House not selling

So fed up, our house just isnt selling.

3 on our road, 2 others have sold mine hasnt. Mine is the middle priced but got the newest windows, doors, bathroom, drive (you can tell from photos) I think the others sold as one is an end house and one was 12k cheaper than mine, but needs the above doing, I get tho that money talks.

I just feel so fed up than mine isnt selling. I've had 2 viewings since it went up, early Oct and both have lovely feedback but actually weren't in a position to buy.

Ive posted it on here and got good feedback but why is it not selling. It's been reduced and its defintely priced right.

We reduced it on friday and still nothing.

What else can I ask agent to do? Should I sack them off? Please help.

It amazes me how little people know about selling houses!

OP, the valuations are generally way off so stop comparing to those.

Windows etc are not always going to be seen by a seller. I don't think I've ever looked at windows when buying.

Just because something cost a lot and means something to do, it doesn't mean it does to others

A house is only worth what someone will pay.

It depends whether people like the improvements. Windows that people put in are often not the spec I would choose or want e.g. not enough opening sections, plastic instead of wood, dark wood colour or the window openings have been changed etc. the loft has taken away a useful small bedroom or made the house top heavy. A shiny bathroom/kitchen with coloured lights and grey tiles when I would like a simple country style etc. New doors that look too developerish rather than the original period ones. No bannister nd rails. the garden concreted over. Any of these things would mean if I liked the road I would want to pay less for an undeveloped property or might have the one that had been "done" if I could get it cheap enough to rip out the improvements but would have qualms as it is a waste of resources.

I'm sorry your house is not selling and understand it can be stressful and frustrating.

I agree with other poster's comments. It is likely to come down to the price if you are not even getting viewings. As a buyer, I would also prefer a cheaper house with dated, kitchen, bathroom, etc as I then have the option to update to my taste rather than pay more and feel bad about wanting to get rid of a new bathroom or whatever. These things may feel important to you but less so to the potential buyer. We are now in a really uncertain time economically and politically as a previous poster has detailed, any potential buyer is unlikely to be able to take advantage of the stamp duty holiday which has spurred a lot on between June and October.
You could definitely review your photos, consider changing agent (if contract allows) but you may just need to reduce the price or take it off and reconsider next year. The situation may be more certain then but equally prices may have taken a hit depending on policy, etc in the interim.

Yes by 2 estate agents and like I say one fsold for 7k more than the price mine is at now only this week.

Did it actually sell for that price? As opposed to asking price?

Can you get another agent onboard and ask your existing agent to keep the commission the same. A bit of healthy competition between the two agents to see who can sell first?

How is the market generally where you are?

Houses seem to be selling like wildfire here, flats are dead in the water, so staying on the market around here generally means there’s either something wrong with it; or it’s overpriced. Looking at the general market where you are might show whether it is the price (maybe people not seeing the added value, as others have said?) or if the market is slowing down for Christmas/Brexit/Covid.

@HopeAndDriftWood it's really hit and miss here at the moment. It's slowed massively but some things are still selling within a week, others sticking around for much longer and no rhyme or reason to it either!

Things selling near me are the ones priced to sell. Lots of sales actually fell through when more came onto the market cheaper then others.
