Three other houses for sale on my street! Should I hold off listing mine?

I live on a street with around 100 houses. I’m considering listing mine very soon but noticed that a couple of “for sale” boards have sprung up in the last week. I’ve just done a search online and it turns out there are three other houses up for sale on my road, all extremely similar (and one probably a bit smarter!) to mine! Would you list your house in this situation or wait until the current ones that are on the market have sold? Confused

I would list it now, only one person can buy the best of the lot so if the market is buoyant enough people will be looking for the next closest thing.

Thanks! So you wouldn’t see it as a disadvantage? I’m just curious as to what the pros and cons are really!

At least I now know what my house is worth.

Why though? I’m worried they might think there’s something wrong with the road because there are suddenly several houses for sale all at once (there genuinely isn’t anything wrong, it’s a really nice street!)

Several on our road went up soon after stamp duty freeze was announced (including ours) and all sold pretty quickly and near to asking price (as far as I am aware). Three or four of us went with same estate agent as they had a group of potential buyers interested after the first house went on the market - worked out quite well.

There have been a few at once on my small avenue and I've never considered that there's something wrong. Take it as an opportunity to smarten yours up or list slightly lower than the smarter one and go for it, if it doesn't sell then you've not lost anything.

If your house is smaller then definitely list because you may get people who want to move but can’t afford the other two. That’s what happened to me at my old house - really tiny 3 bed but walking distance to 3 excellent schools. I listed mine for approx 15-20k less than the other two. Mine is the only one that sold so far!

When we went on there were several in our street up, all different and different prices but don't think it adversely affected things. I think sometimes EA add viewers on who are more interested in another one than yours but still gets them round.

If the others look better you'll need to underprice them but as long as correctly priced shouldn't be an issue.

List now!! Stamp duty holiday ends in March, people will want to buy by then so need to be in the process by January. It’ll become near impossible to sell a house come feb.

We're looking to buy and have avoided looking at a couple of houses that have all cropped up on the same road because we think there's a reason everyone is suddenly flocking to move after lockdown (noisy neighbours), but that's just my personal opinion I don't represent the entire market!

Actually I’m pleasantly surprised by how much (estate agents think) my property is worth - the other properties that are listed are almost identical to mine and are on at £25k more than I’d have expected to list mine at.

It’ll become near impossible to sell a house come feb.

Personally I don’t agree with this - there are clearly people out there who are keen to move now, when you look at how quickly properties are shifting at the moment. That demand isn’t suddenly going to disappear in a few months time! I do think though that sellers will need to price their properties a bit lower by then to account for the fact that the stamp duty holiday has ended.

My street is really quiet and I have lovely neighbours. So whilst I can see why you would think that, it’s not always the case! Smile

There’s always houses for sale on our estate and there is no untoward reason behind this. Take other people’s advise and get it up for sale!

I live in a house converted into 5 flats, at one point 4 of them were for sale at the same time, everyone was selling for different reason and it was a complete coincidence. It didn't seem to make a difference, the 3 nice ones sold and the awful overpriced one hasn't

I don't think this is unusual, particularly on streets which have a high turn over, eg lots of small properties that couples move on from around the time they have children.

It wouldn't bother me, especially if they are all in reasonable clean and tidy condition (ie, don't have to be perfect, but cared about their homes)

The funny thing is, we’ve not had any properties come up for sale for at least two years. Then suddenly... boom!

List now. There are 24 houses in my road and houses don't come up for sale very often (several of my neighbours have been here since the early 70s). When we were house hunting there were 3 for sale, it didn't make us suspicious as they all had very different reasons for selling. We viewed them all and chose the one we liked the best.

My hesitation is because I feel I’m less likely to sell for a good price when buyers are spoilt for choice!

I sometimes notice this and generally think someone has put their house up, neighbours realise their house is worth more than they thought and follow suit. It wouldn't put me off although I would question the EA, do some extra research.

7 houses sold on my street this year. One neighbour is talking about selling but I don't think he will until next year. Just last year we were the only new people on the street for 15 years, according to my NDN.

When we were viewing houses to buy in the same area we didn't think "oooh 15 houses to choose from on this estate! Let's make cheeky offers to them all." We thought "this house is too small, this one has been decorated recently, this one is over priced, this one stinks of cigarettes... And this house is perfect!"

I think you're overthinking this. If you want to sell or need to move, just bloody list it!

How does this even make sense is your property is listed at 25k below the others? Surely anyone keen to buy on your street will want your home

Unless the other properties are really close to each other within those 100 houses or you all put it up within a week or so of each other, I probably wouldn't notice and would consider each on their own merits.

That did happen at one viewing with 5 or so houses close together with signs up. I did wonder for a moment if there was an issue or something, but right now the market is weird in many places. I'd do it now if you want to.

Because you yourself said you were happy with the valuation of your property despite it being 25k less than those on the market... so which is it? You're either happy with the valuation or not.
