as I know I’m going to have to bite the bullet and make a few changes to it before putting it on again, maybe next year.

@tigerbear oh no that is really awful, I cant believe how people cant see potential of houses and that someone paid 60k more, so sorry to hear that. I hope you have more luck when you next try. It's such a stressful time isnt it!

its the price, it's nearly always the price. lower your price and eventually it will shift. why not lower it to the lower of the two which sold?

@mountains76 because that would mean more than 30k less than it was valued at. The cheapest doesnt have a loft conversion and mine does, and the other has sold for 7k more than mine is actually up for now it's been reduced. Mine has brand new windows and doors throughout. A brand new bathroom etc. I honestly dont think its the price.

30k less then it was valued at by who? an estate agent?

Valuations are subjective, it's the market which is the ultimate arbiter of price.

Yes by 2 estate agents and like I say one fsold for 7k more than the price mine is at now only this week.

Unfortunately EAs are not experts when it comes to valuations. Ask them what they think a house will sell for and you will probably get a different figure than the one they've valued it at if they know the market locally.

-the fact that people are thinking of Christmas and the New Year not thinking about buying a house which would mean selling their current house. No one wants to put their house on the market over the holiday season.
-It’s too late to start the buying process and close in time to get the stamp duty holiday, so anyone starting now will have that extra cost.
-In addition, Brexit becomes official in Jan 2021 and there is a lot of uncertainty as the U.K. and EU still have not concluded an agreement.
-several major banks have recently raised the minimum deposit % required to get a mortgage.
-Covid has resulted in millions losing their jobs, so fewer people are in a position to buy and this will only get worse in March 2021 when the furlough scheme ends.

All these add up to not many buyers currently looking for a house. If you’re not selling out of financial need, I’d take your house off the market and then try again next spring/summer.

It's not possible to say without seeing the property. We have bought and sold many times. My absolute favourite home that had everything going for it just wouldn't sell. In general people look at photos on internet first. Then they drive past - how it looks from the outside is so important . Then they book a viewing. By then, most niggles don't put viewers off except if there's a bad smell. Not saying yours does, but could be worth a check.

You can't compare to an end terrace, these are worth more. People buying the cheaper one makes sense as they may prefer to modernise to their own taste and as you say money talks.

If you're not needing to sell I'd take it off the market for as long as it takes to be presented as a fresh property on rightmove.

Several good points raised here, not least the stamp duty cutoff, xmas, and brexit.

I think a lot of people can’t see potential or savings, like the windows already being done and the drive. Yet if they bought a house without it it would probably cost more than 12k, people just can’t see it though

But any valuation is at best an educated guess, based on what similar houses have sold for in the past, and the estate agent's experience.

A house is only ever worth what someone is prepared to pay for it. And if nobody's prepared to pay the price, it's too high. Whatever the valuer has guessed at.
